Located in a quiet residential lane in Ovacik, yet close to the thriving family resort of Hisaronu, Villa Palm is one of three, award winning Orka Homes, Hisar 3 design and is a superb, four bedroom detached property, with lovely views including Babadag mountain which forms a dramatic backdrop behind the pool.
This stylish and elegant villa also benefits from being in close proximity to the outstanding beach and lagoon at Olu Deniz and the ancient fishing port of Fethiye, considered to be in the best coastal area of Turkey.
The large private pool is located just a few metres from the house, separated by a lovely terrace where guests can relax and enjoy the sunshine and alfresco meals and to compliment this there is an outside BBQ. Surrounding the pool and terrace is a pleasantly appointed secluded and private garden with lawns and filled with Palm and Citrus Trees, flowering shrubs and plants enclosed by a pretty traditional Turkish stone wall and feature railings and illuminated at night.
The Villa is close to all amenities and ideally located for the many excursions and walks, the Lycian Way being the most famous. The main road to Olu Deniz and Fethiye, Ataturk Cd, is only 300 meters away from the villa providing good access to Olu Deniz, Fethiye and the night life of the Hisaronu 'strip'
Local taxis are available virtually 24 hours and the local dolmus (mini bus) every 10 minutes - early until late! - check local last return times.

The main door enters the rear of the property and opens up a into a large open plan living space with dining area, lounge, fully fitted kitchen, toilet facilities and staircase to first and second floors.
This attractive open plan space is furnished with modern lounge and dining furniture that compliments the delicate colours and the calming shades of cream and white which the room is decorated in. A large corner suite is focal to the living area and the numerous windows and large patio doors invite plenty of natural light into the house.
Neutral white and cream curtains shade out the most agressive of the midday sun.
All rooms are air conditioned at no extra charge.
The kitchen, fully fitted, is well equipped, benefiting from a water cooler, full cooker and hob, large fridge freezer, dishwasher and microwave. With plenty of storage and workspace too it is ideal for the preparation of full meals as well as snacks and food for the magnificent outside BBQ. English instructions for most appliances are in the kitchen bottom drawer.
The amazing front to the property benefits from patio doors which open directly onto the pool terrace. Passing beyond the shaded veranda and onward to the private pool are situated eight sun loungers complete with umbrellas and small tables. The pool terrace also houses a large wicker furniture set which seats eight people and a three seater swing chair. Surrounding the villa is the walled garden and lawns which are maintained on a regular basis.
On the first floor the large master en suite bedroom, houses a large double bed, wardrobes and modern furniture, together with an en suite bath/shower room which is ideally suited for small families. Next door to the master bedroom is a further double bedroom with an en suite shower room. The bedroom is furnished in a similar manner to the master bedroom.
Both bedrooms benefit from patio doors leading to attractive balconies which overlook the pool area and Babadag mountain.
The third floor which nestles in the eaves, has two further twin bedded rooms and a large shared shower room.
This floor also benefits from a gated staircase, an ideal kiddies zone, while you relax downstairs!
Both bedrooms have wonderful views from their windows of the mountain backdrops.
Watch the Paragliders (flyers) descending from the top of Babadag (father mountain), often achieving heights of 12000 feet! Absolutely amazing, if you have the stamina and are brave enough to do it !

The large family pool is located just a few metres from the house and has an outside shower.
Pool dimensions are 8m x 6m and kidney shaped and access is a short distance beyond the patio doors, down three underwater marble steps into the shallow small end of the kidney about 500/600 mm deep (2 ft for the non metric brigade !). As you progress through the kidney down the shelving central area, you will approach the larger end with its greater depth of around 1.5 meters, for that well earned cooling swim!
Separating the pool from Villa Palm is a lovely terrace where you can relax and soak up the sunshine, enjoy a BBQ or other al fresco meal. Pool and garden wall lights are automatically timed to create an intimate relaxed night time atmosphere for a romantic evening at home or a family night to remember.
Surrounding the pool and terrace is a lovely, pleasantly appointed walled garden filled with Palm, Banana and Citrus trees, shrubs and flowering trees and plants.
The pool has automatic timers for pumps and lights, we have fitted the latest Halogen type and the garden wall lights are also automatic
The pool area has eight sun loungers with four side tables and sun umbrellas, a large eight seater wicker garden dining table and chairs with integral umbrella, together with a three seater swing chair.
Please note: Beach towels are not provided.
Lucky visitors may see the wild Turkeys and Tortoises walking in the lanes, a rare treat!

