VIlla Xanthos is a uniquely designed living environment positioned on a sloping terraced hill with spectacular panoramic views of the Turkisk coast of Lycia. With breath taking views in an un-crowded area, the villa offers a totally relaxed and stress free vacation experience.
Villa Xanthos is a "boutique" inspired home with three floors of living spaces, a large Master bedroom and 2 guest bedrooms, all with integrated bathrooms. A swimming pool and sun deck overlooking the Mediterranean dominated the front area while a shaded wooden terrace deck keeps the visitor cool and breezy for lazy summer “siestas” or relaxed conversation.
The villa is especially designed for today's cosmopolitan vacation traveller that prefers a tranquil stress free setting. Slightly outside of the hustle and bustle of congested Kalkan (10 minutes to centre), it nonetheless offers easy access without the crowded complications. Set on a beautiful hillside the property has an abundance of olive trees, grapevines, and lush date palms that assures the vacationer of a genuine Mediterranean setting.
Modern and spacious interiors, a state of the art kitchen, and Italian designed furniture and accessories offer an alluring vacation experience. Any request for special amenities will be attended to.

Entering the villa a stairwell rises to the first floor and enters a short corridor that leads to two separate bedrooms with integrated bathrooms of exotic Persian alabaster or local marble lined walls and showers. Taps and sinks are all first quality European manufactured with Turkish quarried and lathed washing bowls.
A spacious salon with DVD player and wide viewing screen separates the bedrooms and leads to a shaded wooden terrace deck that keeps the visitor cool and breezy for lazy “siestas” or relaxed conversation.The massive deck offers spectacular views overlooking the coastal mountain range and the ancient Lycian walking paths famous since antiquity.
Proceeding up to the second floor the spacious living salon and dining area with integrated modern kitchen are all dominated by a 5m high ceiling living area adorned with ornate wooden Ottoman ceiling panels. A massive Ottoman fireplace is meticulously integrated into a sumptuous environment of Italian designed sofas and lounging accessories. A curtain draped divan alcove in the Turkish style adds an additional element of cozy intimacy .
A fully integrated state of the art kitchen provides a delightful opportunity for gourmet cooking. Ample and quality cooking utilities will satisfy the needs of the most whimsical Epicurean. An extra refrigerator is provided for any addition spirit or ice necessities. Upon request a fully stocked refrigerator and pantry will be prepared for your arrival as well as an experienced European cook if desired.
From the main salon glass doors open to a columned and arched covered porch area that opens to the pool deck. Here one experiences a breathtaking panoramic 180 vista that scans the ancient Xanthos plain and Patara beach areas from the right, then to Kalkan bay with her two offshore islands to the front.
Dominating the entire left side viewing spectrum is a sweeping expanse of rock terraced mountain that captivates the viewer. From the turquoise waters of Kalkan bay an ancient walking path crosses the mountain northward to the mountain pass at Islamlar that was once the ancient trunk road to central Anatolia or eastward to ancient Pampylia and Cilicia*. Rising above the porch is a further stair accessed private terrace that affords yet another encompassing panorama of the sea and beyond.
The entire third floor consist of an oversize master bedroom and master bathroom with bath and douche shower. A large curtain draped arched balcony opens to the main salon below and arched windows permit a panoramic view of the pool area and distant landscapes and sea. A dressing area leads to a hidden entrance to the marble bathroom chamber. A further inner chamber houses the elevated badh.
*(For ancient history lovers: recent study indicates tthat in 332 b.C.E. Alexander the Great, after a 3 month sojourn in nearby Xanthos, used this route on his journey of conquest to Asia!)
Further details outdoors:
Arriving on the meandering private road one encounters terraced fields and interesting ancient rock formations. Proceeding on a steppe incline there immediately becomes visible an imposing rock wall that encompasses and dominates the rear portion of the property guaranteeing privacy. The garden includes a stone barbecue for outdoor cooking and picnics. Grape vine pergolas provide fresh grapes in the late season.
Stone walls and terraced areas with abundant olive trees and grape vines are abundant as the road proceeds upward. On arriving to the villa the visitor is greeted by lush Egyptian date palms leading to the main parking and disembarkation area.
At the rear of the villa a private lounging area with a grapevine pergola is accessible from one of the two first floor bedrooms. The second first floor bedroom having access to a large wooden decked terrace also for cooler lounging on hot summer afternoons. Sumptuous teak furniture is ubiquitous throughout the outdoor areas.

