The Elephant Room is a charming first floor studio apartment, it is an annexe attached to the traditional farmhouse at Town Farm. Town Farm is a working farm nestled at the foot of the Chiltern Hills and has been run by the Leach family since the early 1930s. About 1,000 sheep are farmed on the Beacon Hill and surrounding high ground, while the lower fields are used for crop cultivation. The "Pick Your Own" opens in June and guests can take a picnic and stock up on fruit and vegetables. The farm enjoys fantastic views of the surrounding countryside including the local landmark - Ivinghoe Beacon, which marks the start of the famous Ridgeway Walk.
The Elephant Room has been newly refurbished to a high standard, and benefits from Sky TV, DVD and video player, digital radio and telephone with broadband access.
This single storey studio flat has a double bed that can be separated into twin beds (used as a double bed it is securely linked and zipped). The bathroom has a basin, power shower and separate toilet.
The kitchen corner is well equipped with cooker, microwave, fridge/freezer. Access to a washing machine and dryer is available by arrangement with the main house. The table has seating for two people.
The walled garden outside the bathroom window is available for tenant`s use, with garden furniture to allow for an evening drink or a morning coffee in the sunshine.
The Elephant Room has access to a communal games room with a pool table and table tennis and hared Garden, communal tennis court, and access to a trampoline and a children's play area shared with the other holiday cottages on the farm.
Ample off-road parking available for tenant's use.

Buckinghamshire is an area that is full of things to see and do, visit the stunning Waddesdon Manor or take the kids to the Roald Dahl Museum and Story Centre for a day out that they will never forget. With many different manor houses and stately home located in the area, lovers of history will be in for a real treat. Feeling tired? why not visit one of the many excellent village pubs that serve tradtional fayre and great ale, sure to ease away the aches and pains of a filling day exploring.
Ivinghoe area
The cottage is at the base of the Chiltern Hills, a beautiful wooded set of rolling hills in the centre of England. London is only 50 minute train ride away, with a wealth of attractions for the visitor. More locally both Ascott House and Waddesdon Manor are 10 minutes and 30 minutes away respectively. Both are owned by the Rothschild family and are stunning properties - Waddesdon has the appearance of a French chateau and is filled with beautiful furniture. Ascott House was described as a 'A palace like cottage, the most luxurious and lovely thing I ever saw'. This was how Gladstone's daughter, Mary, described Ascott after a visit in the 1880s. If you prefer more Medieval History, Warwick Castle or Hampton Court are both accessible (but in opposite directions!) and both offer medieval entertainment at certain times of the year.

Conditions
Bookings will be confirmed only on receipt of a deposit of one third of the total rental, (or if the booking is made within eight weeks of the commencement of the holiday, the full rental.) and written confirmation from Lets Unlimited. A booking fee of £20.00 (£17.02 plus VAT £2.98) per property is required for bookings up to 4 weeks, for bookings of 4-12 weeks £45 (£38.30 plus vat £6.70) and bookings of 12 weeks or more a booking fee of £75 (£63.83 plus VAT £11.17) per property is required with the rental. A damage deposit of £100 is payable for bookings up to 4 weeks long, and one week’s rental for bookings over 4 weeks. The deposit is fully refundable after the cleaners have inspected the property and any telephone bills have been itemised (if applicable).
