Barnyard Cottage is one of seven attractive holiday cottages at Town Farm that form two sides of the central farmyard to the rear of the main farmhouse. Town Farm is a working farm nestled at the foot of the Chiltern Hills and has been run by the Leach family since the early 1930s. About 1,000 sheep are farmed on the Beacon Hill and surrounding high ground, while the lower fields are used for crop cultivation. The "Pick Your Own" opens in June and guests can take a picnic and stock up on fruit and vegetables. The farm enjoys fantastic views of the surrounding countryside including the local landmark - Ivinghoe Beacon, which marks the start of the famous Ridgeway Walk.
Barnyard Cottage is centrally heated barn conversion which benefits from full central heating. Electricity is acquired by a coin-operated meter (£1 coins). There is a private phone for incoming calls and emergency outgoing calls. Standard outgoing calls can be made from the phone by arrangement, in advance, with the letting office.
It is a two storey property with three bedrooms (one double and two twins). The bathroom includes an overbath power shower. The kitchen is fully equipped with cooker, microwave, fridge, freezer, dishwasher, washing machine and tumble dryer. There is a large pine dining table which comfortably seats six.
Outside there is a children's play area with trampoline and communal tennis courts.

The Chiltern Hills are situated close to the heart of England. It is an area of natural beauty with a wealth of places to visit. The property is up to an hour away from most areas of interest - whether it is Warwick Castle, The Tower of London, National Trust properties, Zoos or Theme Parks. Weather tends to be mild, there are plenty of activities outside if the weather is good, and plenty of inside activities if wet.
Ivinghoe area
The cottage is at the base of the Chiltern Hills, a beautiful wooded set of rolling hills in the centre of England. London is only 50 minute train ride away, with a wealth of attractions for the visitor. More locally both Ascott House and Waddesdon Manor are 10 minutes and 30 minutes away respectively. Both are owned by the Rothschild family and are stunning properties - Waddesdon has the appearance of a French chateau and is filled with beautiful furniture. Ascott House was described as a 'A palace like cottage, the most luxurious and lovely thing I ever saw'. This was how Gladstone's daughter, Mary, described Ascott after a visit in the 1880s. If you prefer more Medieval History, Warwick Castle or Hampton Court are both accessible (but in opposite directions!) and both offer medieval entertainment at certain times of the year.
How to get there
Fly to Luton (16 miles away) or Heathrow (36 miles), hire a car from there or take a bus from Luton Airport or a train into London from Heathrow. The property is only a few miles from Tring Station, on the mainline rail from London, and a car would be advised.

Conditions
Bookings will be confirmed only on receipt of a deposit of one third of the total rental, (or if the booking is made within eight weeks of the commencement of the holiday, the full rental.) and written confirmation from Lets Unlimited. A booking fee of £20.00 (£17.02 plus VAT £2.98) per property is required for bookings up to 4 weeks, for bookings of 4-12 weeks £45 (£38.30 plus vat £6.70) and bookings of 12 weeks or more a booking fee of £75 (£63.83 plus VAT £11.17) per property is required with the rental. A damage deposit of £100 is payable for bookings up to 4 weeks long, and one week’s rental for bookings over 4 weeks. The deposit is fully refundable after the cleaners have inspected the property and any telephone bills have been itemised (if applicable).
