This spacious luxury villa in Kalkan overlooks Kalkan bay, the islands and the harbour and is only a 10 minute stroll from the town centre. The house is located in the exclusive Kömurluk area of Kalkan and is built in natural stone with sun reflecting windows overlooking the sea. All rooms have fantastic sea views. The house has terraces or balconies on all three levels, all with splendid views. The large pool area and the shdow area all have fantastic sea views and you can see the sun set on the other side of the bay. The house is new, approx 330 m2 indoor area, built with exclusive materials and finished during spring 2009. It is furnished with taste in a classic, simple, elegant style.
The villa is situated within its own plot, surrounded by natural stone walled gardens and marble terraces with plants like bougainvilla. palm,olive and lemon trees. It is fully furnished to a very high standard with marble floors everywhere indoors and high quality fittings throughout. It has a spectacular large 66 m2 private swimming pool with an outdoor jacuzzi, Roman steps and plenty of outside marbled areas for eating and sunbathing which are not overlooked. In the pool area there is a small outdoor kitchen with a fridge for cold drinks and a cooker for making omelettes etc. and a well working bulit in natural stone BBQ facilitating outdoor meals. All rooms have balconies or terraces with plenty of seating areas.
There are three lounge areas in the house, one with a log fire, one on each floor. The three separate lounges ensure larger groups plenty of space and privacy.There are 5 bedrooms all with en-suite bathrooms, all with private terrace or balcony. The master bedroom has a jacuzzi bath. There is a separate kitchen with an outdoor breakfast area, kitchen and breakfast area have breathtaking views as well! The property is fully air conditiioned. The villa is equipped with a wall mounted satellite TV, hifi and dvd facilities. There is a separate indoor garage as well as a separate laundry. An indoor table tennis facility (STIGA) is available.The property has high speed wireless internet access which makes it suitable for smaller corporate groups. The villa is eqipped with a fixed telephone with free local calls and open for incoming international calls, in order to make restaurant bookings, grocery delivery etc smooth and easy, and ensuring telephone access in case of an emergency.The villa is very well serviced, staff attend daily to the pool and garden, cleaning and linen change bi-weekly. Fresh bread delivery every morning if desired. The villa should provide everything to make a fantastic and relaxing holiday. The nearby (250 metres) beach club provides facilities such as water taxi, bar and restaurant.
If you are more than 12 persons, we may combine a rental of one or 2 smaller villas very close to Villa Gemma Lycia. These villas each have 3 bedrooms and sleep comfortably 6 persons. These two villas are managed by the same company that looks after Villa Gemma Lycia.

The house is built on three floors, all walls on the outside are natural stone. All rooms have sliding doors. All windows have special sun reflecting glasses. On each floor there is a lounge area.
The main lounge area is found on the first floor, with a dining area and a fully separated kitchen.
There is a log fire in this lounge. The views are uninterrupted and spectacular.
There is acess directly from this floor to the pool area, which makes outdoor eating easy and comfortable. The kitchen is fully equipped and spacious, separated from the dining and living area. The five en suite bedrooms have 10 beds, another two beds are possible for children in a double sofa bed located to the very spacious lounge area on the ground floor. The lounge area on this floor houses the satellite TV, video and the audio equipment. Children watching TV will not disturb parents and guests in the lounge area on the first floor.All three lounge areas have fantastic sea views and are furnished with comfortable and elegant lounge seating.
There are two bedrooms with king size double beds on the second floor, one of them is the master bedroom with its built in jacuzzi and walk in shower. All bathrooms have travertine flooring and marble walls. There is a lounge area with comfortable lounge seating.
On the ground floor there are thre bedrooms, all en suite, all bathrooms with travertine flooring and marble walls, all with walk in showers. The ground floor lounge area is planned as the main TV- area with satellite TV connections. All rooms on this floor have uninterrupted sea views and access to terraces. There is a separate loundry room. There is also a separate wc linked to the lounge area.
With access from the street, not from inside, is a covered garage with automatic doors. We have set up a Stiga indoors table tennis table in this area, as it will be nice and cool to play here.. On the outside, there is secure parking with easy access for two cars, so all in all three cars can be safely parked. The house measures approximately 330 m2.

The pool area is spectacular with its travertine flooring throughout, fantastic sea views, natural stone walls that are lit at night, the pool is 6 by 11 meters, one of the largest in Kalkan, with blue mosaic tiles and Roman steps, automatically lit at night. Linked to the pool is a jacuzzi. There is an outdoor shower. The pool area is not over looked. Bougainvillea is climbing on all natural stone walls. There are terraces and balconies outside all rooms, everywhere with sea views. Beautiful terraces and gardens, all walled by natural stone walls. There is a barbecue built in stone. A pergola provides shadow, in due course it will be overgrown by flowers.
There is dining area and a two soft seating area outdoors. Outside the kitchen there is an outdoor breakfast area with fantastic views, and there are several smaller seating areas on balconies as well.

Conditions
To secure a booking a 30% deposit is required with the balance due no later than 6 weeks prior to departure. A £200 refundable loss and breakage deposit is required at the time of paying the balance. This will be returned subject to no breakages, damages or losses. In the event of you having to cancel a loss of deposit will apply. References may be required.