Our maintenance company Gunes Maintenance is situated in Yengec hotel which is approximately 100 meters from the villa to whom all local inquiry's should be directed. You can also use their facilities as well, check them out on Trip Adviser and be sure to book well in advance for the restaurant!.
The maid service will provide a mid week clean and towels and linen changed on a weekly basis. So a weeks booking receives three visits and a two week visit five, this includes your arrival and departure cleans.
If you require additional towels and linen changed mid week, this is available at a local cost, please ask Huseyin from Gunes.

The Turquoise Coast/Lycia region

This is probably the easiest area of Turkey to get excited about. Wherever you travel here the coastline is gorgeous, the weather is excellent and there are heaps of things to see and do. The Turquoise coast is probably the finest in Turkey and because of this, it has become the principal destination of choice for many first time and repeat visitors. It is also, of course, the area that shows the highest level of tourist interest, the rugged nature of the area is exciting, but well worth the trip and with continually improving infrastructure more of the coastline can be seen.
Marmaris is not for the faint hearted! It is a large resort with many hotels and complexes with a busy holiday feel and bustling night life. If you want a traditional Turkish holiday this may not be the place to be, but a jewel in the crown is the old harbour and castle with its traditional bars cafes and narrow streets and picturesque water front. The beaches here will be the highlight of your holiday, with many public and untouched ones in town and the surrounding areas. Marmaris caters for all tastes, busy night life, sailing, watersports, night cruises, beaches, bar street and almost any activity you can think of, if you want to party - it is here!
Dalyan is a special & unique town which is overlooked by ancient Lycian Rock Tombs which are the last resting places of the Kings of Kaunos. The canal goes through the village on its way from Koycegiz Lake to the beach, so this is a great place to take a boat trip to one of the ancient sites. Dalyan offers something for everyone whilst maintaining a wonderful friendly atmosphere. The 7 Km long Iztuzu beach is protected, for it is here that the endangered Loggerhead Turtles lay their eggs and can be reached by the Dalyan Canal or minibus. Sarigerme beach and Ekincik bay are both well worth visiting and are popular trips from Dalyan
Kalkan is a beautiful town of character from the Ottomen era, once a Greek fishing village called Kalamaki it is now a upmarket resort offering its visitors a wonderful experience of Turkish hospitality. The waterfront has a selection of restaurants and bars to relax & watch the boats in the harbour or you can shop in one of the many shops selling local crafts & designer clothing. There is a pebbly public beach just beyond the harbour with a blue water flag! Kaputas beach is a lovely sandy cove backdropped by a striking mountain gorge.
Patara beach is a majestic 12 Km sand and dune waterfront in a designated national park area, both can be accessed by Dolmus from the centre in about ten minutes. If you stay in Kalkan then the beach clubs with ther paved platform terraces and sea ladders can be accessed by water taxi. Kalkan night life bustles with activity with tavernas and international restaurants aplenty in the winding streets and many excellent bars and shops.
The charm of Kas comes from its unhurried ambience & because it is further away from Dalaman airport it gets fewer visitors than the resorts further up the coast. Originally a local fishing village, Kas has lost none of its charm and here ruins of the ancient town of Antiphellus mix with the more modern buildings to create a unique & wonderful atmosphere.
Just 2km away across the water to the South is the Greek island of Megisti (Kastellorizo) which explains why this resort has a 'Greek' feel about it and even the Greek nationals from the Island come over to the Turkish mainland to do there shopping here and visit the medical centres. There are two beaches here, known as big and little pebble and they have many swimming platforms along the coast for a great swimming experience. A great choice of mouth watering Turkish restaurants awaits even the most demanding gastronome, with its cuisine ranked amongst the top five in the world. You will also find a myriad of bars and tavernas and for a little adventure, try the water taxi to Limanagsi beach and eat at the restaurant there.
This region reflects the ancient Lycia culture and they knew a thing or two about designing cities.
Between Fethiye and Antalya there are a score of sites worth seeing, Lycian, Dorian, Roman, and almost anything whatever you can imagine. Highlights include Myra, Simena, and just about everything in the Xanthos valley, not forgetting the magical site at Olympos. These excursions can be booked through local tour operators and the biggest selection are probably in Hisaronu, Fethiye or Kalkan.
The coastline from Marmaris to Fethiye is green and spectacular, the beaches are generally pretty good, ranging from large pebble to golden sand, and it is here, usually via Dalaman airport, that you will enjoy your Turkish summer Holiday and have a great time.
