Villa Ruyam (My Dream) is an exceptionally luxurious and spacious 4 bedroom home situated in a stunning location near the traditional village of Islamlar in the hills above Kalkan. Prominently located on a ridge alongside the beautiful Islamlar valley, it has truly spectacular views all round and yet is only a fifteen minute drive through the vineyards, orchards and pines of the valley to Kalkan.
Set in a 5000 square metre Mediterranean style garden, the villa has been furnished to the very highest standards. Spacious and elegant, it features two sitting room areas, a formal dining room area and a superb kitchen.
This spacious open plan living space is spread over two wings of the villa and opens out through seven double patio doors on to the swimming pool terraces, with truly commanding views over the region.

Bedrooms: All four bedrooms have en suite toilet and shower cabinets, bedside tables and lamps and large fitted wardrobes. Two of the rooms have double beds, the others two singles. All bedrooms have their own private balconies with splendid views.
Kitchen: The kitchen is fully equipped to the highest standard and features a central island and polished dark marble surfaces. It comprises an oven, gas hob, microwave, fridge, freezer and dishwasher. It is also very prettily lit from numerous ceiling and ground level lamps.
Dining area: Adjacent to the kitchen is the dining area with an elegant glass-topped table with built in lamps and seating for eight. The stylishly lit dining table and elegant white chairs, plus elegant white crockery to match, make it admirably suited for formal or special evening meals.

Electric generator to maintain both lighting and air conditioning in case of power cuts.

Pool and Terraces:
The triangular shaped pool has both a shallow and deep end, and is surrounded by extensive terrace areas. There are eight sun lounges, plus a table and eight chairs in the shade between the columns of the central patio.
Given the location of the villa, the pool area is totally private and yet has splendid mountain, valley and sea views. A side terrace has another table and four chairs.

Things to do / Places to visit:
Kalkan:
Kalkan’s colourful, narrow lanes are packed with small shops selling eye catching things – antiques, carpets, jewellery, leather goods, souvenirs. The old part of town which leads down to the picturesque harbour is also where the towns many roof top restaurants and pavement cafes are located. The choice is endless. More practical outlets such as small supermarkets, chemists, and banks with ATM machines are to be found higher up.
Kas: (Pronounced ‘Cash’). A 25 km drive from Kalkan along a scenic coastal road brings you to the charming town of Kas. Surrounded by mountains that drop directly down to the sea, Kas takes its name (‘eyebrow’ in Turkish) from its long peninsula that juts out to sea.
As in Kalkan, there are plenty of boat trips and diving trips on offer at the harbour, and elsewhere tandem paragliding for the more adventurous. Lots of interesting shops and good cafes and restaurants set off with colourful bougainvillea in the old part of town, plus beach clubs and cafes for relaxing and swimming.
Half an hour by boat from Kas is the Greek island of Meis (Castellorizo)- population 300. Pretty, traditional Greek fishing harbour.
Fun Outings:
Kalkan Bay: Numerous boat trips are on offer at the harbour. Great for a relaxing day’s cruising with a refreshing swim and snorkel along the way.
Islamlar trout restaurants: Just minutes away from the villa is the lovely valley of Islamlar with its orchards, vineyards and pines. The village, which has a working water-driven flour mill, is known for its trout restaurants. Pleasant settings with great views down the valley, and inexpensive tasty meals.
Beaches: Kalkan has its own pebbly beach just outside the harbour. More popular is the famous 18 km stretch of sand at Patara – visible from the villa across the Xanthos plain. The beach is completely unspoiled by resort type development and has only one café. Sun lounges and umbrellas are provided here, with changing rooms, showers and toilets nearby. Kaputas Beach: A small, sandy beach five minutes outside Kalkan on the way to Kas. Lots of steps to climb and no facilities, but pretty as picture.
One glance down at the beach and you’ll know why this part of Turkey gets its name – the Turquoise Coast. Another good beach for swimming is the pebble beach cove just the other side of Kas, where there is a beach restaurant.
Swimming: Both Kalkan and Kas have a number of beach clubs and sea side cafes with plenty of sun lounges for relaxing and platforms for deep water swimming.
Saklikent Gorge: See how far you can get splashing your way up the spectacular gorge at Saklikent, then relax in the shade by the water’s edge on a ‘koshk’ or sit in a big rubber ring and get swept down the river for a 5 km ride. You can even cake yourself in mud if you feel so inclined. Saklikent is a 45 minute scenic drive from the villa.
Kekova: Sleepy little village the other side of Kas, with a few carpet shops and waterside restaurants where you can hire a boat to take you round the island enclosed bay. Anchor off for a swim then cruise over the sunken Lycian ruins. Alternatively, hire a kayak and paddle your way around. A very pretty location and favourite anchorage for cruising gulets and yachts.
Jeep safaris: Check out tour companies in Kalkan and Kas who offer excursions off the main roads on forestry tracks in the mountains.
For Classical History Buffs: Most of the sites of ancient Lycia are within easy reach: places such as Xanthos, Patara, Letoon, Tlos, Pinara. The ruins at Patara include a splendid amphitheatre plus a smaller theatre which served as the parliament of the world’s first federal democracy. Big names passed this way: Alexander the Great, Julius Caesar’s assassin, Brutus, Hadrian of the Wall, amongst others. At the other end of Patara beach is Letoon, with the remnants of temples to Leto, lover of Zeus, and her children Apollo and Artemis. Further afield, at Demre beyond Kas, is the ancient site of Myra with rock tombs and the Basilica of St. Nicholas (Father Christmas, no less, who was born at Patara).
The Kalkan / Islamlar area
For the Active and Adventurous:
Paragliding: Tandem paragliding flights can be had at both Kas and OluDeniz. The Kas take off is from around 700 metres, while OluDeniz has four takeoff points at various heights with the highest being the 2000 metre peak of Babadag mountain – a truly ‘awesome’ experience. Oludeniz is also noted for its magnificent beach, and numerous bars and restaurants.
Walking: Both Kalkan and Kas lie on the route of the well-known Lycian Way that runs from Fethiye to Antalya. There are many attractive sections of this walk near Kalkan which can be done as single day hikes, but this is only advisable outside the hot summer months.
Diving: The seas around Kalkan and Kas are said to offer the best diving in the whole Mediterranean and there are a number of companies with boats offering both training and trips for experienced scuba divers.
Mountain biking, canyoning: These activities are on offer by adventure companies in Kalkan or Kas but, like walking, are probably best avoided during the hot months except at higher altitudes in the Akdag range of mountains.

