The Tropical Beach House is a true beachfront property superbly located right on the beach at Thiranagama just south of the centre of the popular Sri Lankan resort of Hikkaduwa, right in the middle of one of the most expansive and beautiful beaches in the South West of Sri Lanka. The beach house at Hikkaduwa provides you with a very comfortable base from where you can enjoy everything that the area has to offer, such as surfing, diving, snorkelling, nature watching or just basking on the beach in Sri Lankan sunshine!
Enjoy a drink at our 'sundowner' snack bar as you watch the last of the sun dip down into the Indian Ocean, whilst having a fresh seafood BBQ prepared in front of you. Maybe you'll be lucky enough to see the local fishermen hauling in their catch or a turtle coming ashore to lay her eggs! Later on, perhaps take a stroll along the beach and sample some Hikkaduwa nightlife. Enjoy all the advantages that come with renting your own beach-front holiday villa in Hikkaduwa and take everything else at your own pace.
As I hope the image tour conveys, the views from the holiday villa of the beach and Indian Ocean at the bottom of the garden are simply gorgeous!
For the duration of your holiday in Hikkaduwa, Mahinda and our cleaning staff will be on hand to clean as often as you wish and attend to your every need. They will happily arrange local tours, Ayurvedic massages, diving trips, BBQs, meals to be prepared or anything else you can suggest.
The Tropical Beach House can accommodate a party of up to 8 people in 4 bedrooms (with at least 3 couples). We provide bed linen and towels and can supply a cot, as well, if necessary. WiFi internet access is available throughout the beach house complex.
The ground floor of the Tropical Beach House has 2 air-conditioned en-suite bedrooms - one king-size double and one with twin beds - a dining room and a fully-appointed kitchen. In front of the beach house is a private beachfront garden with a swimming pool (7.30m x 3.65m), a very large shaded veranda and an additional outdoor plunge pool, which is ideal for relaxing with drinks whilst watching the kids splash around in the pool.
The whole upper floor of the Tropical Beach House is a self-contained studio apartment featuring beautiful direct ocean views through wide sliding glass doors, which lead out onto a large shaded balcony. It comes complete with air-conditioning, a fully-equipped kitchen, dining table, king-size 4-poster bed, washing machine and an en-suite bathroom with hot-water shower. The Cabana in the tropical side garden is an air-conditioned bungalow and comes complete with a fully equipped kitchen area, an en-suite bathroom with a hot-water shower and a separate shaded veranda.

The beach house at Hikkaduwa is a great place to unwind, sample the local surfing and diving opportunities, and from where you can then start to explore this stunningly beautiful island.
Hikkaduwa is located 100km south of the country's capital, Colombo. The area is well-known for its coral sanctuary and the proximity of wonderful scuba diving sites to explore. With its unique beach culture, Hikkaduwa has long been the most popular diving and surfing area in Sri Lanka. In the centre of Hikkaduwa, a lagoon also creates a beautiful and safe snorkelling area. Further south, where the currents are stronger, surfing is the dominant water activity. The impressive coral reef runs just offshore and is populated by exotic fish and sea turtles that come ashore on this beach to lay their eggs.
After watching the last of the sun dip down into the Indian Ocean, relax around an open fire with a seafood BBQ or take a stroll along the beach and sample some Hikkaduwa nightlife instead. Maybe you'll be lucky enough to see local fishermen hauling in their catch or later on at night, a turtle coming ashore to lay her eggs!

"Not off to a great start ......"

I am SO sorry this happened to you! The audacity of this theft has really shocked us. We have never experienced anything like this before and we are determined to prevent it from happening to us again!
I have already given the go-ahead for a night security hut / daytime snack bar to be erected in the bottom corner of the garden, which will allow us to keep watch over our guests 24/7. We will also be improving the security lighting we have in the gardens and installing some additional security systems.
I would also like to apologise for not emailing you directly but I have been communicating with James, who arranged your booking. His comment to me was as follows:
"Mahinda has been excellent in speaking with the police etc and done everything he can to solve the issues. On the whole it has been a minor issue but not one which has disrupted the holiday significantly. It certainly won't stop us from returning in 2015."
I can't understand the reasoning regards obtaining a crime reference number for you to make an insurance claim but I'll speak with Mahinda to see what can still be done.
As a general note, guests should always bring their valuables inside the property before going to bed at night. Close and lock the front doors from the inside. This is advice that should be followed wherever you stay on holiday but particularly necessary when staying in a property that backs straight onto a public beach. There will always be a trade off between securing the property at night and preserving the Ocean view during the day.

Firstly, Sanjay, thanks for the lovely comments about the house and its location. It's so nice to hear that you appreciated some of the beauty of the place especially given that you were staying in an off-season month, which explains why the beach was particularly quiet then.
We are definitely going to digest your constructive criticisms but here are a few comments that I would like to make in response:
1. The Tropical Beach House is offered on a self-catering basis. It is not a hotel. We can usually arrange for someone to prepare meals for you or assist in a myriad other ways. However, in this case, due to circumstances beyond our control, I believe that nobody was available to cook for you. I apologise but this is really just one of those things that sometimes happens. Given its proximity, Cinnamon Gardens was a reasonable alternative for you. Obviously, we have no control over the service offered this but I have always enjoyed eating there and have had lots of positive feedback from guests who have done the same over the years. I should also explain for the benefit of others that Rs5,000 is currently GBP£22 and this does not seem to me an unreasonable food and drink bill for 4 people.
2. Chaminda is primarily the caretaker at the property. His role is varied but he usually works much harder when there are no guests staying. When the property is occupied, he generally respects the privacy of guests and often enjoys a little well-earned down time. However, he should still be available to help out and clean your rooms as often as daily, if that is your wish. This is not what everyone wants, which is why I say in my welcome notes that you must make it clear at the beginning of your stay how you wish to be catered for. I'm sorry to hear that you had difficulties communicating with each other.
3. Mahinda is my local business partner and a fellow investor. He is almost always available to greet new arrivals but at this particular time, he really did have quite a bit else going on. However, as you say, he still made time for a daily appearance and was available to speak on the phone with you at any time.
4. The Tropical Beach House is indeed about 2km South of Hikkaduwa town, which makes it just about the most perfectly located beachfront property in the area for its proximity to the vast majority of activities that can be found BETWEEN the two locations yet still remaining in a largely residential area.

I do understand that the large veranda does have an impact on the lighting levels inside the house - particularly in comparison with the bright sunlight outdoors! However, I do have a plan to improve the situation with the installation of sliding glass doors at the front. Watch this space!
I'm not sure that I will ever want to introduce AC into the living room, as well as the bedrooms, since my guests generally spend most of their time outdoors under the veranda and regularly pass through the house to pick up provisions from the kitchen.
