Villa Katya is a luxurious stunning detached villa set in its own landscaped split level grounds surrounded by olive and banana trees with beautiful bougainvillea draping over walls and canopies giving you a private retreat where you can swim in the glorious swimming pool with a mountain backdrop. Enjoy drinks by the pool, dine al fresco under the pergola, or just relax in the swing, watching the sunset over the pool.
The Villa is very large with a modern open plan, split level layout, furnished and equipped to the very highest standard to provide you with a home away from home! In fact this is our home and we only rent it out for a few weeks a year to cover the costs of owning it.

The ground floor of the villa comprises a huge open-plan living/dining area consisting of a kitchen, dining area and sitting room (all with balconies leading to further eating or sunbathing areas) tastefully furnished in a modern style to the highest standard. Each room has ceiling to floor, wall to wall windows giving a wonderful light and airy feel to the Villa but also allowing views of the stunning gardens and swimming pool area.
On the first floor there is a large hallway leading to two extremely spacious bedrooms. The master bedroom is split level. On the upper level there is a dressing area and en-suite bathroom. The dressing area has wardrobes, a dressing table and chest of drawers with a door leading to a balcony. On the same level is a large en-suite fully tiled bathroom comprising bath, shower and wc. The master bedroom is two steps down on a lower level and has panoramic windows curving right around one wall overlooking the swimming pool, again with its own balcony. The bedroom has a king size bed and the room is so large that it would easily accommodate more beds if needed. The second bedroom (which also has its own balcony) has a double bed, wardrobe and chest of drawers and its own fully tiled en suite bathroom with a glass screened shower cubicle and wc.
The upper level of the Villa is a very big open plan area shaped in an L shape. On one side there are two single beds and on the other side of the L shape is a sofa bed (double). In the middle of the two rooms is a small fully tiled wet room comprising shower, basin and wc. There are two balconies (one at each end of the L shape) that have magnificent sea views.
Every room in the villa has its own balcony (including the upstairs landing!) and the floors are either marble, tiled or real wood. They also have air conditioning and windows have mosquito screens for your comfort.
Further details outdoors:
Outside, the Villa is built on several levels all landscaped to the highest specification. There is an eating area outside the kitchen with table and chairs to seat 6 and a further seating area with fabulous swing on the next level down. A table and 4 chairs is on the balcony outside the living room should you want to eat somewhere different each night! There is a secret walled garden and the whole property is surrounded by traditional stone walls that give total privacy. The pool area is furnished with wooden sun-loungers and parasols.
The swimming pool is approximately 8m x 4m and has a shallow and deep end. The shallow end is accessed by 4 wide gentle steps. The shallow end then slopes off towards a deeper end which can be accessed by a standard swimming pool ladder.
Villa Katya is located just a short 10 minute walk from the town of Kalkan and offers a quiet location but just a short stroll to the array of Kalkan restaurants and shops.
A 2 minute walk will take you to the nearest shop and next door to that is a Cafe that has free wireless internet access and is perfect to have a lazy lunch if you don't want to make anything yourself!
Further details
Towels, tea towels and bed linen are provided and changed weekly. The villa is also cleaned weekly. Additional cleaning can be arranged at an additional cost.
Please bring your own pool/beach towels as these are not provided.
Smoking inside the villa is not permitted.
Conditions
We try to make your stay as pleasant as possible and therefore we can arrange the following:-
- A beautician to come to the villa to give you a facial, manicure, pedicure and a number of other beauty treatments;
- A chef to come and cook you an extra special meal if you want to be pampered for the evening.
- Or why not take advantage of our contacts and book a private trip on a boat (either during the day o,r for romantics, a night time trip)?
- All guests are given the opportunity to have food shopping delivered on arrival so that you can relax for the first few days and not bother about shopping!

