An attractive, detached timbered and gabled barn set in extensive lawns, built just a few years ago as an oak frame barn of a traditional design. College Barn has considerable appeal with heaps of wood and timbers, a high vaulted ceiling and is very much of an open plan design which, combined with large areas of glass for natural lighting, creates a comfortable holiday home.
Glazed double doors at both the front and back of the barn with the front allowing easy access (wheelchair too); you enter into the very spacious sitting room that has a dining area and a lovely country style fitted kitchen. Well designed, wide door access into a double bedroom and en-suite wet room shower. The stairs lead to a fairly grand gallery landing! At the level of two huge chandeliers with a double bedroom (neatly curtained off) at one end and at the other, a single bedroom and a large bathroom. To one side of the landing is a dressing table and chest of drawers facing a second single bed, so plenty of space and storage.
Upper Denford is in an area of outstanding natural beauty between Watership Down to the south and The Ridgeway to the north in the Thames Valley. There is fishing available on the river Kennet and boat trips on the Kennet and Avon Canal from Newbury or Hungerford.
Hungerford is about 2 miles; noted for its antique shops and with a selection of individual shops as well as supermarkets, post office, etc. Newbury, 8 miles away, provides assorted shops, a market on Thursday and Saturday and, of course, is home to the well known race course. The Watermill Theatre at Newbury is charming.
This is a lovely setting, quiet, just a few neighbours and provides a good base for visits to the market town of Wantage (13 miles) or Oxford (25 miles). Just off the M4 junction 14 so ideally placed for days out to Windsor and Legoland, Bath and the West Country and The Cotswolds.
Ground floor Spacious open plan sitting/dining room with kitchen, double bedroom (suitable for a less-abled person) and en-suite wet room shower.
First floor Galleried accommodation with a double bedroom, single bedroom, family bathroom and second single bed tucked in the eaves.
Heating & electricity are included; oil fired under floor heating downstairs.
Bed linen and towels provided.
Flat screen TV x 2 (one in sitting room the other in the downstairs bedroom); washing machine, microwave, large American style fridge/freezer, hob with electric oven.
Cot available (please take your own baby linen).
Pets by arrangement, £20 each per week or weekend.

Upper Denford is a small rural hamlet in west Berkshire. The ancient town of Hungerford is just a few miles on the Kennet & Avon Canal from where you can take a boat trip for a lazy afternoon! Upper Denford is close to the M4 junction 14 so centrally located for visits to the west and east to Bath, Windsor and London are all easily accessible

Thanks for the remedial action you took immediately following your discussions with the owner, he was most grateful. Since then and, prompted by your comments, I have personally been to the property and have conducted an in-depth inspection. I agree that there are areas of improvement, these are being addressed. I have also put forward several other ideas to the owner by way of some refurbishment following and continuing in a very busy season.
