The rustic self contained ground floor apartment built with local stone has its own front door, lounge, bathroom, king size bedroom and kitchenette. All the ground floor rooms lead onto the pool & terrace which boasts a 6.5m x 3.5m x 2m deep swimming pool (no shallow end). Large parasols, sun beds easy chairs and bean bags plus shady Ottoman style seating to take a break from midday sun.
Please note the ground floor apartment forms part of the whole package is never let separately!
The 1st floor comprises the main lounge and kitchen. The lounge is beautifully appointed and has a contemporary feel with large cream sofas and wall mounted LCD T.V. For your entertainment the villa has a collection of over 300 DVD films, English language satellite with BBC, news & movie channels, iPOD/MP3 docking station and Sony Play Station 2 with a selection of games, a small library and board games. A huge circular balcony offering an amazing 180 degree sea and bay view along further lounging areas
The main kitchen has a four seat granite breakfast bar. Alternatively step outside the kitchen door and you can breakfast Al Fresco under the bougainvillea covered pergola with table and chairs for six.
On the 2nd floor we have the master bedroom, with king size bed. Plenty of wardrobe and drawer space. Huge circular balcony with bistro table and chairs (breakfast for 2) plus a great the ocean view. Sharing this floor is the twin room along with the large family bathroom with shower and Jacuzzi bath.
Moving up to the roof terrace we have the most amazing view over Kalamar Bay including perfect views of Snake & Mouse Island. Sit down and relax on the sun soaked Ottoman seating and capture the last of the days rays. Just perfect with a chilled wine or beer while you wait for the rest of the gang to get ready. There’s only one problem with Villa Lavanta – You won’t want to leave!

To secure your booking a non refundable deposit of 25% (£250 min) would be required. The balance is payable eight weeks prior to UK/home country departure. A damage deposit will also be required at this time and will be returned within 14 days of your return to the UK subject to an inspection of the villa by our agents.

Off Season Rental Periods - November to April:
While the villa is for rent over the winter months please do not expect all the restaurants and village facilities to be available like the summer months. November will see 75%+ of restaurants closing and April will see some restaurants start to reopen again. December - March are very quite with just a handful of restaurants open and unpredictable weather and the possibility of construction works!
These lets are particularly suitable for property inspection trips or visiting friends etc

The villa is not available to all male/female or mixed groups under 28 years of age!
Parents please be aware the swimming pool has no shallow end and the balconies have the potential to be dangerous for unsupervised young children!

The Lycian coastline is an area of extraordinary beauty. There is nothing quite like this piece of coastline as the coastal road twists and turns and the hidden treasure of Kalkan appears.
The broad, open Mediterranean in the bay below is such a beautiful azure blue, it has a truly mesmerizing effect as nature unfolds in front of you. The area offers the visitor plenty of activities, both on and off the water, and a variety of places of interest to visit.
The Kalkan / Kalamar Bay area
Kalkan has long been considered the prettiest of the small coastal towns along Turkey's Lycian coast. Nestling in the foothills of the Taurus mountains with its maze of cobbled streets, white washed houses and flowered covered alleyways.
Kalkan has the charm of a tranquil fishing village where the simple houses have been lovingly restored to create the sophisticated atmosphere of an up-market resort. The town is full of enchanting shops which stay open until late, a lively harbour, cafes and roof-top restaurants to excite the discerning diner, jazz bars and a very smart marina where beautiful "gullets", the traditional wood-built fishing boats moor after day trips or stunning full week cruises.
The only local pebble beach is man-made but there are many "beach clubs" which are open to non-members. They offer sunbeds, swimming, water sports, restaurant and bar facilities. There are 2 sandy beaches in the immediate vicinity of Kalkan. The first being Patara (voted one of the world's best beaches by "The Times") which is 19kms. away to the west and Kaputas which is found at the bottom of a ravine down a 100 steps but with the most beautiful turquoise sea only 6kms. drive east.

