The brand new apartment stands out by its modern, extravagant architecture. On a total space of 160 sqm (1700 sqft) with walls up to 4m (13ft) you will live in a light-flooded attic loft.

The apartment features two bedrooms, a walk-in-closet, and two high-class bathrooms with marble tiling. The vast living area on 80 sqm (860 sqft) consists of an open kitchen and eating area, a fireplace corner and a leather couch set, placed in front of a huge panorama window with an integrated sliding door onto the spacious balcony. This balcony faces south and offers a magnificient view on the Allgäu mountain chain. The second balcony on the rear side of the apartment invites to sit in the evening sun and enjoy the peacefulness of the alpine meadow.

The brand new apartment "Mansarde Alpine" stands out by its modern, extravagant architecture. On a total space of 156 sqm (1690 sqft) with vaulted ceilings up to 4m (13ft) you will live in a light-flooded attic loft. The floor plan en­com­passes two bed­rooms, two bath­rooms, a dressing room, an ex­tensive open plan living area with open kitchen and inte­grated pantry, and two large balconies. The apartment is equipped with premium materials, as polished oak and marble flooring, solid wood­work doors, and wooden double glazed windows, as well as under floor heating.

The sun-soaked, spacious living area occupies the whole southern part of the apart­ment. A high, vaulted ceiling en­hances its spacious look while a triptych of giant glass doors afford a spec­tacular view on the Allgäu moun­tain chain. Designed to maximise the indoor-outdoor connection, the sliding glass doors can be opened up during warm summer days, there­by expan­ding the sitting area to the generous wooden balcony. On the eastern part of the living area, the open kitchen provides plenty of bench space on masoned walls and an open design. It is equipped with state-of-the-art, stain­less steel appliances. The generous built-in pantry offers additional storage space and a per­fect cli­mate for wine, cheese and vege­tables. In front of the kitchen isle, a sty­lish oak wood dining table and four matching, most com­fortable canti­lever chairs are bathed in light on winter days while shel­tered from the hot sun in summer days.

A lounge area with a genuine 1960's leather couch set is placed towards the west part of the living space, in­viting you to enjoy the beautiful sunset sceneries in the mountain chain. A 42“ flat screen TV as well as a wire­less audio dock provide enter­tainment. On winter evenings, a modern, two-sided fire­place keeps the living room cosy.

All other rooms are connec­ted by a generous, bright and airy central hall­way which re­ceives natural light from all directions, most important­ly from a series of six roof windows casting wandering su­nlight spots all over the lofty walls and the floor. On the rear end of the hall­way, the second bal­cony opens up towards a most private and idyllic alpine meadow with ancient oak trees and cows.

Situ­ated quietly in the rear part of the apart­ment, and facing east to catch the morning sun, the elegant master bedroom is equipped with a king size bed, a wooden designer side­board, a Persian silk rug and a satellite TV. For our tiniest guests, we will add a lovely and most com­fort­able crib.

Facing the master bedroom, the luxurious main bath­room features twin basins, a spacious at-grade rain­ shower, a large bath­tub, and a heated rail. Exclusive in style, with its Art Deco and green marble tiles, elegant ceramics and soaring ceilings it exudes a magnificent atmosphere. The toilet with bidet is con­venient­ly separ­ate from - but ad­jacent to - the main bath­room, provi­ding a small basin and a tiny window.

Connected to the main bath­room, the dressing room provides abun­dant ward­robe space, a little dressing table and a large and well-lit full-length mirror.

The apart­ment's second bedroom is a very char­ming attic room with sloped ceilings, fur­nished with origi­nal antiques: An Art Deco king-size bed with matching bedside cabinets and a drawer, a lovely little desk with a chair, and two bur­gundy coloured Baluch rugs.

