Brand new fully air-conditioned modern 2 bedroom apartment with balconies, fully furnished, in popular village of Kapparis. Situated on first floor with elevator available. Large communal pool with sun-loungers and pool-side showers. The apartment is located within easy walking distance to excellent restaurants, taverna's and bars on Kennedy Avenue, Kapparis. Just a 5 minute walk to many sandy beaches and coves, with various water-sport facilities, such as boat-hire, jet-ski and diving. The holiday resort of Protaras is 5 minutes drive away, with long sandy beaches and a variety of activities, including tennis, crazy-golf and diving schools. For nature-lovers, Cape Greco Nature reserve and Connos Bay are a short drive away. Ayia Napa is a 10 minute drive away and boasts a large number of attractions and night life.It also boasts Waterworld Cyprus, which is 70,000 square meters in size, and the largest waterpark in Cyprus, and currently the largest themed water-park in Europe.

The Famagusta District
The Famagusta District has a huge amount to offer holiday makers as it encompasses Kapparis, Paralimni, Protaras, Cape Greco (nature conservation area) and Ayia Napa to name just the most well known locations. Within this area there is more than enough to see and do to keep even the most active holiday makers busy for their whole time on this beautiful island.

Protaras is a lively family orientated resort benefiting from the best white sandy beaches on the island and Ayia Napa has a multitude of attractions from bars, nightclubs and restaurants to wonderful beaches, a water park and museums - enough to keep anyone occupied.
Kapparis area
Kapparis offers a great selection of bars, restaurants and shops and is ideally located just off the coast. A number of new shops including a bakery and a new cafe will be opening ahead of the 2008 season. Excellent traditional restaurants make for a perfect romantic candle-lit dinner evening, followed by a stroll along the moonlit beach.
The nearest beach to the apartment, Malama Bay , is an easy 5- minute walk away and if you follow the coastal path you'll discover a host of secluded bays and coves all with cyrystal clear water. The most well known beach in the area is Firemans Cove (see pictures in the gallery).
Kapparis is a quiet resort, yet has a great choice of restaurants and bars for those nights that you want to stay close to the apartment. The apartment is ideally located for those who want to escape and relax yet it is close enough to larger resorts to benefit from all that they have to offer should you want something more lively.
The long white sandy beaches at Protaras, including the famous Fig Tree Bay, are just 5 minutes away by car. In addition to the wonderful beaches Protaras is a popular resort offering a wide choice of restaurants and bars, and family entertainment options including mini-golf, a sea aquarium and the evening entertainment at the popular Eden Square.
Ayia Napa is situated just 10 minutes drive along the coast, and offers a wide range of options on a larger and more lively scale, including the famous Nissi Beach and Waterworld, one of the largest water parks in Europe. Ayia Napa is only a 15 minute direct drive/ taxi journey away from the apartment.
The town of Paralimni is just 2 kms away and offers a more traditional view of Cyprus with beautiful historic squares and churches, lovely bakeries, cafes and restaurants, and even a Marks and Spencer.
How to get there
Flights:
Heathrow to Larnaca on Cyprus Airways and BA. . Larnaca airport is 45 minute drive away from the Villa. There is another main airport in Cyprus, Pathos, which is 2 hours drive away. Airport transfer to apartment:
There are various car hire companies at the airport, so you could hire your car there, or in Kapparis once you get to the apartment. Detailed directions to the apartment will be given prior to departure.

Car Hire
The apartment is within walking distance to the restaurants, shops and beaches, so a hire-car is not essential, however, to be able to see the full beauty of Cyprus a car is recommended. Air-conditioning is strongly advised.

Further details indoors: Bedroom 1 has a queen-size double bed, fitted wardrobes, air-conditioning, and a balcony. Bedroom 2 has twin single beds, fitted wardrobes, air-conditioning, and a smaller balcony. The living room has a 3-seater leather sofa (which converts into a double sofa bed) , a leather armchair, coffee table, TV and DVD player, and a glass sliding door onto the larger balcony, which is great for al frecso dining and sun-downers.

The bathroom consists of a Bath/shower over, WC, handbasin with mirror and light over, large cupboard beneath.
The kitchen is fully equipped with Oven, hob, extractor, microwave, large fridge/freezer, washing machine, dish washer, kettle, toaster, iron.
Crisp white bed linen and towels are included. Property will be cleaned prior to arrival. Any mid-stay clean or linen and towel change can be arranged for a small additional charge.

Further details outdoors: A large communal pool with children's paddling area is in the centre of the complex, surrounded by landscaped gardens. The pool is cleaned every second day. Sun-loungers are available. Poolside shower and bathroom facilities are available.

At the hottest times of year electricity usage may be monitored to ensure that air conditioning is not left on whilst the villa is unoccupied or whilst external doors or windows are open. Excessive use may result in an additional charge at the owner's discretion.
