Redland House has been sympathetically restored to blend modern comfortable styling with traditional features such as cornicing, stripped oak floors and chandeliers. Each room is well appointed and have amazing views of the river and sea. The house is able to accommodate 24 comfortably under one roof including all for dinner in the vaulted ceiling dining room.
The house has a large secluded garden so plenty of areas to unwind. Or if you wish, you can stroll just 5 minutes to the beach, cafes and restaurants in the pretty coastal village of Instow.

Redland house has 11 bedrooms over three floors with an amazing superior suite on the top floor complete with balcony overlooking rolling hills, tidal river and the Sea. The other 10 bedrooms include doubles, triple and twins and are all beautifully decorated with views of the River or Garden.
Two sumptuous lounges both provide plenty of space to relax and enjoy the amazing views. A conservatory, breakfast room, terrace and dining room all provide ample places to eat and drink whether to enjoy a relaxed morning coffee, barbecue or formal dinner.

Redland House is situated in its own mature, secluded garden. There is room for the children to let off steam and well as plenty of private areas to unwind. It is in the pretty coastal village of Instow, just a short walk from the lovely sandy beach.
Conditions
A provisional booking will be held for 24 hours. On confirmation of booking we ask for a deposit of 30% within seven days of booking. We request the outstanding amount eight weeks prior to arrival date.

North Devon is ideal for family holidays or a group of friends as there really is plenty to do. Here you will find some some of most beautiful beaches in the world. From the pretty coastal village of Instow with its sandy beach to Westward Ho! which is great for surfing. To Saunton Sands with 6 miles of stunning beach and Putsburough, to the west side of Woolacombe bay which is the most beautiful beach you will ever see.
For ramblers there are miles of glorious coastal walks and all are well marked. For cyclists enjoy miles of cycle routes on the famous 'Tarka Trail'. Named after the famous book 'Tarka the Otter' by Henry Williamson.
The Instow area
Instow - 5 minutes walk from Redland House. Beautiful beach only 5 minutes away and an abundance of restaurants, bars, cafes, yacht club, cycling, walking but still very unspoilt.
Appledore - across the river from Instow, a pretty fishermans village with lots of art, craft and antique shops.
Bideford - small working port town. Many independent shops and boutiques, local market twice a week.
Barnstaple - main town for North Devon. Large pannier market offering the best local produce around.

By Car:
From Junction 27 of the M5 motorway take the A361 signposted to Barnstaple. From Barnstaple take the A39 towards Bideford. After approximately 6 miles, just before crossing the River Torridge, take the right hand turning onto the B3233 signposted to Instow.
After passing the speed restriction signs continue straight over the first junction and proceed up the hill. New Road will be found on the right hand side.
Proceed up New Road and Redland House will be found on the left hand side almost at the top of the rise.

By Train:
Nearest train station is Barnstaple (10 minutes from Redland House)or Tiverton Parkway 45 mins
