Inside - ground floor:

Mostly open-plan and featuring large windows allowing plenty of natural light to flood the house and provide relaxing views out to the gardens. The floor surface is mostly grey tile and the walls are white, adding to the contemporary ambience.

The ground floor accommodation comprises:

Dining area - spacious room dominated by the long wooden table. Grey slate tiles and an attractive, modern red light shade over the table.

Lounge - accessed via a couple of steps up from the dining area. The room is divided from the adjoining pool/snooker room by a modern fire place with glass front and back. The original beam work remains in place (the property is a former farmhouse). Ample seating for 10 people.

'Quiet area' - a raised cosy seating area with bean bag armchairs and coffee table with super views of the pool and garden.

Children's playroom - a really good facility for children and adults too! Views of the garden and pool - where the 'grown-ups' will be sun-bathing!

TV room - large flat-screen TV plus sofa. Views over the garden. Door one way leading back into the lounge, and the other way to the downstairs bedrooms, plus sliding doors to separate this area from the pool room . (This rooms can be used as a 7th bedroom, suitable for a nanny or teenager).

Pool room - where a sumptuous pool table resides!

Double bedroom - tasteful, modern colours, ample storage and patio doors to the garden.

Twin bedroom - a smaller room with no patio doors but still a good size with storage too. Ideal for kids whose parents are downstairs too.

Bathroom - modern design in white, cream and brown colours. Includes bath, independent shower, WC and basin.

Kitchen - features a modern breakfast bar plus high-spec appliances such as the large Gaggenau fridge freezer with ice-making machine. Floor-to-ceiling white polished units providing ample storage and integrated appliances. There is access from the kitchen via patio doors to the 'outdoor' lounge area.

W.C. - handy separate loo.

Utility room - adjacent to the kitchen. Washing machine and tumble drier.

Inside - first floor:

From the lounge area, a pale wood staircase leads to the remaining bedrooms, bathrooms and home cinema. A galleried landing circuits this level from where you can look down to the lounge. Floors are wooden throughout.

Master Bedroom 1 - take two steps down to this 'sunken' bedroom. The room features a beautiful dressing area. The colours are cream and beige with a white ceiling and pale brown wooden floor. A further four steps lead down to the private bathroom which is very spacious and light. The room incorporates bath, double basins, shower cubicle and W.C. This master bedroom does not finish there! From the bathroom you can access a private balcony that cannot be seen from the garden.

Twin rooms x2 - both are minimal in design with wooden floors and bright colours, perfect bedrooms for children. Both rooms have patio doors leading onto a shared terrace (due to the child-proof door locks children cannot access the terrace without adult help).

Bathroom - shared by the two twin rooms, there is a white bath, highly original shower plus two sink units and W.C.

Master bedroom 2 - 'sunken' room in lovely plum, cream and grey colours. Some steps to negotiate. Private terrace and private bathroom (bath, double basins, separate shower cubicle plus W.C.).

Home cinema - accessed via a flight of stairs from the first floor, surrounded by a glass wall, there is a comfy sofa and several brightly coloured bean bags facing a huge flat-screen TV. Also available is the wii station and dvd player. The thick curtains make this room a genuine mini cinema!


Starting with the 'outdoor' lounge, this well-lit covered area features wicker sofas with comfy cushions and views to the garden. Adjacent to the summer kitchen there is an additional sheltered area with wooden table (for 12).

The 1 acre enclosed grounds also include beautiful lawns, a walled swimming pool, petanque court and children's play area with slide and swings.

The swimming pool features toddler-friendly features such as a shallow 'beach' area and, for safety, the pool has a wall surround with lockable gate.

The pool facilities include:

fabulous pool house and summer kitchen (plancha and BBQ)

shower, WC and changing area

Outdoor furnishings are of a very high quality:

several grey wicker sun loungers with large cushions

outdoor sofas, also in grey wicker style

wooden garden table to seat 12

Ample parking is available along the tree-lined pebble driveway.

The situation is extremely private. A handful of other dwellings can be seen but these are all character stone buildings which add to the charm.

Winter Lets. Le Vignau is available all year round. With underfloor heating, radiators in all rooms and a real log fire, it's a super option for winter breaks and Christmas gatherings.

le Vignau lies on the edge of a quiet village, reached with an easy 5 minute walk. Village facilities include a shop, post office, tennis courts, restaurant/bar, salon de the and boulangerie. A few minutes' drive and you'll find a wider range of shops and amenities at St Vincent de Tyrosse.


The property benefits from a secluded, tranquil location yet it's not far to drive to the coastal resorts of Hossegor (and Seignosse & Capbreton).

Also, it's a short distance to the principal resorts of the Pays Basque - Biarritz, Bayonne and St Jean de Luz. The Spanish border is less than an hour away.
