The Costa dei Gabbiani is a wonderful complex in a uncontaminated zone of the extreme south of the island of Elba. The coast is a never ending beach which includes, hidden bays in the rocks: the complex is part of the national park of Tuscan Archipelago. The Tuscany region
The distance from the mainland is about 10 km, with a total surface of 224 Kmq, Elba is the biggest island of the Tuscan Archipelago and the third of the Italian islands. The climate is particularly mil, because of the irregular shape of the coast which is 147 Km long. You will find here beautiful beaches and the sublime beauty of the Mount Capanne group (1019 mt). The island is one of the main centres of tourism of international fame. Today is very simple to reach the island of Elba, several highways (4 courses) permit to reach Piombino in a moment (follow the indication of "Ferry boat to Elba").
From Piombino to Portoferraio there are more then 40 Ferry boat courses a day, 40 minutes, it is advisable to book. BY TRAIN The station of Campiglia Marittima, on the railway Genova-Rome, connects the harbour of Piombino. Daily ferry boat courses from Portoferraio, Rio Marina and Porto Azzurro. Weekly courses from Livorno to Portoferraio. Rapid hovercraft service between Elba and the mainland.

The villa is located nearby Capoliveri, one of the nicest beach in Isola d’Elba. The villas are located at 2 kms from the beach that are reachable also by a Minibus service. BY AIRPLANE Marina di Campo is the international touristy airport with a runway of 1185 meters. The airport has flights to and from Pisa, Milan, Bologne, Bergamo, Lugano, Zurich, Munchen. Cabs are available. A bus service connects all the towns on the island and the ferry-boats. All the roads (170 km) are asphalted and 80 km (macadam) panoramic roads.

From the entrance, situated on the parking side of the building, you enter the living room with fireplace and large windows overlooking the sea and the fully equipped kitchen. On the left hand side of the entrance, along the corridor you will find the sleeping area. On the left side of the passage way there are 2 twin bedrooms and 2 bathrooms with shower. On the right there are one double bedroom, one twin bedroom and one bathroom with shower while at the end of the corridor there is a double bedroom and a bathroom with shower. At guests disposal is also an external laundry room.
Further details outdoors: The villa is immersed in the natural park of a 450 hectares. Eucalipti has a garden in front of the house furnished with table and chairs. At guests disposal there is also a stone barbecue.

TERMS OF PAYMENT: - 30% as deposit to be paid on the act of booking plus the costs of opening the file Euro 40.00. - 70% as balance to be paid in the forty days preceding the beginning of location. Balance payment by Credit card will be accepted.
BOOKINGS MADE LESS THAN 40 DAYS BEFORE THE BEGINNING OF STAY: In this case the clients must make the payment of the total amount of the rent in one single installment on the act of booking. The way of payment will be the same as in the normal booking procedure.
Conditions
The above mentioned property can only be rented from Sunday to Sunday. Please note that the calendar is automatically defaulted for rentals beginning/ending on Saturday. Es: to rent from 02/08/09 (Sunday) to 09/08/09 (Sunday), select 01/08/09 (Saturday) to 08/08/09 (Saturday).
