About the home
The house is situated in the last row of the Old Town, with panoramic views over the entrance to Boka Kotorska, a World Heritage Site. The WOW! factor must be the amazing views, with the headlands of Croatia on the right and Lustica on the left. Four terraces and gardens allow for personal privacy and a variety of places to sit and to dine at different times of day while still enjoying this fabulous location. The house has a path shared only with immediate neighbours to the green market and central old town square ( two minutes) from which it is 10 minute walk down to the beach.Private shaded parking.
Renovation is of the highest standard, with new furnishings (room for everyone to sit together comfortably) and original artworks. Kitchen equipment and table wear is all new, plentiful and like the house in excellent condition. There are tables and padded armchairs on all terraces, with some sun loungers.
The traditional summer kitchen with the original built in barbecue and deep shade under a solid terrace and vines provides a cool place in summer and a dry and sheltered place to cook and eat outdoors in spring and autumn, day or night..
There is an en suite bathroom and a shower room as well as an additional separate toilet.
Adults, children and elderly less mobile guests wil be comfortable and safe here, with 'something for everyone' close by in the Old Town and along the promenade with dozens of swimming beaches which stretches for miles from the harbour (10 minutes walk). Explore the old lanes, churches and little museum, join the cafe society, walk for miles, swim or dance, you will find all you need here. The privacy and views from the house mean that staying at home is also an enjoyable and peaceful way to spend a day or evening.
Shopping for provisions for eating at home could not be easier with several grocery shops nearby. There are plenty of good restaurants serving grilled fish and meat with fresh salads, vegetables and breads along with excellent Plantaze - the best Montenegrin wine, within a short walk of the house.
Cyclists, walkers and those wanting to take small boats around the bay to little beaches can find these amenities easily. Drivers can explore Montenegro from this base. What ever you like to do (or not do!) on holiday this is the place to be.

General description

Mix of old and new furnishings, original artworks, books to read and games to play. CD player /radio. Bring your own CDs. No television. No sofa beds. Cot/highchair available on request for small rental fee from managing agent. Ceramic floors in wet areas, solid wood parquet throughout other areas. You can usually pick up internet on the terraces, if not there is an internet cafe in Bella Vista, one of the squares in the old town a few minutes’ walk. Good mobile coverage.

Herceg Novi sits facing the entrance to all of the beautiful Boka Bay. The region has become increasingly popular over recent years, recapturing some of its fame from the 1960's when it was a destination for film stars and their entourages.
It is a peaceful country and really on the 'up' , with massive property development in the Budva Riviera region providing work for many and a major employment and opportunity boom for people from far and wide, not just locals.
Boka Bay has had a more paced role in this revival of tourism, and retains its charm and scenery to a high degree. The area around Kotor has many new developments, as has Denovici and its neighbours. Generally speaking these fit in reasonable well, with a few exceptions.
There are dozens of places to visit and really something for everyone more or less everywhere in peak season, with Herceg Novi being a focus for local life in the quieter months around the bay, followed by Kotor

The Herceg Novi area
The Old Town of Herceg Novi is awash with history of its rich seafaring past. The present seafaring is of a more relaxing nature, with small boats to take you to little beaches and tiny resorts such as Rose on the Lutica peninsula, and the local children's sailing club lessons. At night you can see the fishing boats lights as they comb the entrance to Boka Kotorska for fish, which are on every restaurant menu daily.
The promenade from the harbour along the coast stretches for miles, dotted with cafes restaurants and dozens of places to swim, some cafe beaches with 'waiter service' in peak season. There are loungers and parasols to hire
Herceg Novi is a safe and friendly place, popular with families and people of all ages in peak season, but with 'normal life' continuing through out the year. There always seems to be a new event taking place, film festival, book fair, children's performances, concerts, parades and so forth around the town no matter what time of year you visit.
It is obvious when you visit Herceg Novi that it enjoys an exceptional climate. It is a micro- climate with excellent conditions for Mediterranean foliage and a history of seafarers bringing sample plants to grow in their home town. Thus leafy and green with many long established trees and pretty parks - providing a freshness in hot summer time unlike anywhere else in Montenegro.

