About the home

This spacious holiday home has been designed with families in mind with 3 double bedrooms (the beds can be doubles or twins) and a snug with a further luxury double bed that folds down.

It has two bathrooms, four toilets, a utility area and a separate children's play area kitted out with toys and their own TV and DVD Player. It also has a patio with dining furniture and a small back garden with a field at the back so there is plenty of space for the children to play. Parking is located just outside the house.

It has been fully renovated ready for summer 2008 and will not disappoint. Beautifully furnished with comfort and practicality in mind, the whole family will enjoy staying here. With space for one big family , two families or eight adults to stay, you will be comfortable whatever your circumstances.

Haus Luisa comes complete with a fully integrated kitchen, flat screen TV, DVD Player and CD Player for you to enjoy. With the highest quality throughout everything has been created for your comfort and enjoyment.

All single beds are specially made beds that can be either clipped together to make a perfect double bed or can be left separate to be singles. All mattresses are of the highest standard.

The third bedroom is a large room (4m long) located in the attic space. It can comfortably accommodate adults in twin beds but guests should be aware one side of the room has limited height.

The double bed is a foldaway bed located in the snug (away from everyone) of the living room. It is of the highest standard and has a high quality mattress.

There is a large storage room downstairs ideal for boots/ski's/suitcases etc.

Further details outdoors:
There are stunning views from the patio overlooking the beautiful valley of Zell am See, Kaprun Castle and the Kitzsteinhorn Glacier. It has furniture accomodating 8 people, with a small garden ideal for BBQ's. To the front is a further seating area with ample space for ski's, bikes etc.

Further details

The property has a huge amount of space (103m2 inside) with a basement and two further floors. It does therefore have a number of steps which unfortunately makes it unsuitable for elderly, infirm or wheelchair users.

Need more space? Our next door neighbour has a similar property and we may be able to accommodate up to 16 people.

Conditions

25% deposit required immediately upon booking. Remainder required 8 weeks before departure. All guests must be listed on booking form including children.

“Great House, great location” Lovely House in Kaprun, well equipped, easy access to Kaprun slopes and to buses to the Glacier and to Zell am See, even easier with a car. Our second time at Haus Luisa and we will be back.

“Haus Luisa was perfect. I real home from home !” From the moment I arrived I could tell this place was going to be stress free. No faffing with keys. The electronic lock made life so much easier especially if, like me, you're prone to losing keys! The entrance hall is great for Ski storage which then opens into the well appointed kitchen. Dining is accommodated around a traditional Austrian table. Everything about Haus Luisa is new, clean and uncluttered. The bathrooms are delightful and toilets plentiful. The 2nd bathroom is found in the basement, a large modern bathroom with corner shower as well as a large bath. Perfect for a long soak after a day on the hill! A children's room is also in the lower section of the house. There are ipod docking alarm clocks in every room and wifi is also available for those facebook addicts or those in need of the latest weather forecast. The lounge is very comfortable with a large seating area with TV and tucked away around the corner is an ingenious pull down double bed. In total there is lots of space for 8 people. Kaprun itself is delightful. Haus Luisa is well position for the ski bus (50 yards away ) or for the short walk into the town centre in the evening. Kaprun is perfect for families but equally great for those who want to party into the early hours in Zell am See, although this will require a taxi ride home. We also visited the new Spa complex which is absolutely amazing, especially if you fancy a sauna after a hard days skiing. There are loads of great restaurants in Kaprun, Hilberger's was great for a treat and Paletti for a cheaper pizza (also free wifi). With regards to Skiing, Kaprun offers the best of everything. The Kitzsteinhorn provides guaranteed year round snow. The Maiskogel is perfect for getting the ski legs back into shape and exploring with the kids (Nice restaurant just off the top chairlift called the Golckerblick). Finally, Schuttdorf provides access into the Zell am See lift network. Those more adventurous in a car (or even bus) can pop to Saalbach or Kitzbuhel very easily.

Bullingham family August 2008: 'We were thrilled with the accommodation at Haus Luisa. It is very spacious, ideal for two families or 8 adults and is fitted out to a high standard. It has all the facilities that a family would need and our children loved having their own playroom to play in/watch TV. The house is in an ideal location in a quiet street within short walking distance to the centre of Kaprun and its restaurants/bars/swimming pool etc. We thoroughly enjoyed our 2 week holiday and found lots to do in Kaprun and the surrounding areas.'
