Home description

Villa Kapparis is a superior 3 bedroom, 3 bathroom villa with private pool and secluded garden. It is a well-furnished and luxuriously fitted-out private villa situated in the exclusive Blue Water Bay Village area of Kapparis, near Protaras. The villa is fully air conditioned, double glazed and equipped with Satellite TV and DVD/CD player. The high quality furnishings are complemented by the detailed finishing touches.

The spacious open-plan living area and dining room opens out onto a lovely terrace with outdoor dining area that overlooks the private swimming pool at the rear of the villa, which benefits from both pool and patio lighting. Outdoor dining furniture and a barbecue enable you to enjoy al fresco dining by the pool in the private garden. Alternatively, stroll the short distance up the road and you will find a wide selection of fine local restaurants, which are literally just a couple of minutes walk from the villa.

Located near a host of local beaches, including the lovely Fireman's Bay, Villa Kapparis is ideally placed for an activity-based or sightseeing holiday. Of course, you might just want to laze by the pool on one of the sun-loungers provided for the serious business of developing your holiday tan.

Family holidays can be expensive, so we've tried to help there too - by keeping our prices competitive. The Famagusta District

The Famagusta District includes the resorts of Paralimni, Protaras, Ayia Napa, Kapparis and Cape Greco. It boasts the finest beaches in Cyprus. Paralimni is the main town and administrative centre of the district (see "Kapparis area" below for more details).

Protaras is the main beach resort of Paralimni and is well-known for its white sandy sun-drenched beaches - the best in Cyprus. It is located in the lovely Fig Tree Bay and is blessed with crystal clear blue waters, endless secluded coves, numerous sandy beaches and picturesque traditional windmills. Watersports (including water-skiing and windsurfing) are available at Protaras. This family orientated resort offers great entertainment, including mini-golf, a sea aquarium and evening entertainment at the Eden Square.

Ayia Napa is a bustling town, teeming with shops and restaurants, and is home to Waterworld - the largest themed waterpark in Europe and a real must for all ages who enjoy the water. Other recommended trips are to Nissi Beach, to the old monastery in the square at Ayia Napa and to the local museums. The harbour there has some excellent fish restaurants. For those who like to dance the night away, Ayia Napa has great nightlife, with its lively bars and nightclubs.

Cape Greco has a large national park (including nature conservation area), with stunning views. The coastal path runs all the way to Cape Greco and offers an alternative to going by road. Cape Greco is also excellent for scuba diving. Other places worth a visit are the small church at Ayios Elias and the quaint fishing port of Potamos Liopetri.

Watersports are available on most beaches. Boat trips, boat hire, diving, horse riding and even bungee jumping are also available. For those who enjoy a good walk, go trekking in the Troodos Mountains, where you will find spectacular scenery and unspoilt villages.

Tours based around the local Cypriot crafts, historical sites and ruins are available. Coach trips operate to the largest markets in Larnaca.

Southern Cyprus is famous for its warm climate. It enjoys 340 days of sunshine a year, making it an all year round destination for holidaymakers. Cyprus has breath-taking scenery and is steeped in history, with many old churches and quaint places just waiting to be discovered, making it an ideal holiday destination for sightseers and sun-lovers, as well as for those looking for a more active holiday.


Kapparis area

The villa is located in Kapparis - a quiet residential neighbourhood of Protaras. Yet it offers a wide selection of shops, tavernas and restaurants, serving good food and offering a varied cuisine, including Greek, English, Italian, Chinese and Meze. "Tony's" restaurant offers local music and dancing. Children are always welcome at the local tavernas and restaurants. Kapparis is a quieter resort than Ayia Napa and may therefore be preferable for families and couples.

Fireman's Bay is just 300m from the villa. Also nearby is Malita Beach (700m). Ayia Triada, with its fishing harbour and small church, is only one kilometre away. Watersports and a diving school can be found at picturesque Malama Bay. Indeed, watersports are available on most beaches.

Walks or cycle rides along the coastal path are a great way of discovering quiet sandy coves and secluded bays. Alternatively, enjoy the slides at the water park, take a catamaran cruise along the coast or go scuba-diving or snorkelling in the crystal clear waters along this part of the south east Cyprus coast.

Nearby Protaras boasting its own white sandy beaches, including Fig Tree Bay, is only a 10 minute drive from the villa, while the bustling town of Ayia Napa is only 15 minutes away.

Paralimni, the main shopping town, is just 2 kilometres inland from the villa and offers a traditional view of Cyprus, with its historic squares and churches, bakeries, cafes and restaurants. Here you will see how the locals live and work. In Paralimni there aren't just shops, there's even an M&S shop !

The local Cypriot people are very friendly and helpful, and most speak English. As in the UK, they drive on the left hand side of the road.

Direct flights to Cyprus are available from various UK airports, including from a number of budget airlines operating between the UK and Cyprus.

