South Farm offers self catering holiday cottages in Devon with free fishing open all year set in the beautiful Blackdown Hills, an Area of Outstanding Natural Beauty.
Nestled on gentle slopes between Honiton and Cullompton in East Devon, we offer a self contained holiday with a choice of four self catering cottages and a large farm house with its own hot tub, giving a total compliment for up to 40 people.
South Farm is an idyllic holiday destination within an Area of Outstanding Natural Beauty less than an hours drive from Exmoor or Dartmoor. The guests at South Farm can enjoy stunning views and share the wonderful facilities. A communal games barn with badminton, table tennis, toys, books and board games is ideal for children to let off steam, whilst adults indulge in a sauna and spa or use the gym, perhaps even swim in the solar heated outdoor swimming pool after a “knock about” on our tennis court. The grounds are extensive with picnic tables (BBQ’s also available) and there is children’s play-area with trampoline and play tower. Close to the cottages are three well-stocked coarse fishing lakes. The surrounding fields are where deer and buzzards roam, as night falls you may even see the badger family and foxes that often pay us an evening visit.

Apart from coarse FISHING in our lakes, strolling our quiet lanes and enjoying the birdsong and peace, we have our own access to adjoining Woodland Trust woods. Within walking distance there is also the Sheldon Equestrian Centre, Hollies trout fishery and by prior arrangement we can also arrange a visit to the local milking parlour only a short walk away by footpath. There is also good cycling, along the quiet country lanes.
Or you could take to the skies and after visiting the Memorial Museum at Dunkeswell, launch yourself out of a plane, parachuting, go gliding, learn to fly or drift overhead in a hot air balloon from Exeter.
Honiton, 7 miles away is a delightful Devon market town. Shop at a Farmer's market or the High Street shops that offer the best of Devon food, then browse through the antique shops. Also Visit historical Exeter, the regional capital only 20 minutes drive or bustling Taunton, a little further.
For the adventurous, there is 4x4 driving range, go-karting, hiking or mountain bike riding on our own Blackdowns, Dartmoor or Exmoor and surfing off the golden beaches of North Devon. And don't forget fossil hunting at Charmouth.
All year round Devon hosts Special Events and Festivals many of which are hosted at National Trust houses and gardens. So much to do and so little time!
If that all sounds too energetic come to South Farm with just a good book, a sketch pad or a fishing rod. Forget the car and enjoy the tranquillity and beauty of rural Devon. Be active or relax at South Farm.

Booking Conditions
South Farm Holiday Cottages and Fishery
1. Your telephoned reservation will be held for 3 working days to allow time for
receipt of your completed booking form & deposit of 25%.
2. Your booking will be acknowledged by a written confirmation and the balance of
the cost of your holiday is due to be paid six clear weeks before commencement date.
Non-payment by due date will be treated as a cancellation and we reserve the right to
re-let the cottage. Deposit will be forfeited.
3. If you have to cancel, please advise us immediately. All deposits are nonrefundable
and the insurance will cover most cancellations. We do strongly
recommend that you take out Holiday Insurance against cancellation. Insurance forms
are enclosed: please complete and send direct to the Insurance Co.
4. Cottages are let for the numbers specified on the booking form and in the event of
changes, or numbers increasing before arrival, these alterations must be made known
to the owners.
5. In the unlikely event of your cottage being unavailable for reasons beyond the
Owner's control, every effort will be made to provide an alternative cottage within the
Farm or a complete refund will be given. No further liability will be accepted.
6. Dog owners are reminded of their responsibilities regarding proper control and
hygiene. Dogs must not be allowed on furniture or be left unattended. Please do not
let them foul garden areas.
7. Friends and day visitors are welcome but they must be agreed in advance and a fee
will be charged for their use of facilities.
8. The owners reserve the right to access to the cottage at all reasonable times.
9. Cottages will be available with keys in the door from 3.00pm on the first day of
your holiday. Earlier access to the cottages is only permitted by prior arrangement.
Departure must be by 10.00am on the last day of the holiday so the cottages may be
prepared.
10. The owners will not be liable to any person staying at South Farm or any person
visiting the farm cottages for any personal injury. Fatal or non-fatal, neither shall the
owners be liable for any injury, loss or damage to any property including motor
vehicles, personal effects or luggage however caused or sustained. Nothing in this
disclaimer shall limit the common law rights of individuals.
11. Children must be supervised at all times and particular warnings observed.
12. We reserve the right to charge for breakages, damage and addition cleaning.
13.we will require a cash deposit on arrival of £75 (£200 for the farm house) and it will be at the sole
discretion of Debbie and Gary Spencer the resident manager to determine the correct level of
deduction for the items listed in ‘12’

Would just like to say a big Thank you to Gary and Debbie for making our stay at South Farm, Farm house so comfortable and enjoyable. It has been a wonderful holiday with so much to do tennis, badminton, horse riding, fishing, hot tub to name a few.

Our first visit to South Farm and we have truly enjoyed our stay.
Oaktree cottage is lovely, loved the layout and the superb views, the sunsets have been gorgeous. Appreciated the little touches like the flowers and candles. The facilities – games barn, tennis, trampoline and pool have all been tried and enjoyed.
Fishing has been fantastic, using luncheon meat and sweet corn just off the island. The lads fished the top lake and caught nearly 200 fish (little ones) in just one morning!
Thankyou Gary and Debs for a lovely holiday and for welcoming sister and family for a day visit.

Just spent 2 lovely weeks in Carp lodge, lovely place, lovely people and great fishing.
My husbands an avid fisherman and has been for many years so when he praises good fishing sites they must be good. He was out there fishing nearly every day and catching decent fish. Needless to say that we will no doubt be back some time.

Our 3rd stay at South Farm (1st stay in the Farm House). It still has a wonderful family feeling, long may it continue. We have enjoyed 4 days of glorious sunshine, tennis, badminton, fishing, trampolining and fishing not forgetting swimming in the rather cool pool although the thought of the hot tub made the swimming all the more bearable. I hope that we will be able to visit again. Thank you Gary and Debbie for your hospitality.

Being an OAP I have had plenty to see, the hills in the distance and the lovely birds in the garden. Seeing the girls in the hot tub, seeing Nick do a lovely BBQ. Great to be back in Lake cottage. Thanks to Gary and Debbie for the welcome on our return. Weather mixed but generally good. The fishing on home lake has been excellent but we were spoilt as we had the lake to ourselves most days. The improvements to the cottage are great.
