Ample parking on cobbled drive for three cars to the front of the property. Behind is a secluded lawned garden with pedestrian access to Ferry Road towards the Ferry Marina with leisure centre and pool and the riverside Ferry Inn.

Horning is just 10 miles away from the City of Norwich with its historic Castle, Cathedral and Market, 2 miles from Wroxham and within a few minutes drive of the other northern broads villages of Potter Heigham, Coltishall, Stalham and Sutton. Great Yarmouth with sandy beaches, slot machines, the Pleasure Beach and lots more is only 15 miles away and Lowestoft, Cromer and the North Norfolk Coast or the quieter beaches of Sea Palling and Winterton are all options for a day at the seaside.
There are plenty of cycling and walking trails for the more energetic and there are three day boat hire centres within easy walk of the house for those wishing to explore the Rivers Bure and Ant and nearby broads.
Horning itself offers river boat trips, restaurants, pubs and tearooms, a delicatessen, post office, gift shops, butchers shop, Chinese takeaway and newsagent/general store to name but a few.
There is a small heated, indoor, swimming pool and cafe within a few yards and Bewilderwood the treehouse adventure park is just outside the village. The village green is a lovely spot to sit with an ice cream and watch the boats go by and the 3 pubs all have riverside gardens in which to relax and have a drink and a meal.

"Ideal location for touring the Broads and coastline."
Great house, clean, well equipped. Not directly on river but still great view of it and boats coming up and down. Only met one set of neighbours but very friendly and helpful. Village 15 minutes walk away. Pub food nearby on riverbank. Visited Winterton on Sea. Nothing there except a cafe with fab cakes (and meals I think) but unspoilt beach. Great for small children to play in sand dunes. Loved it.