The key to enjoying all the delights that this area offers is mobility provided by just getting on the myriad of small buses 'dolmus' only a few pence each,running up and down the coast, you will be more than rewarded for your effort, and if you can hire a car the flexibility of exploring the more remote beaches, bays and villages.
The nature of the landscape lends itself to activity and a growing number of companies are offering daily excursions, tours and whole holidays based on getting out and doing things. Investigating the options before you travel will probably pay off in the long run but you'll find somebody willing to help you everywhere you go.
Do consider visiting out of season if you can. Any time from March to October is fine and the spring in particular is lovely down here. In the autumn the water is still warm and you should find everything easier and cheaper outside of the July/August rush.
Hisaronu and Ovacik lie close by in the mountains behind Olu Deniz, surrounded by pine forests and beautiful countryside. These resorts have grown from the popularity of Olu Deniz itself, as when the conservation area made it impossible to build more hotels and apartments by the sea, the hillside villages within easy reach of the beach started to grow. Both resorts are now incredibly popular with British guests and this area has something for everybody from the quiet resort of Ovacik, the bustling strip of Hisaronu with its many bars and restaurants to one of the most famous beaches you will see at Oludeniz with the Blue Lagoon. You will find something for all ages holidaying here, which is a perfect introduction for your first holiday, or one of the many visitors who return year after year to Turkey and often buy a property here!
Fethiye is a bustling regional centre and with a lot of history, one of the oldest towns on the coast and the most popular, it has a large flat coastal flood plain and a natural marina with both fishing and charter boats.
The summer season sees regular trips to Rhodes about one and a half hours away.
The famous Calis beach some 5Km north is served by water taxi or dolmus from Fethiye and is around 4 Km long where you will find a shingle beach with shops bars and eateries along the front.
Kaya Village or Ghost town as it is known is near to Ovacik and has great historical significance as well as its beautiful natural surroundings of the sea, forests, plains and hills. The original name of the village was Levissi. Kaya means rock and derives its name from the rocky land on which it was built. Surrounded by forests and leaning against rocky hills, backed by the sea and facing the fertile plains this district has attracted many civilizations throughout history. Predating the fourth century BC it has gone through many of the major and important historical influences and sometimes occupations, including Lucian, Roman, Byzantine and the Ottoman periods.
The first images you will see are the ruins of the Greek town. Turkish victory in the war of independence created an enmity with the Greeks fighting on the Anatolian soil and the Greek communities who for centuries had lived happily side-by-side and in friendship with them as neighbours. This culminated in an exchange agreement between the Turkish and Greek administration and the Greek orthodox population of Kaya were sent to Greece while the Turks living in Greece were sent back to Turkey. This was in line with the agreement of the Turkish, Greek population exchange on the 30th June 1923.
When the Turks arrived they could not settle in the historically Greek village and moved down to the plains and this created the appearance of a ghost town. There are still two churches standing and are worth a visit. The main one the Panayia Piryiotissa Basilica still has murals, mosaic floors and marble alter screens. Just outside the church is a small building containing human bones. When the Greeks were leaving they exhumed and took the skulls of their ancestors with them. The churches are thought to date back to around 1883 in the early Byzantine period.
The silhouette of Kaya composes of around 1,000 houses, 2 large churches, 14 chapels, 2 schools and they have survived in a partly demolished state to this day! The houses are built on the slopes and do not overshadow each other and show attractive samples of local architecture of that time. It is a tribute to the skill of the local workmen who built the village and included cisterns to collect rain and provide water. The Afkula Monastery was also built to the west of the village around 3 km away.
There has been a resurgence of Turkish interest in the village in recent years with a number of good restaurants offering international cuisine as well as traditional Turkish food, some of which offer a return collection service and are accessible by Taxi. The views and scenery are excellent and well worth the trip of around 10 minutes through the forest. Kaya has been declared a historical monument and we would advise you not to miss this on your visit to this area. It is a must!
Uzumlu village (grape village) is 18 kilometres from Fethiye, nestled in foothills. Here the quality variates of grapes are still grown, as the name of the village suggests. On looms found in most homes, a local pure cotton material known as Dastar is woven by the village women. Table clothes and curtains are among the finished products available.

