Balance & bond paid on arrival. Bond can be paid in clients currency.
Cancellation of booking will result in lost of deposit, however booking can be postponed.

Conditions
TERMS & CONDITIONS:
Variance can be agreed on but only by arrangements with the owners.
A non-refundable deposit is required to secure the booking. Payment of the rental deposit constitutes the client acceptance of these terms & conditions.
Balance of the rental amount plus $500 refundable holding bond is payable on arrival.
If the client causes cancellation, deposit paid is not refundable, however can be used another time.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most people will respect our property, but the occasion abuse requires that we state the following.
NUMBERS of guest should not exceed the number stated on the initial email enquiry.
Fee will apply for the excess guest/s not agreed with the owners in advance.
Damagers, breakages, theft and loss are the tenant's responsibility during their stay.
DISTURBANCE to our neighbours, including excessive noise, PARTIES/GATHERINGS ARE prohibited and WILL result in termination of rental and loss of bond.
Arrival & Departure – the property should be left in as close to the state to its condition on arrival, a $100 cleaning fee maybe deducted if not found to be so.
Arrival time is generally from 2.00pm onwards & checkout time is generally 10.00am however these times can be subject to variation by arrangements with owners.
No animals.
No smoking inside the house.

We stayed here whilst validating our visas and found it clean,safe and convenient. Although we knew the area fairly well this cottage was ideally placed for all the amenities, parks and beaches on offer in the area. It was easy to find, Ileana ( the owner) was warm and welcoming, and was on hand should the need arise living in close proximity to the property itself. We would definitely consider renting this property again. Response: Thank you Jane & Martin for your kind review. My husband and I stayed at Sunset Cottage with our two young children (aged 2.5 and 4 years old). We arrived and were shown around the property by Ileana who was very friendly and helpfull. Sunset Cottage is beautifully presented inside and out with a secure pool area. The garden and pool offered lots of outside space for the children to play and also shetler from the sun, which was key as we arrived during Australia's summer period. The welcome package was a lovely gesture upon arrival and the property was lovely and clean with air-con in the lounge/open plan family area. The beds were comfory and the children's rooms offered lots of toys for both my daugther and son to enjoy. Further garden/pool toys were found outside in the shed aswell. The property was in a lovely quiet cul-de-sac and was in a perfect location for our family. 5mins away (by car) from Burns Beach with a cafe and play-ground near by and 15/20mins (by car) to Hillary's just along the coastal path, which had shops, places to eat, ice-creams, child-friendly beach and play area. Sorento beach was just the otherside aswell, with beautiful white sand for those sun-worshipers. We shopped for our BBQ's at the local supermarkets and took advantage of both the local resturants and take-aways during our stay. We couldn't of wished for a more perfect holiday home, in a perfect location for our perfect holiday!! Thank you Ileana and Paul - we hope to see you again soon.
