About the home

Lake Cottage is a small charming cottage with lake views from every window. Ideal for fishermen being only 30 meters from Home Lake, the cottage has a tiled storage entrance with steps down into a newly fitted open plan kitchen with washing machine and dishwasher and dining/living room with wood burner. The master bedroom contains a double bed and a further bedroom is accessed from a door off the master bedroom and this has a set of bunk beds.

Electric radiator heating and first basket of logs included. Other electricity is not included and utilises a £1 coin meter.

Our Farm House and Cottages offer a full range of accommodation types, complimented by a full range of on site facilities. These include:

•Large outdoor solar heated swimming pool ( open May – September)

•Three well stocked coarse fishing lakes plus a stock pond.

•Tennis Court (not suitable for competition play|)

•Play Barn with small badminton court and table tennis table plus lots of toys and things.

•Small Gym, Suana and Spa. (There is a small charge for the use of the spa)

•Outdoor Children’s Play Area – recently installed, including trampoline

OTHER THAN THE SPA, ALL THE ABOVE FACILITIES ARE INCLUDED IN THE FARM HOUSE AND COTTAGE TARIFFS

Our lakes are naturally spring fed from the adjoining hills, which ensures a fine stock of hard fighting Carp some in excess of 20 lbs, Chub in excess of 6 lbs plus specimen Roach, Tench, Silver Bream Crucian Carp and Perch all in prime condition. We are confident that you will find the lakes and their tranquil and beautiful surroundings to your liking and that you will return again and again, like many of our regulars, to seek out some of our more elusive specimens.

Fishing is FREE to all residents of south Farm.

Conditions

Booking Conditions
South Farm Holiday Cottages and Fishery
1. Your telephoned reservation will be held for 3 working days to allow time for
receipt of your completed booking form & deposit of 25%.
2. Your booking will be acknowledged by a written confirmation and the balance of
the cost of your holiday is due to be paid six clear weeks before commencement date.
Non-payment by due date will be treated as a cancellation and we reserve the right to
re-let the cottage. Deposit will be forfeited.
3. If you have to cancel, please advise us immediately. All deposits are nonrefundable
and the insurance will cover most cancellations. We do strongly
recommend that you take out Holiday Insurance against cancellation. Insurance forms
are enclosed: please complete and send direct to the Insurance Co.
4. Cottages are let for the numbers specified on the booking form and in the event of
changes, or numbers increasing before arrival, these alterations must be made known
to the owners.
5. In the unlikely event of your cottage being unavailable for reasons beyond the
Owner's control, every effort will be made to provide an alternative cottage within the
Farm or a complete refund will be given. No further liability will be accepted.
6. Dog owners are reminded of their responsibilities regarding proper control and
hygiene. Dogs must not be allowed on furniture or be left unattended. Please do not
let them foul garden areas.
7. Friends and day visitors are welcome but they must be agreed in advance and a fee
will be charged for their use of facilities.
8. The owners reserve the right to access to the cottage at all reasonable times.
9. Cottages will be available with keys in the door from 3.00pm on the first day of
your holiday. Earlier access to the cottages is only permitted by prior arrangement.
Departure must be by 10.00am on the last day of the holiday so the cottages may be
prepared.
10. The owners will not be liable to any person staying at South Farm or any person
visiting the farm cottages for any personal injury. Fatal or non-fatal, neither shall the
owners be liable for any injury, loss or damage to any property including motor
vehicles, personal effects or luggage however caused or sustained. Nothing in this
disclaimer shall limit the common law rights of individuals.
11. Children must be supervised at all times and particular warnings observed.
12. We reserve the right to charge for breakages, damage and addition cleaning.
13.we will require a cash deposit on arrival of £75 (£200 for the farm house) and it will be at thesole
discretion of Debbie and Gary Spencer the resident manager to determine the correct level of
deduction for the items listed in ‘12’

Thanks once again to Debbie and Gary, you make us very welcome and we have enjoyed the week here.

Weather not good, but we have made the most of it. Fishing good plenty of carp up to 7lb and roach and Tench.

We liked the fact that you have brightened up the surrounding area with pots and plants very nice touch.

Great to be back in Lake cottage. Thanks to Gary and Debbie for the welcome on our return. Weather mixed but generally good. The fishing on home lake has been excellent but we were spoilt as we had the lake to ourselves most days. The improvements to the cottage are great.

Hope to be back again next year.