At the southwest corner of the Turkish coast lies one of the most beautiful and unspoiled areas of the Mediterranean, probably the best kept secret holiday destination in Turkey. The Lycian coast of Turkey is aptly named the Turquoise coast with exquisite, clear blue sea water. Although the Kalkan coast is dramatic and rocky, Patara beach, voted by The Sunday Times as one of the most beautiful and unspoilt beaches in the Mediterranean, has 18 km of white sand and is approx a 15 mins drive away. Patara beach is close to the ruins of the ancient harbour city of Patara and is part of a national park, protecting the endangered sea turtle.
Kaputas is a beautiful small sandy beach approx 5 mins drive away, also accessible by boat from Kalkan. Kalkan's climate is considered to be the best in Turkey with 300 days sunshine every year and very low humidity. The stretch between Kalkan and Kas is breathtakingly beautiful with fantastic views of its unspoilt archipelago.
Kas, a 30 minute drive away from Kalkan is worth a visit just for the journey alone! The road clings to the
edge of the coastal road providing spectacular views out to sea. Kas was built on the ancient site of Amtiphellos
and ruins can still be seen scattered around the town. A small well preserved Hellenistic amphitheatre
still remains just along from the harbour. This attractive harbour town is more cosmopolitan than Kalkan and has many shops,restaurants and bars. Just off the coast is the small Greek island of Kastelorizo ( Meis in Turkish) which can be reached by boat from Kas every day, a very nice day trip!
Kalkan is on the route of the Lycian Way, which offers walkers stunning scenery and many archaelogical sites on its route. There are many ancient sites within easy reach of Kalkan including Xanthos, Pinara, Tlos and Patara. Further afield are the well known sites of Kekova, Myra, Kale, Phaselis, Olympus and Ephesus. A good site to read more about historical Lycia is www.lycianturkey.com.
Travel by boat from Kas to the ancient city of Kekova, “the sunken city”, where as a result of 4th century
earthquakes the mostly submerged remains can be seen through the crystal clear waters. Then cross the
bay to the beautiful traditional village of Kale with its imposing crusader castle surveying the area.
Driving up into the mountains behind Kalkan and travelling throught stunning scenery, you will come across
a fertile plain that was once a prehistoric lake. Amongst the fields and orchards is the village of Bezirgan where
you will find the real Turkey along with several Lycian rock tombs. Islamlar is also a lovely drive not far
up the mountain from Kalkan and is famous for its trout farms with restaurants. Saklikent Gorge with its rush of icy water is the largest gorge in Turkey and is at easy reach from Kalkan.
Fethiye is at easy reach, one hour drive from Kalkan. In Fethiye you can do shopping at low prices!
Skiing in Lycia is now an opportunity as Eren Mountain Skiing Centre opened in February 2011! The new skiing centre is located approx. 1.5 hour drive from Kalkan, approx 1 hour from Fethiye. The skiing season is from Dcember to May, snow permitting. Ölu Deniz has a stunning beach and lagoon which you will always see in Turkish brochures. It has a lovely
traffic free promenade lined with cafe/bars, shops and is still popular with backpackers coming for the
paragliding. For the experience of a lifetime try a paragliding jump in tandem with a qualified instructor. As
you leave the 2000 metre high mountain you will find yourself soaring above the bay taking in the breathtaking
view of the lagoon before gently gliding down to the beach.

The Kalkan / Komurluk area
The enchanting historic town of Kalkan was once a small fishing village. Today it still retains its charm in spite of increasing sophistication due to its popularity with international visitors. The winding, cobbled streets teem with life at night to the accompanyment of jazz and blues music wafting from bars and restaurants.
Kalkan boasts more than a hundred fine restaurants , many set at roof top level, offering excellent Turkish and European cuisine at reasonable prices. There are several good quality food shops including supermarkets, boutiques selling everything from jewellery to pashminas, and all essential daily needs are well catered for.
On Thursdays, there is a local market in Kalkan.
As you wind down the alleyways you come across the glorious harbour where beautiful traditional gulets and
luxury yachts moor up for the evening. Diving, fishing, scuba diving,snorkling, water skiing, caneoing can all
be booked from the harbour. You can sole charter a gulet which will take you to secluded bays which
are inaccessible by road. There are daily boat trips going out in the morning and back in the afternoon, one of these trips goes around the Kalkan bay area and the islands in the bay. There is a fine, children friendly, pebbled beach in Kalkan.
The prestigeous Kömurluk area is located a 10 minute stroll from the Old Town. The area, nestled in an olive grove has the most spectacular views of Kalkan bay, the islands and the harbour. There is a beach club, Palm Beach Club, providing boat taxi services, a restaurant and a bar as well as sunbathing facilities
The wonderful friendliness, warmth and hospitality of the peole in Kalkan, together with the incredible beauty of this unspoilt area of Turkey, are probably the main reasons why visitors that have once come to known Kalkan tend to come back, year after year!

"Villa Gemma Lycia is all you need for a wonderful relaxing holiday. It is situated in a quiet area of Kalkan but within walking distance of the village centre. The villa is set into the hillside with wonderful views across the bay. The interior is very stylish and fitted to a very high standard. The infinity pool is very large and the patio and ottoman area is ideal for evening drinks whilst watching the sun go down. There is also a built in barbeque if you fancy a night in. Ali who helps look after the villa, is extremely attentive; he will supply you with frest water and freshly baked bread every morning.