As soon as we chose villa Lavanta for our holiday villa, things were great, from keeping in touch with the owner about availability, payment etc. The owner is efficient and well organised. A copy of the villa handbook, discount cards and keys were sent to us before we set off for Turkey, it was brilliant that the owner had some great discount deals for a few restaurants, beach clubs and more. Our favourite was the taxi company that he had a discount deal with, we found the walk into town a wee bit far for our children 4yrs and 6yrs, when we headed out in the evening for a nice meal we would ring the taxi and they would arrive at the villa in 5 mins, so polite and friendly and also to our delight very cheap! When we arrived at the villa and looked around we thought 'wow', this place is lovely!While in Kalkan we had a hired car which abled us to see 2 beautiful beaches Patara & Kaputus. Kaputus is like a hidden cove of the most lovely turquoise green sea i have seen, well worth a visit, Patara is great for the children! Lovely sand and shallow waters. The facilities in the villa were Fabulous, everything thought of. Our children loved the pool, never could get them out! The pool was spotless with nice sunbeds and umbrellas. The villa was very clean and very well maintained. We had 2 favourite restaurants, 'Alternatif ' and the one with the magician guys, entertained us most of the night! Great Fun! All the restaurants are pretty good and look lovely in the evening, candlelit all along the cobbled streets.Waiters were very friendly and polite. The views from the villa were some of the best i have seen (breathtaking!) especially from the master bedroom balcony. We loved sitting on the kitchen balcony in the mornings and enjoying breakfast as a family, we would also have a nice lunch here with crusty bread, cheeses and salad. Our children loved the huge bean bags that you will find dotted around the pool and balconies, infact we all enjoyed a wee chill now and then on the bean bags. The view from the top floor is beautiful to relax and watch the sun set before getting ready to head out. We just wish we had stayed longer than a week in villa lavanta so we could have more time to enjoy the many lovely seating areas and balconies. We would definitely recommend this villa and kalkan to anyone and everyone that wish to visit Turkey. Its like the turkish riveria with a beautiful place to stay!

We found Villa Lavanta on eBay when wondering where to go for our holidays and it was the best discovery ever!! It is a gorgeous three bedroomed, spacious luxury villa. There are spectacular sea views. I loved the location; it is on a quiet palm tree lined road, with little traffic. We explored other villas in and around Kalkan and were convinced that we had the best location to suit our needs. We hired a car very cheaply in Kalkan and it gave us the flexibility we needed to explore the mountains and Turkish villages.
The villa was spotlessly clean with everything one could possibly want, the kitchen was so pleasant and one felt so relaxed it was a pleasure to be there.
The villa had two huge verandas with outside eating areas, this being one of my favourite spots to relax and enjoy the breeze. My OH's favourite spot was the shaded area and Otterman by the pool.
Our 20 year old and his friend from uni used the self contained flat on the ground floor. This worked very well and they couldn't believe their luck at living in such luxury!
The owner of the villa Simon was incredibly efficient and helpful as was the agent Nina.
We loved villa Lavanta and after hearing stories of other people renting nearer to town with problems of traffic noise, barking dogs and loud music we felt really blessed.

We stayed at Villa Lavanta with my teenage son/ daughters for two weeks in July and found it to be the best accommodation we'd ever stayed in. The villa is absolutely superb - clean, modern, spacious, well equipped with fabulous views of the sea/ bay and a quiet location - and the entirely self contained apartment at pool level was an absolute godsend in that it allowed the kids to achieve some level of independence from their parents and vice versa The weather was so hot that, apart from a couple of trips to the magnificent Patara Beach, most days were spent at the Beach Club located 2 mins from the villa or around the pool. In the evening we would generally walk 20 mins into Kalkan which is a very pretty walk which has a host of excellent restaurants with v.friendly staff - the Alternatif, Kaya and Kaptan particularly recommended. However there is also a well stocked supermarket and the fantastic and good value Cafe Vita (Trip Advisor no 1 restaurant) within 5 mins walking distance of the villa. I would recommend this villa/ Kalkan without hesitation.

We went to Villa Lavanta with my own family of 2 adults and 2 children along with my sister and her family - perfect for separate families to share! Accommodation was 1st class - quite luxurious in fact. The kids loved the pool and were delighted with the DVD player to watch during their afternoon nap! The roof top terrace at the villa was superb for evening drinks - lovely breeze. Kalkan town was gorgeous - quaint little cobbled streets with lovely shops, bars and roof top restaurants and the people were so friendly - especially towards the kids. Travel arrangements for transfers to and from the airport arranged by Simon were excellent - absolutely no problems. Would highly recommend the resort and especially the villa - we would all go back in a minute. Hope to book up again for next year

Villa Lavanta is a stunning villa with views that are take your breath away. The villa itself is perfect, for either a single family or in my case for three generations; the self contained pool level flat is ideal for a second couple or elderly relatives as there are few stairs. Everything you need for that perfect holiday is provided; all you need to bring is yourself, and plenty of suntan lotion. There are local restaurants, however, if you wish to go into the town centre you may choose to use a taxi - they are quite cheep.
If you are thinking of renting the Villa Lavanta do it quickly before someone else beats you to it.

