This is an exceptionally large, beautiful detached villa, with its own infinity swimming pool surrounded by ample landscaped antique marble terracing, with abundance of plants and antique pots. Having stunning views over Kalkan Bay. Approx 200m from the sea. Built in 2004. Offers 4 bedrooms in the main house, all with their own private en-suite and having fantastic views. Air conditioning in all bedrooms and kitchen/living room. There is a further spacious bedroom/en-suite and kitchen in the annex. The large open planned living/kitchen, dining room is very well equipped, and the villa has TV, stereo and DVD player. All internal flooring is of cool marble. Outside there is a built-in BBQ and a large covered dining area with a round marble table seating 10 for alfresco dining, there are soft comfortable arm chairs and discreet lighting for pre-dinner drinks and to sit and enjoy the sunset. New for 2008 - Games room which includes a full size professional pool table/ Plasma TV/DVD/Bar, and there is an outside table tennis table..

The Turquoise Coast/Lycia region

The centre of Kalkan/Harbour takes about 3 mins by taxi. As all of Kalkan is hilly to walk it will take about 20 - 25 mins. Kalkan is in the heart of the Lycian region and there are many historical sites close by to visit ruins of Patara, Xanthos- the capital city of Lycia, Kekova - Lycia's famous Sunken City, ghost village of Kayakoy, Saklikent Gorge.

Kalkan area

Kalkan is quietly sophisticated and postcard pretty with a multitude of excellent harbour and roof top restaurants offering all manner of culinary delights, together with a good selection of stylish and atmospheric blues and jazz bars. The village shops stay open until around midnight and are well stocked with interesting antiques, crafts, jewelers, carpets and clothing. The narrowing streets of the old town are lined with whitewashed shuttered buildings festooned with brightly coloured bougainvillea.There is a bank with a cash dispenser in the village as well as a Post Office. Credit cards or sterling as well as Turkish lira are widely accepted in most of the town's shops and restaurants. There are 2 large supermarkets in Kalkan, both offer a free delivery service, and 1 small supermarkets within 3 mins walk of the villa. Market day is on a Thursday.

How to get there

The nearest airport is Dalaman, which takes approx 2 hours to Kalkan (130km). Transfers to and from the airport can be arranged, we use a locally company located in Kalkan.

Annexe en-suite has walk in shower and separate bath.
Kitchen - Cooker, hob, microwave, dishwasher, large American style fridge/freezer, toaster, kettle, juicer, liquidizer, coffe maker and ample cooking utensils.
Annex: washing machine, tumble dryer, small fridge, toaster and kettle.

The villa boasts a large infinity swimming pool measuring approx 10x5m with a shallow end of 1m, surrounded by ample landscaped antique marble terracing with beautiful planting of flowers and palm trees. There is a built-in BBQ and a covered dining area seating 10 for alfresco dining and there are soft chairs and discreet lighting to sit and enjoy the sunset. There are also sun loungers and umbrellas. The pool and garden are serviced daily.

The villa has an infinity swimming pool which may not be suitable for young children. Children must be supervised at all times when using the pool. Smoking is not permitted inside the villa. A wheelchair may be possible: there is a ground floor bedroom, and side access into the villa which would be ok for a wheelchair.

A telephone has been installed for local calls only. All local calls are free with free internet connection (own laptop required). There is also a large safe for all valuables.

Conditions

To secure a booking a 20% deposit is required with the balance due no later than 6 weeks prior to departure. A loss and breakage deposit is also required of £100 at time of paying balance, this will be returned subject to no breakages or losses. In the event of you having to cancel loss of deposit will apply. Cancellation charges: up to 6 weeks prior departure loss of deposit, between 6 - 2 weeks 50% of rental cost, between 2 weeks and departure 100% of rental cost.

NB: Prices may be subject to change at the owner's discretion.

Due to extensive improvements made to the villa, and the addition of a games room plus expensive equipment/appliances through out the villa, the refundable breakages/damage deposit will be increased from £100.00 to £200.00 for 2009.

There will also be an increase on some of the rates for 2009. These will be updated at the end of the 2008 season.
