About the home

Villa Kismet, is ideally located in a quiet residential area of Kalamar Bay, with easy access to Beach Clubs and walking distance from amenities and Kalkan Town Centre, with unobstructed panoramic SEA VIEWS over the Bay and mountains. The Villa is positioned on a quiet, no through road and provides a peaceful setting for a relaxing holiday.

The Villa has been built to a very high specification and has a large infinity pool with steps for easy access and a shallow end, ideal for sitting with your cocktail and enjoying the wonderful sea views of Kalamar Bay, Islands and the mountains. The Villa has landscaped gardens and barbecue area with tables, sun loungers and umbrellas, where you can sunbathe, relax and entertain. The pool area facilities include WiFi, cool water dispenser and outside shower.

There is also a traditional Ottoman room, located in the turret, with sea views, ideal for relaxation, playing board games or smoking the occasional shisha (hubbly-bubbly). Please note that this is an exception to our no smoking policy throughout the house. The shisha cannot be smoked elsewhere in the house.

There is also a large roof terrace with comfortable seating under a pergola, offering panoramic views of the sea, Kalamar Bay, the islands & mountains.

The Villa is situated 180 meters from the beach, restaurants and facilities and only a 20 minute walk or 2-3 minute drive into Kalkan town centre. Please note that the the elderly& infirm may find the terrain in Kalkan difficult for walking.

The Villa consists of a one bedroom lower garden annexe apartment, fully self contained with its own separate entrance. The bedroom has two single beds which can be joined to a double, with access to terrace area with sea views, a large lounge with two double sofa bed and fully equipped, open plan kitchen, washing machine, bathroom with shower and wc, terrace/garden area with sea views. This would be ideal for a family of 3/5.

The ground floor of the villa consists of open plan kitchen and large lounge with open fire place leading to terraces and pool area. There is also a family bathroom with shower and wc, utility room with washing machine, a double bedroom with its own terrace and access to pool area.

The first floor of the Villa consists of Master Bedroom with double bed, en suite and balcony with sea views, Bedroom 2 has twin beds which can be put together to make a double, and has a balcony with sea views. Bedroom 3 has 2 single beds with views of the garden . There is also a large family bathroom with shower and wc.

All bedrooms and living areas have air conditioning units.
The dining terrace has a ceiling fan for those extra warm days. There is also a stand up fan available.

Further details outdoors:
The large pool and terrace areas with their travertine flooring and walls covered with local stone have a rustic charm all of their own. (Please note that the pool is not operational between the 1st Novemebr and 20 March unless agreed by agreed prior arrangement).

The ample communal areas, afford one plenty of space for relaxation and privacy as well as opportunities for socialising and entertaining if you so wish.

We have a meet and greet service when you arrive at the apartment and our English-speaking representatives, who are there to ensure that your stay at Villa Kismet is perfect in every way.

There is also a full time property supervisor who maintains the pools and grounds and deals with any other maintenance issues. He can also bring you fresh bread every morning if requested or help with a BBQ.

On booking you will receive an information leaflet, which will give you further information about our services and Kalkan. Please note that the elderly or infirm may find the terrain in Kalkan/Kalamar difficult for walking.

Conditions

Strictly no smoking except on the balcony.

Refundable breakages deposit of £350, to be paid with you final payment, is required prior to your arrival. This will be refunded within two weeks of your departure (subject to satisfactory property inspection).

A 25% (of rental fee) deposit will be required to secure booking. The remainder of your balance will be due 10 weeks prior to arrival.
Payments can be made by bank transfer or credit card using Paypal (this can be subject to an additional 3% charge).

The Turquoise Coast/Lycia region

The Lycian region of Turkey is an area of outstanding beauty with a 509-km marked footpath known as the 'Lycian Way', with its spectacular scenery along the turquoise coastline interspersed with historical reminders of a fascinating past. According to the Sunday Times, the Lycian Way is one of the most beautiful long-distance walks in the world and is also the country's most fertile area growing cotton, olives, cereals, vegetables, grapes, figs, oranges, tangerines, lemons and other fruits.

The region also contains many great sites of antiquity, including three of the seven wonders of the ancient world and the seven churches of Asia Minor addressed by St. John in Revelations. The ancient sites of Xantos, Letoon, Pinara, Tlos and Patare are all close by, with Kekova, Demre, Myra, Phaselis, Olympos and Aspendos slightly further afield but all easily accessible.

Due to its excellent climate, rich history and beautiful Lycian coastline, Kalkan has become an exclusive retreat for discerning travellers.

The Kalkan / Kalamar Bay area

This beautiful and sophisticated bougainvillea-covered harbour town is set in breathtaking landscape in the heart of the old Lycian region. Strict conservation laws have ensured that the heart of the old village retains an authentic ambience that attracts (according to the Sunday Times) the sort of visitor who might also be enchanted by, say Tuscany or the Dordogne.

With its narrow, cobbled streets, set on the hill side, Kalkan has something to offer for everyone whether it be feasting, drinking, dancing, shopping, sunbathing, sailing, or sightseeing - day or night. All along the harbour are roomy restaurants and bars from where you can survey the unique wooden gullets returning from their day's voyage. The centre of the harbour is the focal point in Kalkan and the bazaar area is a maze of narrow, winding streets brimming with shops, restaurants, bars and clubs.

Kalamar Bay is only 25 minutes walk from Kalkan and 150m from the best beach clubs in the area with unrestricted sea views of the Bay and the mountains.

By air: Kalkan is accessible by Dalaman International Airport with direct European flights, and several flights from Istanbul arriving daily. The airport is about 1hr45 minutes drive. Alternatively, you can also fly directly to Antalya, which is about 150 minutes drive away. You may even wish to explore Antalya's old town, its shops, beaches and harbour.