My daughter and I have just returned from staying at Villa Lavanta. The villa is unique and beautifully furnished. It has amazing views looking over Kalamar Bay. The villa has everything you would need and is very relaxing.
The people of Kalkan are very friendly, as a single mum with her daughter, I never felt threatened as you can do sometimes abroad.
Simon was extremely helpful when booking his villa and also very informative about Kalkan. A trip to Saklikent Gorge is a must...it is a magnificent gorge where a torrent of water from the Xanthos river rushes in, walk up in the canyon and see the beautiful scenery.
There are many restaurants all superb quality and very friendly.
Nothing is too much trouble for the people of Kalkan and I have visited many places in Turkey, but this is a unique beautiful place. Simon's villa just made the whole stay fantastic.

What an excellent choice we made for our holiday. Kalkan is such a pretty place & Villa Lavanta superb. The location of the villa is so peaceful. The villa is situated a 15 minute walk from Kalkan town, there are a few hills to encounter on your walk but we did not mind them. Kalkan is one of the prettiest places we have been to and the people are so friendly & polite. We ate out every night in the many restaurants & would recommend the Alternatiff (steak superb) & the Trio. Would also recommend the Kaye where you are also entertained by a magician.
Back to the villa, the views from the roof terrace are amazing - to watch the sunset in the evening with a glass of wine HEAVEN. The villa is everything you could wish for, tastefully furnished with plenty of space. On arrival fresh bread, butter and milk. Everything went to plan and the organisation by Simon the owner is so efficient.

We stayed at Villa Lavanta at the beginning of May with our 7 month old son. The villa itself is very stylish with beautiful views across Kalamar Bay. It is perfect for a family holiday, with DVDs and games for evenings in. The bean bags around the pool are a really nice touch and kept the baby safe and entertained! The Turkish people are so friendly - our son had quite a fan club by the time we left. We plan to return to Kalamar and would love to rent Villa Lavanta again next year.

Modern, tasteful, comfortable furniture, air conditioning and the teenagers loved the pool, iPod docking and DVD selection. Kalkan is a lovely small town too. All helped the family relax – Essential rest and relaxation for me. A personal thank you to the owners for all that you did for us - flight details, airport shuttle, complimentary food basket and friendly welcome. The whole experience is one that the family would like to repeat!

Over the years we have rented many villas but Lavanta is the most comfortable we have ever experienced. Everything worked well and more than lived up to our expectations from the photos on the website. The views were stunning to wake up to in the morning whilst the sunsets from the roof top were also beautiful. The transfers to/from Antalya were excellent and the drive through the mountains was a pleasurable excursion in itself. The weather in early November was still very warm and although some establishments had closed for the winter, as we had been advised would be the case, there were still quite a few restaurants open. In addition the two supermarkets in town provided all we needed when we wanted to self-cater. In fact we prefer the relative calm of the slightly off-season. We also found the walk into town just right for a little exercise and the fact that the supermarket would give customers a lift back home with their heavy shopping is something we would appreciate here in the UK.
We also found the local agent was very approachable, not that we had any problems, but a close watchful eye clearly keeps standards high in terms of maintenance and cleaning.
Our thanks to Simon for letting us share his most comfortable holiday home and for arranging the transfers.

Villa Lavanta proved to be an excellent choice for our stay in Turkey, and I would happily recommend it to friends, especially those looking for somewhere quiet to stay and chill out for a week.
The Villa is a stunning 4 storey house, with a self-contained apartment on the bottom floor (we joked we should have taken the mother in law and locked her in there!). The living and sleeping areas are both lovely and roomy, with nice decor and great views, but the view from the seating area on the roof terrace is MAGICAL!
We loved sitting out each evening on the various balconies with a glass of wine and a meal, and the rest of the time was sat by the pool!
The Villa owners have the organisation down to a tee, and everything went very smoothly in booking, getting the keys etc.
