Home description

Our apartment is nestled at one end of the beautiful and welcoming village of Kaprun. In a quite and serene location at the foot of the magnificent glacier covered 'Kitzsteinhorn' Mountain. It provides breathtaking views of alpine scenery from the living area, balcony, kitchen and bathroom - ideal for relaxing both the eyes and soul after a hard days skiing, shopping or just taking it easy!
It is hard to believe that just a few minutes walk along the road and you could be in the centre of the Village (5 mins walk), at the nursery slopes (only 300m away), at the foot of the 'Maiskogel' skiing area (10 minutes walk) or taken advantage of any number of restaurants, cafes or shopping opportunities.
This is not just a holiday apartment, it is our home from home, making the experiences that this region brings even more enjoyable, knowing at the end of the day you can relax in a spacious, clean, and comfortable and welcoming ‘home’.
It has a fully fitted kitchen, spacious lounge/dining room, with a balcony overlooking the mountains and other delightful alpine scenery. The double bedroom comes with fitted wardrobes and bedside cabinets. There is a separate sleeping area for the children, in the form of bunk beds and a comfortable double sofa bed if required.
If that weren't enough we can also provide you with the use of one of only 6 garages at the apartments. This can obviously be used for parking your car, bikes which may have hired or keeping your ski gear in (although there is a separate 'ski storage' area available in the block.

The Austrian Alps / Salzburgerland / Salzburgerland region

Kaprun is part of the Zell Am See/Kaprun Europa Sports Region of Austria. It is an area of outstanding beauty, with lakes, forests and mountains. The town of Kaprun sits at the foot of the impressive glacier mountain Kitzsteinhorn and offers one of the best views of the Austrian Alps and guaranteed snow for skiing/boarding.

Zell Am See, the neighbouring town, has a magificant crystal clear lake for swimming, fishing, boat rides and water sports.

Kaprun area

Kaprun is full of character and very tranditional and is often refered to as the 'ultimate Austrian village'. With over 25 restaurants and bars - clothes, sports and souvenir shops, Kaprun has something for everyone.

Kaprun also boasts an abundance of activities for both summer and winter holidays for all the family, including skiing; snowboarding; ice skating; snow rafting; ice climbing; mountaineering; paragliding; mountain biking; canyoning and river rafting, or simply walking and relaxing.

There are two 18 hole championship golf courses (par72) offering magnificent greens and beautiful fairways.

Other places of interest are the amazing dams, museums and local churches.

How to get there

Fly to Salzburg Airport, transfer time by car 1 hr 15 mins or take the local bus to Zell Am See for about £8 for a family ticket and a taxi to Karun.
Alternatively, fly to Munich Airport, Germany, transfer time by car 2 hrs 30 mins

The kitchen has all the utensils, crockery, cutlery and equipment you could ever need.
No expense has or will be spared maintaining our apartment. It has recently been completely re furnished and decorated, although we have kept a lot of the Austrian furniture, dining table, seating, etc. this we feel keeps that traditional Austrian character that we love so much.

Parking for residents/guest can become limited outside of the apartments in busy periods - this is not a problem though as we have a secure garage for our guests use.

Skiing all year round is possible on the Kitzsteinhorn mountain - just a short drive/bus ride to the impressive 'Glacier jets' gondola and cable car system will take you over 3000 meters above it all!!

Conditions

The apartment is a non smoking apartment; however smoking is permitted on the balcony.
If you wish to book a week or maybe more in our apartment it couldn't be simpler -
A small deposit will secure you the week(s) you desire - we will then send you information confirming your week and telling you a bit more about what Kaprun and the surrounding area has to offer - If you have any questions or queries at any time we are just a phone call or email away - then 8 weeks before you are due to go, we will send a reminder to you that the remainder of the payment is due. Soon after payment is received the apartment keys will be sent out to you - all we ask you to do is send them back promptly to us on your return.
Driving to our apartment from any of the major airports (Salzburg, Munich, etc.) is simple and takes just a few hours at most - if you let us know where you are flying into we will even send you the directions when we mail you the keys.
The only other thing we ask for is a security deposit, held against any damages, loss of keys, etc. - this is in the form of a cheque (which will not be cashed provided everything is in order) and will be posted back to you on return of the keys.

The quoted price (or deal price) is all you have to pay to us to hire the apartment - this will cover all costs of electricity, gas, water and tourist tax, etc.

All we ask is that you provide us with a 'security deposit cheque' which will not be cashed but held until your return in case of major damage / breakages or loss of keys.

PLEASE NOTE - that on arrival you will need to pay our 'House manager' direct for the hire of bed linen, towels and end of stay cleaning. this way we can keep our prices as low as possible and pass the savings onto you. This is the only additional cost at a flat rate of 50 Euros plus 10 Euros per person (unfortunatley we have no control over this cost so cannot offer further discount on this payment)