Facing the second bed­room, the bright and friend­ly shower bath features a wash basin, a toilet, an urinal, a curb­less open shower cubicle, and a heated rail. Just like the main bath­room, the shower bath has luxu­rious green marble flooring, vintage style wall tiles and is equipped with elegant, high class ce­ramics

To access the attic loft there are four flight of stairs to ascend. Thanks to an inner stairway connecting garage and main building you are sheltered from rain and snow. Of course, we'll be happy to take care of your luggage and offer our pre-arrival-shopping service.

Further details outdoors

Parking spaces in and in front of the garage are at your disposal. You can reach them through an inner stairway. As our two holiday apartments share one row of the garage, parking inside the garage may occasionally involve depositiong the car key for switching parking spaces.

Storage facilities for sports equipment as skis or bikes are available, as well as a little workshop for cleaning and maintenance. We're glad to help in finding sports equipment to rent and give you some insider tips for the best tracks, runs, trails and hikes.

As stated above, the apartment is suitable for a maximum of four persons (plus one baby).

Prices include all extra costs, taxes and firewood, save the final cleaning fee of 180.- €.

SERVICES:

Have a relaxed journey by making use of our free pre-arrival shopping service. You send us a shopping list a couple of days in advance, and we will already fill the fridge and the pantry for you. If you wish, we will make sure to buy preferably regional, high-quality products.

Additionally, we offer a daily cleaning service as well as a morning bread roll service. The charges for these services, are the following:

Morning bread roll & newspaper service: 100,- € per week.

Hotel service (daily appartment cleaning and laundry service): 330,- € per week.

For the whole package, we charge 390,- € per week. Individual wishes and special needs will of course be catered for.

The Bavaria/Bayern region

The holiday region of Oberallgaeu, situated in the most southern part of Germany is known for its unique mountain world and healthy climate. It consists of the main valley named after its central river Iller, "Illertal," and about a dozen small and picturesque side valleys, most of them untouched save the typical little alp cabins serving homemade cheese and buttermilk. Due to the frequently prevailing southern winds, bringing with them seeds of flowers that normally grow only in the southern parts of the alps, the mountain flora is very unique and extraordinarily appealing.

Situated near Austria and Switzerland, the people of Oberallgaeu generally share the alpine culture and mentality with their southern neighbours. Since colonized by the Romans, the region became an important transit point for salt and other oriental goods deliveries to the West. When in the nineteenth century, the up-to-then Swabian region of Allgaeu became part of Bavaria, it became a favorite hunting area for the sovereign's familiy, especially of the Prince Regent Luitpold, who's nephew, Ludwig II, was the builder of the famous Castle of Neuschwanstein in Fuessen, situated only 20min from here.

Immenstadt

Starting at 750m above sea, with the highest peaks reaching over 2500m, the Allgaeu is a perfect holiday region for mountain enthusiasts, and tourism has a long tradition in this area. The first "Sommerfrischler" - people from northern Germany on summer retreat arrived in the 1870s. Since then, the spectrum of recreational activities increased steadily: from hiking and climbing over skiing, golfing and cycling to skydiving, mountain biking, curling and canoing, to name just a few of the numerous possibilities.

Immenstadt, which recently celebrated its 650th anniversary as a market town, has always been an important place for travelers. It has a well preserved historic center with a medieval castle as well as a handful of old churches which are worth a visit. Located near the region's largest lake, the Alpsee, it is nowadays frequented by hikers, cyclists, but also sailing and surfing enthusiasts. Each fall, the town organizes a very popular Triathlon Competition which attracts people from all over Europe. A chairlift starting near the center of the town goes all the way up to the summit of the Mittag Mountain where the ski and toboggan runs start. A few kilometers northwest of the city lays one of Oberallgaeu's largest cross-country-skiing terrain.

At little further south, between Immenstadt and Oberstdorf, there are other attractive skiresorts as well as the region's largest golf course at Hotel Sonnenalp. About 15km west, the spa town of Oberstaufen offers further skiing and golfing facilities. From spring to fall, the area is an El Dorado for mountain bikers and other cyclists. Being active bike enthusiasts ourselves, we will be happy to point you to the less well known trails and routes.