The Turquoise Coast/Lycia region


Kalkan is nestled into the mountainside 30 minutes from Kas and approximately 45 minutes from Fethiye. It was originally a fishing village and is still centred around a very pretty harbour. Thankfully the locals are fiercely proud of Kalkan and it has therefore retained it's charm and quaintness with tiny cobbled streets, overflowing with colourful bourganvillea.
Most of the restaurants are on roof tops and as such when dining out you benefit from the dramatic hillside and harbour panoramic views.
For those who like history, there are over 60 different Lycian ruins in the region including the sunken city of Kekova. Private tours can be arranged via our local agent, tailormade to your requirements.
The Kalkan area
Kalkan town is a gentle 10 minute walk from the Villa. The Villa is NOT up on the hillside so you won't require oxygen for the walk to and from Town! The nearest shop and Cafe is a 2 minute walk away. The Cafe has free wireless internet access and is a great place to have lunch if you don't want to venture far! The shop next to it (although small) has fresh and frozen food and everything you might need for your stay!
The beach at Kalkan is a pebble one and approximately 1km from the Villa. You can hire pedaloes, jet skis, paragliding etc. Alternatively there are two beach clubs nearby or you can hire a car and drive 6km to Patara Beach. Patara is the longest beach in Turkey and has lovely white sand and the sea is turquoise.

Dalaman is the nearest airport and is 1.5 hours from Kalkan. Currently a number of holiday companies fly to Dalaman from most UK airports. XL, Thomas Cook, Thomson, OnurAir, Turkish Airlines etc all offer reasonable flights (with OnurAir available during the winter season).
Car hire is not essential as the villa is within walking distance to Kalkan Town however, car hire can be arranged if desired.
Transfers to and from Dalaman can also be arranged.

The villa was extremely clean and tidy (my wife and mother in law are serial cleaners wherever they go and even they couldn't find anything that needed a wipe!). The pool was great, not heated but by mid afternoon it was like a warm bath and the garden was full of lovely plants and flowers, tended to by Sugar, who was really nice and friendly - just don't forget to give him a nice big glass of cold water! The swing was awesome, much bigger than it looked in the photo's. And the view the top balcony was excellent - many nights were sat up there watching the moon rise over the hills and looking out for shooting stars. We asked for transfers and for a few bits of food and drink and everything we asked for was there. The local agent Fatith had everything arranged and came round the next morning to ensure everything was ok. Also the cleaners were very good, thorough and trustworthy - so much so that my wife left her purse in the villa and Michele had it returned to us in the uk with everything all intact. The villa itself was a 15-20 minute gentle walk to the town centre. There was a really nice friendly cafe about 30 metres away (Cafe Vita) which had really well cooked food at a very reasonable price and next door to that was a mini supermarket, though we did prefer the choice at a different supermarket about 150m away called CAN-CAN, who also offered free delivery and were friendly and helpful. All in all an excellent villa, in a wonderful place (the locals were far and away the friendliest I've come across on holiday, not overbearing or pushy or anything like that) and I don't normally go back to the same place twice, but I would definitely make an exception this time round. |

We spent a week at the villa and although it was early in the season the weather was fantastic. When we arrived we were extremely pleased with the villa - it was even better than the photos and spotlessly clean! The amenities were excellent and we had everything we needed and more! The villa is situated in a lovely peaceful setting and it has a sophisticated layout with high quality furnishings that made our holiday feel very luxurious. The pool area is completely private and allows for total relaxation, it has a good choice of sun or shade depending on your requirements. There is a shop and restaurant a very short walk from the villa, but I wouldn't recommend walking into Kalkan itself during the day because it gets very hot but it's a pleasant stroll in the evenings when it's cooler. Hiring a car (which we didn't really need) gave us an excellent choice of either staying at the villa and relaxing or venturing out to see other areas of Turkey. Kalkan itself is a lovely town with narrow cobbled streets with discreet bars and restaurants. If you walk down to the harbour front there are more restaurants. The market was fun and full of bargains – expect to haggle because that makes it more enjoyable. Overall our week felt longer and we would definitely return and recommend to others. |

A non-refundable deposit of 25% of the villa price is required to confirm a booking. The balance is payable eight weeks before departure.
If your holiday crosses two different rental periods, the higher price will be charged for the cross over week.
