The air-conditioned lobby leads into an elegant lounge/dining area, furnished with a large table and chairs, matching sofas and armchairs, all in modern 'wicker' style, equipped with a 32" satellite TV and DVD player. Facing the wide patio doors is a further, informal dining table and chairs. The luxury kitchen is separated by a granite-topped sideboard and is equipped with all modern conveniences including dishwasher, electric oven, ceramic hob, microwave, and a large American style fridge freezer.
The first bedroom is on the ground floor - a double with an en-suite shower room. Separate guest cloakroom.
Wide, marble stairs lead up to the first floor landing, with a separate utility room with washing machine. The master double bedroom has a dressing area and a luxurious en-suite bathroom with Jacuzzi bath and marble vanity unit. There are two further twin bedded rooms, one with an en-suite shower room and a single bedroom, plus a separate full bathroom. Three of the bedrooms have direct access to a long balcony, offering breathtaking views over the pool and lawn, to the clear blue water of the Bay in front and further panoramic sea views stretching as far as the eye can see.
All bedrooms, the lounge, dining area, and the lobby are air-conditioned, and there is also central heating throughout, so the property can be enjoyed in comfort all year round.

The Famagusta District
Situated between Cape Greco and the village of Paralimni this new, modern resort was once an area of scrubland on a narrow coastal plain with a long sandy beach and wave kissed coast complimented by the jagged cliffs. The surrounding villages are sprinkled with windmills and small churches.
Profitis Elias Chapel - On a solitary outcrop dotted with caves and dominating the area is this relatively isolated chapel built in carved reddish limestone. It was rebuilt in 1984 on the foundations of the old Church. Outside the church the trees are covered with handkerchiefs bearing prayers and messages.
Deryneia - As the nearest town to the now deserted settlement of Famagusta, Deryneia gives an insight into recent Cypriot history and is possibly best known for its view of the ghost town, which, once a major tourist resort, now lies empty. From the observatory on the top of the cultural centre visitors can look through a telescope across no man’s land to the closed city.
Kapparis area
The location and views are second to none and this outstanding villa is highly recommended. The increasingly popular Kapparis area stretches from the neighbouring town of Paralimni down towards the coast. With a shoreline of brilliant blue sea, small sheltered sandy bays and rugged cliffs, the best beach in the area is Firemans Bay, a golden sand cove so named because local firefighters can occasionally be seen training there in the early morning! The beach is a mere 300 metres from the villa and the centre of Kapparis village, where you will find a well stocked supermarket and a selection of restaurants, cafes and bars offering a good variety of low key entertainment, is within a few minutes walk. 5 kilometres along the coast is the busier resort of Protaras offering a wide range of friendly restaurants, cosy tavernas, bars and shopping opportunities to suit the whole family. The resort of Ayia Napa is approximately 15 minutes by car.

Further details outdoors: Outside a covered veranda is set with a wooden table, chairs and sunbeds, in front of the large and beautiful 'overflow' swimming pool, measuring 10m x 5m, with walk-in steps. For added convenience there is a poolside shower and built-in barbeque area. Lawned gardens interspersed with rockeries and Palm trees lead to a pathway to a small, natural, sandy bay directly in front (reached via a flight of steps). A couple of minutes stroll brings you to an organized beach with easy access, sunbeds and umbrellas etc.
