Built in 1832, No.28 is a large family home with direct sea views and forms part of a pretty late-Georgian Terrace in Herne Bay, a small seaside town in Kent, England. The area enjoys good transport links to London and wider south eastern England. The house has direct sea views and is in the best part of town; convenient to all amenities and not right on top of them. The area is great for walkers and cyclists, turn right out of the front door and walk along the coast to Reculver and beyond or turn left and walk along to Whitstable, perhaps stopping off at JoJo's restaurant at Tankerton for lunch.The house layout:

Low cost on street parking is available right outside and the train station is just a few minutes cab ride or a pleasant 20 minute walk away. The towns restaurants, pubs, shops and Saturday market are just a hop, skip and a jump.

The Kent region
There are some great local restaurants and pubs in Herne Bay and surrounding area, there is a guest information book a the house with full details.
It is possible to hire Jet Ski's, Boat trips, Golf. Four bicycles come with the house, bicycle hire is available a short walk away if you need more.
If you are walkers, turn right out of the front door and walk along the sea front to Reculver Country Park or left for Whitstable.
The main shopping area is Mortimer Street and the High Street, Herne Bay town has very few chain stores in favour of local independent shops. There is a family friendly swimming pool nearby as well as a gym and cinema.
No.28 is at the best end of Central Parade, which runs along the sea front of the town. We are walking distance to the main streets, pubs, shops, restaurants, traditional seaside offerings of candy floss, crazy golf and amusement arcades and not on top of them.

We booked this house for my husband's 40th birthday and we are so glad we did. The house is beautifully and thoughtfully appointed with many fun touches, full comfort, and everything you could need to host a large group. We look forward to our next visit!

We recently had the enormous pleasure of staying at the Regency Beach house and seeing the New Year in together with a group of close friends and family. It was altogether a wonderful experience from the moment we arrived and strolled up the garden path to the lovely blue front door to the time we had to close it behind us. The house has been beautifully restored by its owners and is full of light, warmth, comfort and colour. Every space and corner has been lovingly arranged and thought out and no detail has been spared from the basket of blankets next to the fireplace to the stick of rock left on our pillows. The 6 bedrooms are all of a surprisingly good size with beautifully comfortable beds and sumptious bedding and towels - the front facing have spectacular views to the sea. Even with 12 of us there was more than enough space and when we werent revelling in the warmth and comfort of the house itself we enjoyed using the little back garden gate to potter out into the town of Herne Bay to do a bit of shopping. There is plenty to do there and the town boasts a good selection of restaurants and local drinking houses. I cant recommend this lovely property highly enough. Whether you are planning a short weekend by the sea or longer - you will love your stay here. It is a very special place and all credit to the owners. We will definitely be returning! As for the complimentary bottle of 'Little Bird' gin...well, try it for yourselves! You wont look back! CM & RF

After having such a lovely weekend staying at No28, I feel it’s only fair to share my experience. My first impression was the grandness of the house not to mention the proximity to the sea. Once inside the house I didn’t know where to look first. The house or should I say home as it felt as soon as I stepped inside, has been lovingly maintained and oozes character and charm. It is furnished beautifully throughout and feels like a home not a holiday let. The accommodation is generous and very proportioned. The bedrooms are tastefully presented with crisp white linen and towels. A stick of Herne Bay rock was sitting on our bed for us which was a lovely touch. A bottle of Little Bird Gin was waiting for us and we didn’t waste any time in opening it. We quickly relaxed in the large living room and all admired the stunning sea views. It is a very social home with a large dining room off of the living room. There was ample space for everyone to enjoy the house without it feeling like we were on top of each other. No 28 comes highly recommend from me and I look forward to staying in the house again in the summer to make use of the outside space and the 30 second walk to the beach.