"Excellent villa, location, people. Couldn't ask for more"
This was our second visit to Villa Palm and we love it!
Transfers arranged by the owners are efficient and great value. Communication is excellent and owners are happy to arrange for some supplies to be left in the villa so you can have something to eat and drink on arrival.
The villa is equipped to a high standard with everything you could need. The villa, pool area and gardens are very clean and well maintained. We stayed as a group of 7 aged from 7 to 69 and everyone had an amazing time. The Villa itself is in a quiet location but just a short walk to restaurants, bars and the taxi and dolmus stops should you wish to go further afield.
The Yengec hotel just down the road has a fantastic restaurant (book early!)
The Start apart a bit further down run by Miranda and her family is very friendly and a convenient stop off for a cold beer on the way home from a hot day. They have free wifi so we didn't miss it at the villa.

My family & I have stayed in many Villas in lots of different places over the years and we all agreed that this place ticked all the boxes for us.
We stayed at Villa Palm for 2 weeks in June 2013 and had a great time, the Villa is spacious, very clean and extremely well maintained.
There is air conditioning in all rooms which I'm sure is a God send in July and August, the water cooler is also a nice touch and the local shops at Ovacik will even deliver the large water containers to the Villa.
The pool is just the right size and not too deep, perfect for that much needed cooling dip.
There are ample sun loungers, parasols, tables & chairs and a lovely swing seat.
Also, there's a large "rattan" glass topped table and chairs with parasol for all that al fresco dining, barbeques and enjoying an evening drink.
We also took a few chairs to the back of the Villa in the evening and sat watching the sunset - beautiful.
The Villa has all the "mod-cons" you would expect and is excellent value for money overall.
We are an all adult group but the Villa is certainly kid friendly.
The Yengec Hotel which is a 100 Metres down the road is an absolute must for dinner (you do have to book in advance but well worth it) and the staff there are extremely helpful.
The transfer to and from the airport was also excellent value and prompt.
All in all a great experience and I'd recommend Villa Palm to anyone.

What can I say for the Villa except fabulous..... Ideal location, gorgeous scenery and beautiful Villa... Stayed at Orka hotel 2010, viewed Villa while holidaying there and booked for 2 weeks July 2011.... Had a fantastic holiday and met lots of friends. Liked it sooooo much booked to go back July-Aug 2012 for 3 weeks..... Loved the pics David posted on Facebook showing the garden now in full bloom and the banana tree with lots of lovely bananas. I have recommended the villa to many people as it is such a wonderful place for a holiday :-) <3 Lynn, Shannon & Linda

"Fantastic Holiday - will come again"
Had an amazing two weeks, everything you need is in the villa & more, all the staff are very helpful & we made friends with Freddie the frog. Perfect logation, easy access to the Orka Hotel & all it's facilities, turn left out of the gate & head towards the flag on the hill & within 8 mins you are in the heart of Hisaronu with resturants to cater for all tastes, we tried quite a few & the food was very good quality in all of them, further down the hill by bus/taxi you will find Olu Deniz & the Blue Lagoon, Try Buzz for great food, music & views of the sunset, great place to watch the paragliders landing. Jeep safari a must, wear your swimsuit as you will be wet from start to finish. Went to Rohdes by ferry & also the Blue Bay boat trip, with that & fitting a wedding in we have left a few things for the next visit. All in all the best Villa we have stayed in. "Fabulous stylish villa in beautiful suroundings"
Just returned from Villa Palm after 1 weeks holiday and believe me it wasnt long enough!
This villa exceeded all of our expectations. It is simply gorgeous.
I have booked a few times through holiday letting and i have to say this was property was the nicest by far. You actually feel like it is a home rather than a standard rental property.
It was our first time in Turkey and i guess when you go anywhere for the first time it is nice to be given direction on what to do when leaving the airport and where to go etc... well rest assured the owners David & Christine send you all the correspondance you require with a step by step guide on what to do. Any email i sent was quickly responded to and gave me complete piece of mind.
My family and I have fallen in love with this villa and Turkey and hope to return next year for longer.

stayed at this excellent property in July 2011 facilites of a very high standard house cleaned daily and towels and bedding changed every 48 hours 2 weeks was hardly enough to explore all this area has to offer recommend : food at the Lemon Tree in Hisaronu Trips with Tarkan at Seaside Travel in Hisaronu The Barbeque evenings at Orka Hotel The bar staff at Orka Hotel (brilliant lads) Fethiye Market ..... the list goes on will be returning in 2013 for 3 weeks ... cant wait Carol , Antonia and Jon