The nearest airport is Dalaman (DLM). The scenic drive from the airport takes a bit under two hours. As the villa is outside the town, car hire is essential.
This can be arranged on request as can airport transfers. Please ask for a map to the villa and advice on suitable arrangements. As there are numerous airlines operating to Dalaman and fares vary considerably, it is well worth getting your agent, or using the Internet, to find the best options.
The cost of a visit visa for visitors from the UK is £10, so come prepared with the appropriate amount in Sterling to hand over as your passports gets stamped. Visa charges vary according to nationality.

We have stayed in many villas in Turkey and have yet to find one as delightful as Villa Ruyam. The quality of the accommodation is outstanding and the location is nothing short of spectacular. It's a bit of a steep winding road up the mountain from Kalkan to Islamlar, but this is part of the fun. Kalkan is bustling and lively (with lots of good shops and restaurants), but with the villa just 15 minutes drive away from Kalkan centre you get the best of all worlds. A sense of peace if you want it, combined with plenty of life if you seek that as well. It's a perfect combination for those with young families and also those with teenagers (our party was made up of two families with three teenagers ... and the 'kids' loved it). The bedrooms are smashing, the towels and linen of high quality, the grounds a sanctuary. Nothing was left to chance and we were royally looked after. There are good local shops for all that you need on a daily basis and the village has several very good restaurants. All in all, we think we discovered a gem. We would certainly go back. |

