' ' mile from the pub in Horsebridge, on the Cornish side of the Tamar at the far end of a no through hardcore farm lane, stands a very handsome, large, detached Georgian/Victorian farmhouse. It has recently been totally renovated by craftsmen and refurbished by an artist to provide a superb, totally private, tranquil home surrounded by lush, wooded farmland. The occasional tractor passes. A gravelled drive sweeps up from the lane with rhododendrons on either side and a large grassed area beyond, gently ascending to woodland. At the back, an uneven cobbled courtyard with steps leading back down to the lane - fantastic space for older children, but small children should be supervised.From the garden, closed porch to rambling hall with original flagstone floor; two living rooms, one with open fire, the other with inglenook (woodburner), both with TV/DVD/Blu-ray and lovely views; huge kitchen/dining room (dishwasher, microwave, double-oven electric range, larder fridge) with original flagstone floor and vaulted ceiling; utility/boiler room (washing machine, tumble drier, fridge-freezer); loo (washbasin); door to steep stairs down to games cellar (darts, table football, small snooker table); back door to courtyard. Steep stairs up to landing which wanders in various directions (occasional step up or down) to four bedrooms ' two double (one with 6' bed, one with 5' bed and hooks for clothes-hanging), and two twin (one with hooks for clothes-hanging); romantic bathroom (suite with roll-top bath and separate shower); 2 steps down to smaller bathroom (bath plus hand-shower, washbasin); loo (washbasin). The East Sussex region

Devons River Country: Devon's middle. This is farmers' Devon. You come here to be amongst them: to walk and admire their beautiful, rich-soiled, hilly and wooded farmland and enjoy their excellent, proper pubs in usually hill-top, compact, unspoilt villages; and to fish for trout and perhaps salmon in the deep wooded and very beautiful valleys of the rivers Torridge, Taw, Tamar and Exe especially and for trout in reservoirs. Great, magnetic views of Dartmoor and Exmoor from most hill-tops, and it's an easy drive to both. But don't think a daily trip to the sea will be a doddle.

Tiverton is the main town (you can go barging on its canal); Crediton, in its red-soil vale, Torrington, where glass is blown, and South Molton are the others. All have proper, individual, useful, and, in some cases unusual, shops, for the locals firstly. Cider is made at Winkleigh, and it's a good place for lunch. Hatherleigh is good for several things, including its market.

Horsebridge

Horsebridge: beautiful wooded valley hamlet (15th cent. good food pub) which derives its name from the bridge, built by French Benedictine monks in 1437, spanning the Tamar River. A Tamar Trail passes through, offering excellent walking/cycling routes with historical mining heritage. Dartmoor and Tavistock, 4 miles.