The easiest way to get to the house is to fly to Dubrovnik (25km), Croatia, from where you can hire a car or take a taxi.
The journey from Dubrovnik takes from 35 minutes depending on traffic. From Tivat (15km) 50 minutes depending on traffic.
Airlines currently flying to Dubrovnik in Croatia : BA (year round from Gatwick), Thompson, Monarch, Aer Lingus, Easy Jet, Air Dubrovnik (year round) Croatia Airlines, with direct flights from Belfast International (Jet2) and many other UK airports in season, there is a steady increase in flights available so look carefully. Montenegro Airlines fly to Tivat in Montenegro.
There are taxis and car hire at the airport, but it is generally cheaper to arrange in Herceg Novi and the owner can help arrange this.

Approach: Small private lane south off the Jadranska Magistrala (the coastal road built along the entire length of former Yugoslavia) shared with two neighbours, private parking for three cars (crucial and rare in an old town) gated gardens with one apartment up and one down a few steps beside parking, partly shaded by an old magnolia tree.

We have stayed in Zuta Kuca twice now and will hopefully return again soon. The upper apartment is perfect for families. With two children disappearing upstairs to their own rooms and balcony we had plenty of peace and quiet. The house is beautifully clean and comfortable and really well equipped. We had a week of very high temperatures and so the air conditioning was brilliant. The views from the balconies are unbelievable and as we saw no clouds for a week on our most recent visit so the views were even better than ever! Herceg Novi is a lovely town - plenty of restaurants and cafes, very friendly locals and a great atmosphere during the day and evening. Local beaches and those you travel to by boat are beautiful. We would highly recommend a stay in this lovely house in a beautiful unspoilt part of the world. |

We are a family of four with two children, 11 & 8. Montenegro is easy to travel to and the people are very laid back and welcoming. The Yellow House is a great house, we stayed in the larger 3 bedroom apartment which is really well set up - it is modern with new aircon in every bedroom and the lounge, two bathrooms and also a third toilet, and is tastfully furnished and feels realy homely with some lovely personal touches. The four terraces provide stunning views, and two have grapevines running overhead and around, with limes and figs in abundance in the garden to take advantage of, as well as a great BBQ area. Although we hired a car we parked it all week bar a day visit to Dubrovnik which is very easy, we stopped at Cavtat on the way a lovely stunning coastal town most of the way there (45 mins, just beyond the airport) Herceg Novi is a great base for seeing and experiencing Montenegro. The house is 2 minutes walk from the daily covered food market, the main square, and the old town. It is is a place to walk around, and visit cafes and take in the views and the people. It is not commercialised and never felt busy, yet is a thriving and bustling place. There are beaches on the front, and we also went across to Rose which is beautiful by watertaxi that was 10Euro each way for all of us on a couple of days for the beach and lunch. There is alot to see historically here, there is plentiful watersports - kayaking, jetskis, dougnuts etc and bicycle hire all very reasonable - the latter being 2E per hour for instance. The only caution I would place on travellers is that Herceg Novi is built up the hillside so has many steps down to the front, its not an issue for the average person and is part of the charm of the town, but would be for wheelchair users. As a rental I would highly recommend, and we will visit again ourselves. |

Do not be misled by the approach off a busy main road. Zuta Kuca is a haven of peace and tranquillity. We are experienced holiday renters and there is always a shortcoming or a lack of some vital equipment. Not so here.. We had a wonderful 10 day stay during a heatwave which forced us to spend more time in the aappartment than we had anticpated. Sitting on the terrace gazing out to sea was the enforced rest we really needed. It was so peaceful not having internet or TV . It is only a short walk to the centre of the old town and the wonderful Green Market and a good selection of restaurants. It is a long walk down to the harbour and seafront but well worth the trip. A taxi back costs only a couple of euros if you do not have the energy for hundreds of steps. Easy acces to lovely beaches by boat from the harbour. An excellent base for exploring Montenegro and Dubrovnik. |
