A Grade II Listed character cottage located in the picturesque hamlet of Flaunden on the Bucks/Herts border in the Chilterns, an area of outstanding natural beauty, with numerous wonderful walks and cycling from the doorstep. Within a short walk of two excellent pubs/restaurants. An ideal base within 10 minutes drive of rail access to London. Access to M25 junction 18 and M1 junction 8 approx 15 minute drive. Within close proximity of Heathrow and Luton airports (20miles). Within a few minutes drive of the villages of Chorleywood, Sarratt, Chipperfield and Bovingdon with local shops etc.

Storm porch and front door leading into the character dining room, with table, four chairs, dresser and brick feature fireplace. Double glazed doors lead into the very pretty sitting room, with beamed vaulted ceiling, feature brick fireplace and wood burner. Flat screen TV, dvd player, stereo system, sofa seating 2/3, rocking chair and additional chair. Patio doors lead to an attractive small courtyard garden with table and four chairs.

Kitchen with hob, double oven, microwave and toaster. Utility room with washer/drier. Freezer. The main family bathroom is downstairs, with shower over bath, heated towel rail and underfloor heating.

Upstairs there are two double bedrooms, the first has double bed, bedside tables and lamps, chest of drawers, desk with chair and hanging space. The second bedroom has a double bed and chest of drawers, bedside tables and lamps and hanging space with en-suite shower and separate en-suite toilet.

Gas central heating throughout. Broadband and Wi-fi.

You can park outside the property to unload but we would recommend parking in the layby nearby (within 50 yards of the property) overnight.

Please note that rental includes a £15 allowance per week for electricity and gas in summer and £35 per week with one basket of logs and some kindling in winter. This allows us to be environmentally green with any extra charged as used..

A car is recommended as there is only a limited bus service.

A Damage deposit is required which is £100 for up to two weeks stay, £200 for three to four weeks and one week's rental over 28 days. This is to be paid directly to the owner on payment of the final balance.

Regular trains to London (30mins) from either Chorleywood Station via Metropolitan Line to Marylebone or Hemel Hempstead via London Midland to Euston.
