This spacious, detached bungalow is pleasantly furnished and is south facing with its own secluded garden and private mooring on the waters edge. It offers the perfect base for your self catering holiday whether it is fishing, sailing or just relaxing and looking at the wildlife or birdwatching.
If you wish to moor a boat alongside Coot Cottage there is a 45 foot mooring which is ideal for fishing. If the weather is not always dry and sunny there is a comfortable conservatory to sit in and enjoy the lovely views and watch the boats go by New from September 2010 MAIN RIVER FISHING from a private garden area located approx. 30 metres from Coot cottage.
The accommodation consists of 3 bedrooms, sleeps 6 (2 doubles, 1 twin bedded),2 bathrooms, kitchen, lounge and conservatory.

Norfolk is renowned for its tranquillity, attracting birdwatchers and those seeking solitude. The Norfolk Broads are an expansive area of navigable waterways, lakes, marshes and nature reserves. Some of the villages in Suffolk have changed little since the area was a medieval trade centre, adding to the picture book feel to the landscape.
The Horning area
The riverside village of Horning offers restaurants, pubs and tearooms, a delicatessen, post office, gift shops, butchers shop, Chinese takeaway and newsagent/general store to name but a few. There is a heated, indoor, swimming pool within walking distance and Bewilderwood the Treehouse Adventure Park is just up the road. The village green is a lovely spot to sit with an ice cream and watch the boats go by and the 3 pubs all have lovely riverside gardens in which to relax and have a drink and a meal.
Horning is on the River Bure and just 10 miles away from the City of Norwich (shop 'til you drop or visit the Castle and Cathedral) 2 miles from Wroxham (Roys department store, you can't miss it) and 15 miles from Great Yarmouth (sandy beaches, slot machines, the Pleasure Beach and lots more) and if you like walking or cycling there are some lovely trails.

Coot cottage was an ideal base for our holiday. It was well equipped and extremely clean and tidy. It had everything you could wish for and things you wouldnt think of having! It mainly had solitude and fantastic scenery, which changed every time a boat went by. The sailboats were amazing. The wildlife was unbelievable. Being from a cityish type environment, I got to see different species of ducks etc. Those you only ever hear or read about. Harry the heron. Tony and Cleo, the Egyptian geese (sometimes renamed as Onefoot and Christmas dinner) Mr & Mrs Mallard and The Mallard boys, to name but a few. I managed to hand feed several visitors. My elderly aunt was with us and having a bungalow was ideal. We spent quite a lot of time in the conservatory. Just having a major relax. Watching and feeding our feathered friends. It was just the break we needed. Many thanks. For future reference, stock up on sardines for Harry and bread/duck food to the others. Our third visit in 4 years ( missed one did not 'book' early , lesson learnt) another excellent week at Coot Cottage. Nice and relaxed in comfortable and warm cottage with a beautiful outlook with wild life visitors ( do not forget tins of sardines for the Herons) Response: It is a pleasure to have you in Coot Cottage. Coot cottage was immaculate, spotless and well equipped. As a base for our winter break it was perfect. Central to all the Broadland places we wanted to visit, with more than enough local amentities if we didn't want to use the car. We "tested" several local hosteleries, within walking distance and they all passed with flying colours. Our hosts were very helpful and made us very welcome. The main river fishing was a bit hard going but the private area at the rear of the cottage was full of roach and great fun. My daughters day was made when she got to feed a Heron in the garden, plus we watched Kingfishers, Geese, and various other birds of the Broads close up. A lovely venue, highly recommended.
