The Highlands is a truly comfortable family home on the ridge above the historic smugglers town of Rye. The owners have thought of everything to make your family holiday one to remember.
This large Edwardian house has spacious rooms and light streams in through the bay windows with the most stunning views of surrounding countryside towards Rye. It has just undergone a complete refurbishment with the happy combination of many period features being retained yet bringing the house completely up to date with high quality new bathrooms and a stylish new kitchen.
The good sized garden completely surrounds the house with a hard tennis court at one end and lots of parking on the driveway. The south facing brick paved terrace is a lovely sun trap with seating and a barbecue to while away those summer days.
This is an ideal holiday house, close to the sea yet with the space to ensure a happy time is had by all with plenty of room for everyone to unwind.

The house is entered through the side door from the driveway into a long tiled hallway with coat hooks and plenty of boot space. There is a lovely double aspect sitting room with comfy sofas (seating 8 people), an open fire, TV and doors to the paved terrace and garden.
The dining room with its pretty bay window is at the front of the house with seating for eleven at the large dining table and charming display cupboards full of pretty china and pottery. An archway leads into the extremely well equipped kitchen with every machine your heart might desire (including dishwasher, fridge/freezer, radio, juicer electric oven and gas hob). The utility room leads off the kitchen with washer/dryer and useful storage cupboards.
There is a large family bedroom on the ground floor with three single beds, TV, video, DVD and several family games and toys. Opposite the lovely spacious ground floor bathroom with corner Jacuzzi bath, walk in shower, toilet and wash hand basin.
Stairs from the hallway lead to the first floor where there are four double bedrooms (one king size double, one standard double, two twin beds). These are charmingly furnished with new beds and pretty floral bedspreads picking out the pastel shades of the fresh colour scheme. The family bathroom has bath with integral power shower, toilet and wash hand basin. The landing and front two bedrooms have truly stunning views of Romney Marsh and towards the sea beyond.

Outside there is a large garden laid mainly to lawn - ideal for the odd game of footie (or cricket!) with hard tennis court. The spacious terrace has seating and a barbecue overlooking the main lawn. The driveway will take several cars.

A security deposit of £250.00 is payable. £11.00 per night winter heating charge payable from 1st Oct - 30th April. A £26.40 booking fee is payable.
Please note that the changeover day for this property during high season is Saturday.
Conditions
Coal and logs for the fire are provided. There is a stairgate at the top of the stairs, and there is one highchair available at the property - no cot.
Pets are welcome as long as they behave themselves.
Smoking is not allowed inside the house. Unfortunately, if guests do not comply with this request, deductions may be made from the security deposit.

Sussex is a county in South East England which has a long coastal area. The coastal towns include Hastings, Brighton, Worthing and Bognor.
The weather in Sussex is some of the best in Great Britain: it has on average more sunshine than any other mainland county.
The Iden area
Iden is a pretty and picturesque village with renowned pub and post office/general stores within an easy walk of the house. Rye is about 5 miles away with its charming winding lanes, interesting harbour and the wonderful sandy beaches of Camber Sands beyond.
The house is well placed in a triangle between Hastings ( 10 miles) Tunbridge Wells (15 miles) and Tenterden (8 miles). All three towns have much to offer from the historic in Hastings to the wonderful shopping in Tunbridge Wells and the antiques and collectables found in Tenterden. The castles of Battle and Bodiam are also within easy reach. Ashford is 15 miles to the north with its International Station for a quick trip to France.
The Hythe to Dymchurch Light Steam Railway is also well worth a visit as it winds its way from Dungeness to Hythe all along the coast – take a picnic and stop off on the way!
