About the home
Our extremely spacious and attractive Villa is situated on the hillside overlooking Kalamar Bay and enjoys stunning sea-views. Three of the bedrooms (two king sized doubles and a twin) are on the ground floor with direct access to the pool terraces. The spacious main living area and kitchen are on the first floor with a large shaded dining terrace with sea views and external steps down to the pool area.
The fourth double bedroom (king sized bed) occupies the whole of the top floor and has a large terrace with sea views and external steps to the dining terrace and pool area. All the bedrooms are en-suite (3 with showers 1 with bath plus shower) and large enough to accommodate a cot if required. There is a single sofa-bed in the lounge area, a small double sofa bed in the roof bedroom and a single chair bed in the twin room giving extra flexibility, each bedroom has iPod/iPhone docking stations and the lounge has docking station CD player DVD and a Nintendo Wii. The basement games room has air hockey and table football.
The villa has it's own large backup/reserve water tank.
The large private swimming pool is attractively shaped and there is a separate children's pool.
Villa Zeytin Koru is very close to the Kalamar road so it is a fairly flat 15-20 minute walk along a well lit road to and from the top of the old town. This makes it possible to walk into the centre of Kalkan even in the height of summer and it is a pleasant stroll back after dinner without the need to take a taxi. There are many small bars and cafés along the road so you can stop for shade and refreshment or a night-cap if required! The sea-front and beach-club at Kalamar Bay are closer but the walk is obviously steeper, approx 5-10 minute down and slightly longer on the way back. If you visit the beach club they will provide complimentary transport back to the Villa to avoid the climb back up. There are also two well stocked mini-markets and several cafés/restaurants very close to the Villa (2-5 minute walk) so a car, although useful, is not essential. Airport transfers can be arranged on request at additional cost.
Our English manager provides a meet and greet service on arrival at the Villa and acts as a local contact in case of any problems or queries during your stay.

The villa was originally designed as a family home, with large spacious rooms and built on a generous plot, fully air-conditioned with high ceilings and double glazing. We purchased it in 2011 as our 'place in paradise' . All rooms can access the pool and terraced areas directly. The ground floor comprises large entrance hall and three of the en-suite bedrooms, with stairs up to the lounge. On the 1st floor is the main living area comprising of a very large open plan lounge/dining area, a large fully kitted galley style kitchen (new kitchen fitted Nov2012) off the lounge and also a W/C , patio doors lead out onto a large shaded terrace with an additional dining area. Internal and external stairs lead up to the second floor comprising the 4th bedroom with en-suite 'wet room' and large private roof terrace. Telephone (local calls) a Turkish PAYG mobile phone are also available to guests, highspeed internet connection with Wifi is provided. Dining seating for 8 persons in the lounge, 8 persons on the lounge terrace and 4 persons by the pool, 8 sun loungers around the pool with new 'superdelux' sunbed cushions extra thick and more comfortable, additional tables chairs and loungers are on the various terraces.
Sky TV system that allows visitors to watch UK TV (including Sky sports ESPN and Movies) on the new flat screen TV via the internet. (trial in 2012 was successful!)
Basement games room now has a 'kitchenette' with sink kettle etc. as well as some keep fit equip, and has its own shower room with WC.
We continue to invest and improve the villa based on customer feedback

There are extensive terraces and gardens around the property offering a choice of sun or shade at all times of the day as well as a roof-top terrace to make the most of the lovely views. The large swimming pool (one of the largest private pools in Kalkan) is attractively shaped with roman steps for easy access and there is a separate children's pool.
The large roof terrace has fabulous sea views and external steps to the dining terrace and pool areas.
There are a number mature olive trees and other fruit trees around the villa and in the garden.
All bedrooms and the lounge have direct access to the pool area.

People with restricted mobility may find the bedrooms on the ground floor and a pool that has gentle steps approx 1m wide into the pool a great advantage, there is however a few steps (7 steps with good hand rails either side) from the road to the villa entrance.
Conditions
Out of consideration for subsequent guests we respectfully ask that you do not smoke inside the Villa.
Whilst we do not have a fixed changeover day we try to minimise the 'empty days' between bookings, we are flexible and sometimes have offers on 4-6 or 8 -13 day gaps in the availability, please just ask!
please double check availability (telephone or email) prior to booking, we advertise the villa elsewhere and whilst we keep the availability up to date on a daily basis there is a possibility of 2 bookings arriving on the same day for the same or overlapping dates, we will hold dates for a few dates to allow you to arrange flights etc. again please just ask!!

The Turquoise Coast/Lycia region
Kalkan is located on the Gulf of Antalya, an inlet of the Mediterranean on the south-west coast of Turkey. This area is famous for the beautiful coastline and beaches, warm seas and historical sites. There has been a successful local campaign to “keep Kalkan special” and although it has certainly grown since our initial stay in 1992 it retains much of the original ambience. This is a sophisticated resort and prices are often a little higher than elsewhere in Turkey although still reasonable by UK standards. Standards of food and service are particularly high and the multitude of restaurants generally offer excellent value for money. Those of you who have visited Turkey before will have experienced the warmth and friendliness of Turkish people and we have found the people of Kalkan to be particularly hospitable. Kalkan is generally quiet and sleepy in the heat of the day but comes to life in the evening when temperatures are more comfortable for strolling the narrow streets. There are many small bars and cafés in which to enjoy a quiet drink before or after dinner and an abundance of small shops to explore.

Luxurious villa, all ensuite and all mod cons within walking distance of Kalkan centre and lots of even closer bars and restaurants. Amazing attention to detail to make guests stay enjoyable from wi-fi to detailed guidance on every aspect of the villa and resort. Lots of local contacts and recommendations. Great villa with larger than average pool in an ideal location. Less than 5 minutes to two Cafe Bars and local shops, and Kalkan town only 20 minutes walk. Villa benefits from English manager whose husband has his own boat Zeus and a day out on that is an absolute must. The owner pays great attention to detail and nothing is overlooked. We were one of three couples, each with a child under two, who rented the villa in May 2012. We arrived late at night - the directions were faultless - but as it was already dark we had to wait until the following morning to appreciate the truly amazing view of the bay from the upper parts of the villa (living/dining room and terraces). The swimming pool was excellent too, and included a kids pool (which was perhaps a little deep). The real bonus for me though was the spacious living areas - the living room gave our little tearaways the playground they were looking for, and the choice to dine inside or out - mostly out, of course - was much appreciated. Cooking facilities were fine, and the bedrooms were excellent, with really good airconditioning (really necessary in the hotter months, I would imagine, but still useful in May). We had to be careful with marble stairways, but in general everything was pretty childsafe - good iron gates helped restrict access to dangerous areas and keep them in sight. The town itself was really nice, and we had several excellent meals. I was incredibly impressed by exactly how child friendly everyone was - truly exceptional and not something I've witnessed anywhere else. A friend dealt with the renting, but tells me that the owner was faultless, offering information and tips (I loved the information pack when we arrived) and always responding promptly to queries. We needed three travelcots, for example, which were supplied without a quibble. The lady who manages the property also visited to check all was well. We had an excellent stay, and I wouldn't hesitate to recommend the villa to anyone. Response: Many thanks for taking the time to review your stay at our villa.