"Wonderful Sea Views"
Our recent stay with a group of friends at the Regency Beach House was a joy. The photographs do not do the house justice, it has a tranquil warmth, beautifully decorated to a very high specification, having a sophisticated chic charm whist retaining a comfortable relaxing homely feel. The size of the property makes large group holiday’s possible and even with 12 people in the house it feels very open and spacious. We all enjoyed watching the sun go down over the sea from our deck chairs on the terrace whilst sipping cocktails and over the 3 day stay enjoyed gathering in the wonderfully comfortable dining area for discussions and good food. The owners have been meticulous in the care they have taken to make guests feel welcome and cater for all they would need for a stay. Herne Bay itself has an old English seaside charm with an eclectic mix of well-established shops and contemporary vintage establishments. Antique lovers and vintage collectors will love hunting for a bargain. Overall I would highly recommend this property and will be return in the not too distant future for a family gets together.

It is such a lovely situated town house by the beach.... It is brilliant that it is so close to London, yet you feel like you were south in Devon. Regency House is right on beach (with the road in between), so all bedrooms (bar one) over look the sea.. Just exquisite to wake up to the pink sun rise and later on witnessing the red/orange sunsets on the horizon. The house itself, has been tastefully designed with French Country meets English Urban chic - plus an AGA, so in the Winter you will be toasty. The house boasts of many spaces, from the bay windowed front room to the outside terraced areas in the back yard. Cannot wait to go again and enjoy my weekend away from London...

"Sea breeze & breathtaking views"
Walking in the No.28 was a feast to the eyes, each room as beautifully presented as the previous. The lounge & dinning room large, opening planned & over looking the sea. Plenty of space to entertain my 9 other guests. The front terrace is laid out with deck chairs on your arrival & quite possibly the perch of my favourite sunset to date. The back garden in laid with shells & more desk chairs. We re-named it 'the beach' - a great place to hide from your rowdy mates! The entire place was clean & tidy on arrival - bedrooms, bathrooms, kitchen & communal spaces all faultless. The rooms are all spacious and the beds comfortable. The owners recommended a couple of local restaurants - Riggins & Jojo's, we thoroughly enjoyed both & would also recommend. I would recommend this beautiful property to all.

"Stunning House with Panoramic Sea View."
What a beautiful, big, Regency House this is. We stayed here with friends for a long weekend in August. House is impeccably finished and is very tastefully decorated. The beds were very comfy ! Always a bonus! Attention to detail is amazing. The Panoramic Sea View was great and sunsets beautiful. It was my first visit to Herne Bay and I'm looking forward to my next stay already!

"A fantastic birthday weekend celebration venue"
Twelve of us friends stayed at The Regency Beach House for the birthday celebration of one of our party and it was the most perfect venue. The views are stunning and it was ideal for relaxing in deckchairs on the front raised terrace watching the seafront world go by. Inside all the rooms have fantastic proportions and the whole building has a great feeling of light and space. And again, from the huge bow-fronted windows: that view!! Location is good as there were plenty of eating venues within walking distance in Herne Bay and on the Sunday we walked into Whitstable (it's not that far and the coastal path is an easy stroll) for oysters.

"Perfect Home From Home For Glamorous Getaway"
We found 28 through chance and it certainly did not disappoint! We wanted a large rental that the whole family could use for a special weekend get together and it really felt like a luxurious weekend home... The only disappointment was that we only had the weekend there - everyone was in full agreement that we'll be back! The owners had thought of everything- from the layout of the house and it's multitude of bedrooms all set up with stunning bedding, to the deck chairs we used to watch the sun go down - blissful! We had thought we'd use 28 as a base for the weekend but the reality was we only left to buy food for cooking and for the occasional stroll along the sea (which is literally a stones throw away!) I couldn't recommend highly enough - and have the feeling this will become a regular place for our family to escape to. Wonderful! - The Joneses

"A wonderful stay in a beautiful house."
The views out to sea from the house are simply stunning. The house itself is beautiful; great care has been taken to create a stylish, tasteful space where you can relax and enjoy the lovely surroundings. The house is spacious but cosy and comfortable too and the bedrooms are light and airy; ours had a lovely view out to the front lawn and sea beyond. The house is situated within walking distance of local pubs and restaurants with a lovely park for the kids. Overall, one of the best places we have stayed and we can't wait to visit again!