Mid-week bedding changes are included and laundry facilities are on site. Laundry assistance, ironing, and additional cleaning services are optional to the renter. Pool and garden areas are maintained regularly.
A non-refundable 30% deposit of the weekly rental price is required at booking. The balance is payable 6 weeks before occupancy.
A European cook and personalized cleaning service can be arranged upon request.
At the renters expense luxury boat tours, day trips, private scuba diving, scooters and bicycles and other rentals can be arranged by request with anticipation.
Early morning or afternoon walking treks with a guide can also be arranged in areas of great historical interest.

Change-over day: Monday is preferred in high season (June-July-August) but may be flexible. Particular personalized requirements are always welcome to discussion.

Lycia region and Mediterranean coast:
Known in ancient times as Lycia, this region is home to many well known and documented ancient cosmopolitan centres that continue to captivate and entice the imagination. With high powered lenses actual Xanthos ruins can be viewed from the pool deck of villa Xanthos.
Further to the southern view the area of Patara and Patara beach can be seen. Within the same direction the distant island of Rhodes can be discerned on a clear afternoon sunset. Extensive ruins and archaeological sites can be explored within a short driving distance or walking route.
Some further interesting pastimes for exploring or swimming activities would include Saklikent gorge for a short day trip to a water filled rock canyon; Kaputas beach for spectacular beach and swimming; magnificent 18 kilometre long Patara beach; Kas, for a quaint and intimate evening dining experience or a day boat trip to the close by duty-free Greek island of Maise; Oludeniz for its world famous beach and tandem paragliding, windsurfing and sailing; Kekova with the sunken city and the nearby ancient ruins of Myra.
Nearby Kalkan (10 minutes), and Kas (30 minutes), one encounters the most well know scuba diving areas in the Turkish Mediterranean. Any day/side trips or sports activities can be arranged before hand upon request.
The Kalkan / Islamlar area
Nearby Islamlar and the Kalkan/Kas area:
Islamlar village is a typical Anatolian hillside village at the foot of the coastal mountain range. Famous for its abundant grape and olive production, large lorries can be seen in late summer trucking out red and white table grapes to distant consumer markets. Tantalizing river trout restaurants are a short 5 minutes away for enjoying a diversified evening dining experience or afternoon lunch.
Nearby Kalkan provides a quick stop for any shopping and market necessities. Boutiques, curiosity shops and restaurants are abundant. There is also a local beach for swimming or sunbathing and a harbour for boat trips.
At a 30k distance by way of a spectacular coastal road one finds charming Kas. The cosy atmosphere and relaxed sophistication imparts the special feeling of the Mediterranean lifestyle
Delightful shops and delectable restaurants abound. Ample harbour facilities offer the usual boating trips and a special day trip to the Greek Island of Mais.(20 Pound) There an international sailing harbour is usually well reserved with open sea sailing boats from exotic destinations.
Adventurous world travellers can exit Turkish immigration and customs in Kas and continue from Mais to Rhodes by ferry boat or Fly(10 Pound) and on Athens and further international destinations if desired.

Villa Xanthos is a beautiful villa, and very unusual being an older style property set over 4 floors with various ancient artifacts scattered throughout. It has plenty of space, with a fantastic double height living area and a huge master suite. The villa is comfortable, with all mod cons and modern facilities, and has lots of cosy seating areas both inside and out on various balconies. The villa is situated in an isolated spot high in the mountains above Kalkan, with one other villa below it and one above it, but mostly is not overlooked. Views from the pool terrace and upper balcony are spectacular, with the Kalkan bay and the coastal plain far below, and a lovely hidden valley alongside. Stargazing is good with clear skies at night. The location of the villa brings a couple of problems. Firstly getting there involves a 15 minute drive up a very bumpy mountain road, then a short, narrow and exteremely steep track, which our hire car could only just get up by taking a run at it. Secondly, there were periodic power cuts, which were not for too long, but can disrupt your cooking, make sure you have a torch or candles. If you like isolation and don't mind a scary drive to get there, then I would recopmmend the villa. |