Well who would have thought Paradise was on top of a mountain in Islamlar, well it is! It is called Villa Ruyam. This villa is outstanding, by far the very best we have stayed in, and we have stayed in a lot, our first visit to Turkey and I am sure not our last. On arrival Pat the lucky and very lovely owner was there to greet us(even though we were hours late as we got lost on route) with Cihat who looks after the villa, making us feel very welcome indeed. Villa Ruyam is so well equiped with everything you could possibly need, from kitchen to bedrooms!! Cihat who is always around but very discreet will bring you fresh bread every morning if required,also set up barbeque if needed,he is such a gentle giant, and his lovely wife Guvyer who keeps everything sparkling clean. The views from the villa are amazing especially the sunsets, as we sat with a glass of wine watching the sun go down most evenings, bliss! Kalkan town is also very pretty, there are some really good restaurants here and lots of lovely little shops selling allsorts if the fancy takes you, but please do try the local restaurants as it is cooler in the mountains than in Kalkan town,also cheaper. Our favourite restaurant is The Bodama, so friendly and food is excellant, try it in the afternooon and picnic in the gardens, so relaxing, also makes an evening meal special,(please say hello to Poppy) Mustafas is very good too, and the one on the bend where the young girl will wave to you as you drive by everyday(sorry cannot remmeber the name)she will also give you Turkish lesson's free, we must have sent her mad. For the more energetic there are lots of things to do,snorkelling,boat trips,walking,beaches,general sight seeing,but you must try the Turkish Bath, it's brilliant. We felt like four wet fish on a hot marble slab at first, but after being scrubbed, soaped, rinsed, massaged,and given a facial(even the blokes) we felt great! A trip to Saklikant Gorge is also very good.If you are brave enough to walk the gorge(I wasn't but our friends were)take a good pair of shoes that you don't mind getting wet or you can hire them there, as it is very rocky, or you can just paddle around at the bottom which is still great fun. There are so many places to visit but it was so lovely to just chilax around the villa and throw yourself into the beautiful pool when you needed to cool off.fab! Well I could write a book about what a fantastic holiday we had here, but I won't bore you any longer. We all had the best holiday we had had in ages. None of us had ever stayed in such a beautiful villa in such a fabulous position near such a lovely town. It couldn't have been better in any way. The villa is fantastically furnished and fitted, the bedrooms are lovely all with great views, and a bathroom each was a luxury. We have already, without any reservations, recommended it to several friends and I for one will keep your contact deatils as I can see myself wanting to return very soon!! Cihat and his family were gracious and very helpful, You are lucky to have him!! The only problem now is that it will be very hard to get other villa that come near yours!

My family and I had the pleasure of staying at the Villa in July. The whole experience was excellent from the enquiry / booking process to our sad departure home. The Villa is a stunning property that appears to have had a huge personal touch into making it into a special holiday retreat. The rural mountain location is perfect for a getaway with yet only a short distance to the beautiful Kalkan giving visitors the option of pure tranquillity with village life on your doorstep should you want it. My family ranged from a teenager to pensioners and it has to be said that there really was something for everyone. The Villa can be compared to a home from the Hollywood Hills with its imposing stature on the hill side accompanied with the beautiful accessories that are often missing in other Holiday homes. A beautiful home in a prefect setting, truly a guilty pleasure.

Hi Lovely Pat, It is my absolute pleasure to tell everyone about your gorgeous villa. Having been in many rented villas for family holidays over the years and had a number of disasters my youngest sons first comment on arrival was “This is wonderful we don’t have to move villa!” Firstly Pat helped and organised a cab from the airport to the Villa which was perfect otherwise we might not have found it and then a car at the same time was delivered to the house for our hols. Made the arrival very easy. We arrived at the Villa to be welcomed by the lovely Pat and Cihat ( we nicknamed him Lurch from the Adams Family because he was he so large) but charming.. The villa is set up in the mountains about 15 mins by car from Kalkan on an outcrop with the most stunning 360 degree views, 180 of which are of the sea. Beautifully furnished with everything that you could possibly need , as unlike most rentals, this is catered for as a home. The bedding was changed twice in our stay, which was good cotton. The pool which we though might be difficult because of the shape was actually really good.. and the addition of the table tennis was fab. Cihat bought us up fresh bread every morning which was very nice and would set up the bbq in the evening when asked. The only thing is that he comes in very early in the morning to change the bins so can be a shock first couple of times if you see him…! (though probably for him as well.) You must have a car as there is nothing to walk to but that also has the benefit of wonderful quiet. We found being up in the mountain great because when it was steaming down in Kalkan it was 3 or 4 degrees cooler up there. The teenagers could have their music on loud and not disturb anyone but us!! As you gather we had a wonderful holiday there and loved the villa, its secluded with only a 15 minute mountain drive to Kalkan which has lovely restaurants, a brilliant weekly market.
