This Penthouse is the largest on the Luxury Complex of Santa Barbara and is situated on the second floor (there are lifts or stairs) and opens out on to a large private furnished terrace with Planters, BBQ and Food Preparation Area - there is lots of space for eating "Al Fresco" with views of the beautiful 12 x 6 communal swimming pool beneath you - what a view while eating "Al Fresco". This Penthouse is one of, if not the best location on the complex. The Penthouse is light and spacious with doors leading from the lounge straight on to the terrace - lots of space to enjoy the sunshine
There are many tavernas, restaurants and bars within walking distance, but far enough to allow you to get a good night's sleep. The beautiful Fireman's Cove is also within walking distance. Agia Tirada, Fig Tree Bay, Cape Grecko are a few minutes’ drive. This Penthouse has everything on its doorstep for a quiet relaxing holiday for the whole family - or a short walk will take you to all the night-life.

The Famagusta District
This region of Cyprus enjoys an estimated 345 days of sunshine a year and is ideal for a holiday throughout the year.
The best beaches on the island can be found in this region - Cape Grecko, Nissi Beach, Fig Tree Bay and many more - many have been awarded the 'Blue Flag' which means they are great for families with small children as the beaches are fine white sand which gently shelves into the crystal clean waters of the Mediterranean.
The sea is excellent for snorkelling and scuba diving and there are all kinds of water sports - some quite tame and others quite adventurous!!
The Troodos mountains are a great place to visit in contrast to the beaches - here you will find pretty villages and the air temperature will be a little cooler - and of course in the Winter you can Ski
You can also spend some time in Nicosia with its shops, boutiques and places of interest or visit a church or two.
Kapparis area
The Penthouse is located in a quiet residential area in Kapparis, but still only a short walk away from everything.
You will find local Bakers offering fresh bread 24 hours a day, 7 days a week - there are also other everyday products available from the supermarkets.
There are many beautiful churches and a tiny church sits on the other local beach at Agia Triada.
There are Two Water Parks in the area, a Zoo and Aquatic Centre.
Places of interest include the Nature Reserve of Cape Grecko, the 'Famagusta' viewpoint, museums and monastries.
The resort towns of Protaras and Ayia Napa are a short car drive away, or by bus. Buses are cheap - approx. 1,20 Euros. Taxis are also readily available and affordable.
Fireman's Cove is 0.4km away or Agia Triada is 1km . They are beautiful sheltered coves with crystal clear water - almost turquoise!!
Kapparis has lots of tavernas, bars and restaurants and is along the coast from Pernera and Protaras which have even more night life.

Further details indoors: The décor in the villa is of natural colours throughout . There is Satellite TV (Flat Screen), DVD and a music centre for your entertainment. Open plan to the lounge is the fully equipped kitchen which includes a dishwasher, water cooler (can be refilled for about 1 Euro to save buying bottled water from water machines which are everywhere) there is also a Full Height Drinks Cooler. Air conditioning units are in all rooms. There is a King Size bedroom, a double bedrooms plus a twin Bedroom with a full size Sofa Bed in the lounge - comfortably sleeping 8 people. All Bedrooms have ample fitted wardrobes. There is a fully equipped shower room with shower, wash basin and toilet. This would make an ideal property for two families to share. The property is wheelchair friendly, but there are no rails in the Showeroom. A Cot and High Chair can be provided.
Further details outdoors: The terrace is beautifully furnished and has a wooden canopy which allows for an area of shade. There is a dining table and chairs to seat 8 plus an area with Rattan Sun Loungers to soak up the sunshine. There are Planters around and lots of space for children to play. Also on the Terrace is a BBQ plus a sink for food preparation and washing the dished (sorry - I know you are on holiday!!) - perfect for creating those great summer "Al Fresco" meals. There are views of the not too distant sea and also great views of the 12 x 6 swimming pool which lies beneath. This Penthouse was furnished with outdoor living in mind. There is also under cover parking should you hire a car.
Further details
To allow for flights coming into Cyprus everyday of the week, rental periods can start and end on any day - there is no set changeover day.
The prices quoted are for a week long let, however I can quote for an overnight stay, 10 days, etc. Please note the cost for an overnight stay is not the price stated per week divided by 7, if staying for 1 day or more the villa has to be cleaned and laundered. Just ask me for a quote.
Long Lets (over 3 weeks) are available - just ask for a quotation. In the winter it is normally cheaper to rent in Cyprus than to pay your electricity bill for heating at home!!
Normally the Penthouse is available from 15.00 on the day of your arrival and ends at 10.00 on the day of your departure, however wherever possible we will try to accommodate late and early arrivals and departures so that you get the most from your time in Cyprus. Changeover days are felxible.
Conditions
A deposit of £100 will be required to secure a reservation with the balance to be paid 6 weeks prior to the start of your holiday.
If the reservation is less than 6 weeks from the start of the holiday date, the full amount will be required,
Rentals of less than one week must be paid for on reservation.
Once full payment is received an Accommodation Voucher will be issued which you take with you to Cyprus in exchange for the keys. I have a Manager available to meet you at the Villa with the keys (24 hour service)
A Security Bond of £150 will be required, this should be paid at the same time as the deposit to secure the reservation - this Security Bond will be refunded within 7 days of your departure.

The rates include air conditioning, heating, linen, towels and a welcome pack plus a change of linen and towels after the first week if staying for 2 weeks and a change after the 2nd week if staying for 3 weeks.
If staying for a long let (3 weeks or more), linen and towel changes are not included in the prices, but laundry can be arranged separately and paid for locally in Euros
Payments from UK residents can be made into any UK bank.
International payments can be made via IBAN Transfer and paid in GBP Sterling
I can also be paid via PayPal using a Credit Card, but this will incur a 5% surcharge (which is what I will be charged by PayPal).
Please remember it is your responsibility to organise your own travel insurance to cover medical treatment while away.
NB: Cancellation charges
These charges are based on how many days before your booked departure we receive your cancellation notice. These charges are a percentage of the cost of your booking, but do not include Security Deposits* paid.
* If the Security Deposit of £150 has been paid – this is refunded in full – no matter how much notice is given for cancellation.