Cyprus has two international airports. Larnaca airport is a 50 minute drive (65 kilometres) from the villa and the closer of the two airports. The other airport, at Paphos, is a two hour drive from the villa and therefore still very accessible.

Regular scheduled flights, direct from Heathrow to Larnaca airport are operated by British Airways (www.britishairways.com) and Cyprus Airways (www.cyprusairways.com). Monarch Airways (www.flymonarch.com) fly to Larnaca from Luton. First Choice and ThomsonFly fly to Larnaca. Numerous charter flights are also available.

Hiring a car is not essential, because the villa is within walking distance of the local beaches, shops, restaurants, car hire companies and bus routes. However, to help you enjoy all that Cyprus has to offer, we recommend that you do hire a car, one with air conditioning.

If you want to hire a car for only part of your holiday, there are numerous car hire companies based in Kapparis, Paralimni, Protaras and Pernena. Hiring a car for your holiday is not a problem, although booking in advance will save you time.

For guests not wanting to hire a car, taxis are available at the two airports.

Local buses also run regularly between Larnaca airport and Paralimni.

Clear directions are provided prior to your departure, so finding the villa is very easy.

Villa Kapparis is fitted out to a superior standard of finish and provides all you need for a great family holiday.

There is remote-controlled air conditioning / heating in every room and the villa is double glazed throughout, offering year round comfort. The Italian style fully fitted kitchen is equipped with hob, oven, microwave, fridge-freezer, kettle, toaster, iron, ironing board, washing machine, dish washer, a dining service (including crockery and cutlery) for 8 people and a full set of kitchen utensils. The dining area has a table that seats 8 people.

The lounge area has 3 sofas (seating a total of 8 people), coffee table and Satellite TV system that provides a variety of English speaking channels, including music, sports and news. Channels include MBC 2, 3, 4 and Action; BBC World News; CNN News and Euro News. The private pool and garden can be accessed via two sets of sliding patio doors off the lounge area.

Upstairs, the main bedroom (with queen size double bed) has its own en suite bathroom. Bedrooms 2 and 3 are twin-bedded rooms and have a balcony overlooking the swimming pool. Together with the family bathroom, they can also be found upstairs. Bedroom furniture includes cherrywood Italian wardrobes, dressing table and bedside cabinets. Clean bed linen is provided for all beds. The third bathroom, with its own walk-in shower, toilet and wash basin is located on the ground floor.

The decor and ambience in the villa is intended to be relaxing, matching the superior quality of the furnishings. Curtains with tie-backs adorn the lounge and the bedrooms. All rooms are fitted with window blinds. Pictures on the walls and vases help to give the villa a homely feel.

Further details outdoors:
The pool measures 8m by 4m. It is approximately 1.5m at the deep end and 1.1m at the shallow end, making it suitable for adults and children alike. The pool is private to the villa and so there is no lifeguard. Children should therefore never be left unsupervised when playing in or near the pool.

The garden is illuminated by both pool and patio lighting.

Garden furniture comprises a large outdoor table with 6 chairs and a barbecue for al fresco dining. 6 sun-loungers are provided on the swimming pool terrace.

The garden is fenced all round to ensure your privacy, and is planted out with herbaceous borders, making it attractive but not intrusive.

The villa is set in grounds of 317 square metres.

A key safe is provided at the villa, enabling you to start and finish your holiday at any time of the day or night.
Changeover day and time will be arranged to suit you.
A Welcome Basket can be provided for your arrival.
A "Meet & Greet" service (£15) enables you to find out about the shops, facilities and attractions available locally.
The villa will be cleaned prior to your arrival.
Bed linen is provided for all beds.
Bath and hand towels are provided for use inside the villa only.
Guests should bring their own towels for use round the pool and outside the villa grounds.
The swimming pool is available all year round.
Smoking is not permitted anywhere inside Villa Kapparis.
Sorry, no pets are allowed.
Electrical appliances are the same voltage as in the UK.
You will need to provide your own travel insurance.
Make sure you bring your driving licence if you are hiring a car.
Guests are responsible for their own safety and that of their children at all times.


Conditions

A 25% non-refundable deposit is payable when you book your holiday (unless you are booking within 6 weeks of the start of your holiday, when full payment is required). The balance is payable at least 6 weeks before the start of your holiday.

Additionally, a refundable deposit of £250, for damages, breakages or losses is required with all bookings. This deposit will be refunded, less the cost of any deductions for damages, breakages or losses, within 14 days of receiving your completed Guest Survey form.

Electricity usage may be monitored (especially in the Summer months) to ensure that air conditioning is not left on while the villa is unoccupied, or while external doors or windows are open. Excessive use may result in an additional charge at the owner's discretion.

The only guests allowed to stay in the villa during your holiday are those listed on the booking form. Any changes to this list of guests must be notified to the owner before the start of your holiday.
