About the home

A large spacious new villa with private swimming pool in superior position to allow for unobstructed magnificent views of Kalkan Bay, the surrounding mountains and Patara Beach. Watch the sun rise from the mountains and set over Patara Beach and survey activity in the town's quaint harbour from the poolside and in the evening sit out by the pool or on the roof terrace and enjoy the moonlight shimmering in the sea together with the colourful lights of Kalkan town.

On the ground floor is a Large open Kitchen/dining/living area with feature fireplace, together with a fully equipped modern Kitchen and air conditioning unit. Also a shower room with sink and WC. In the living area is a three seater settee which can be made into a large double bed. the whole villa is double glazed. A marble and wrought iron staircase leads to the first floor, there are three large double bedrooms, 2 with balconies over looking the mountains and bay (twin beds) and a master with double bed. Each bedroom has mosquito nets fitted to the windows and air conditioning units, there is another bathroom with bath, shower, toilet and sink. On the second floor is a twin bedroom with air conditioning and another bathroom with shower and toilet also on the landing is a fridge and sink for entertaining on the large panoramic roof terrace. All bedrooms have wonderful sea and mountain views.
There is a twice weekly maid cleaning service with linen and towel change. also daily pool cleaning.

At the back of the Villa is a pretty garden terrace overlooking the bay of Kalkan with private swimming pool, and terrace with ample space for sunbathing together with a lovely shady weeping willow tree. Good quality wooden sun loungers are provided. To the side, front and rear of the Villa are beautifully maintained garden areas with lemon and fruit trees, scented blue and white jasmine, wisteria, bourgainvillea trailing up to the first floor bedroom balconies, Kalkan flowers, palm trees, willow tree, oleanders, honeysuckle, canas and hibiscus. At the front is a parking space with shaded car port/dining area if required. On the third floor there is an extensive roof terrace for dining alfresco together with a barbecue and sun loungers to enjoy the beautiful wildlife and scenery of the turquoise coast.

The ground floor terrace has a drop to the adjoining land, so small children should be carefully watched at all times.
Electricity supply is normal 220 volts AC with two pin plugs.
The villa is located in an elevated position providing wonderful views, but it should be noted that the road to and from the villa is steep in places Local shops including a bakery are approx 5 minutes walk down the hill, there is also a market here on Sunday .
Kalkan market is larger and is on Thursdays.
Kalkan town is approximately 1.5km and can be walked but is downhill with steep gradients, or alternatively use car/taxi/bus. Full details are shown in the welcome pack.
PLEASE NOTE; The Turkish government levies a £10 per person charge (including infants) for a visa to all British nationals arriving in Turkey. The amount is payable in sterling cash at the airport prior to passport control. Scottish notes are note accepted.

Conditions

No pets allowed, no smoking permitted.
A non-refundable deposit of 25% is required on booking. The remaining balance must be paid in full 8 weeks prior to departure.
Any breakages to be reported to Agent before leaving or Owner on return. Any breakages will be charged on your return unless replaced.

The Turquoise Coast/Lycia region

The Mediterranean coast of Turkey is stunning with wonderful sea views and the dramatic scenery of the forests and mountains. The area is steeped in ruins and historic sites from Lycian, Greek, Roman, Byzantine and Ottoman periods, there are more roman remains in Turkey than in Italy many being located in the kalkan region. St Nicholas (father Christmas) was born at Patara, all within easy reach of Kalkan. Kalkan also has a lovely clean pebble beach and close by are two of Turkey's finest sandy beaches at Patara and Kaputas.

The Kalkan area

Kalkan - an unspoilt hideaway. This beautiful harbour village is set in breathtaking landscape overlooking the sea. It has a wonderful laid back atmosphere and conservation laws ensure that the old village retains its history, character and charm with winding cobbled streets, the many highly individual shops sell beautiful handmade carpets, fine silver and gold jewellery, ceramics, and antiques at prices you may find hard to resist. Also there are over 100 excellent restaurants to chose from!
Kalkan has several supermarkets (offering a free delivery service) and a variety of small shops also a Pharmacy, dentist, and a pristine doctors surgery, there are several banks and ATM machines, Post office and shops offering money exchange at competitive rates.
In addition to its own beach the famous Patara and Kaputas beaches are easily accessible.
There are a variety of beach clubs where you can swim in the crystal clear water with the miriad of fish, or use the water sports available. Alternatively take a boat trip around the bay to include lunch and tea for a lazy day at sea!
Kalkan and surrounding areas are rich in ancient history, with plenty of historic sites to visit including, Tlos, Xanthos, Patara and the sunken city at Kekova. There is a fantastic gorge at Saklikent which is the longest and deepest in Turkey.
Locally there is white water rafting, Horse riding on the beach, jeep safaris , canoeing, deep sea diving trips,and walking.
If you want the really old Turkey head inland into the mountains and pine forests and enjoy an inexpensive meal at one of the trout farms.

If you want to holiday in a sleepy fishing village where you won’t find any noisy discos, big hotels or loud traffic Kalkan is the place for you.

Kalkan is about 1hour 30 minutes transfer (including a stop).
