It is a charming 17th century detached stone cottage which oozes character inside and out. For those who want to get away from it all. Little Roscaddon is a hidden gem, in a very special and gloriously unspoilt location. It is 300 yds through the trees to the waterside of Gillan creek and the beach at Gillan Cove, a 15 minute creekside walk, is relatively unknown and remains peaceful all the year round. It is less than 1 mile from Helford, and perfectly positioned to explore the Lizard peninsula, with nowhere more than a 30 min drive away.
Little Roscaddon comfortably sleeps 6 to 8 guests across four bedrooms.It offers good sized rooms and ceiling heights. The two lounges offer flexibility for adults and children to enjoy separate entertainment. As well as being perfect for one family, the cottage would also suit extended families holidaying together as the upstairs and downstairs are both completely self contained, yet linked by a staircase.
Situated at the end of a private lane accessed through open fields, Little Roscaddon, formally farm buildings, occupies an idyllic setting. It has a beautifully laid out south facing garden which is flooded with sun all day long. The garden has seating and BBQ areas, and a wealth of well stocked flower beds. In addition, there is an acre of woodland - perfect for children to explore and build dens.
It is only 5 minutes walk away from the beautiful village of Manaccan with it's thatched pub serving good food. The village also boasts the renowned South Café with its wonderful menu of fresh local produce, and a post office/general store. 2 public tennis courts and a childrens play area are also available.
There are sheltered creekside beaches and coves within walking distance for those wishing to relax, explore rock pools and potter in the canoes provided. Some of Cornwall's finest beaches are within 20-30 minutes. The Lizard is packed with spectacular scenery, pretty villages and harbours and a wealth of places to visit.

Little Roscaddon has a flexible layout, arranged over 2 floors. Upstairs there is a large lounge with Sky TV/DVD, good-sized kitchen, dining/sun room, 1 double bedroom, 1 good-sized twin bedroom, bathroom and separate shower cubicle. The upstairs lounge is a lovely room with a huge inglenook fireplace and granite surround. It has superb views over the fields beyond to one side and the rear garden on the other. There is a good sized kitchen with built in oven and hob, again with far reaching views over rolling farmland. The sun streams into the dining/sun room, and this room leads out into the pretty, south facing rear garden. The upstairs master bedroom is a beautiful room with a 5ft bed and 2 low level windows at garden level which capture the morning sun.
Downstairs is a second lounge, with Sky TV/DVD/VHS and a Playstation 2, which is full of character with its whitewashed stone walls and quirky curved hallway. There are 2 further bedrooms, one a good-sized double and the other with 2 bunk beds plus pull out bed underneath. In addition there is a pretty family bathroom and second kitchen with cooker, sink and fridge. The front porch opens onto the private lane which leads up to the cottage's woodland. The lounge also contains a large sofa-bed. Additionally, there is an understairs boiler area, with built in drying racks.
Outside is a separate storage area, containing the washing machine and tumble dryer.
As well as being perfect for one family, The cottage would also suit two families holidaying together as the upstairs and downstairs are both completely self contained, yet linked by staircase

There is a pretty south facing garden to the rear, with two seating areas, gas BBQ and several areas of lawn arranged over different levels. The garden extends around three sides of the cottage, and there are quaint pathways and steps which lead between the flower beds. There are good views of the rolling countryside beyond. The sun shines into the garden all day and it is a beautifully private and sheltered place to enjoy your morning coffee or an evening drink/meal.
The cottage has various canoes, bodyboards and an inflatable rowing boat for exclusive use by our guests.
Stroll down the path through the trees to the waterside of Gillan creek - a truly magical setting. Use the cottage's canoes to explore the tree-lined creek, go fishing or paddle up to the beaches at St Anthony, Flushing or Gillan. Or just relax and enjoy its stunning natural beauty as time stands still.
Adjacent to the garden is an additional 1 acre of woodland, with views down to Gillan creek from the far boundary. Perfect for children to explore, build dens, climb trees and have fun. To the front there is a private lane with parking and turning areas.

The Lizard is the southern-most peninsula in Britain and is considered to have the warmest climate in the country. With its crisp, clean air, there is year round colour and greenery. It's spectacular rugged coastline affords breathtaking views, and provides stunning secluded sandy coves and hamlets where time has stood still. It is a designated Area of Outstanding Natural Beauty.
The Helston / Helford River area
This Traditional Cornish stone cottage is situated at the end of a old farm track, alongside two similar properties, on the edge of Manaccan, a picturesque village on the Lizard Peninsula. The village boasts a fine pub, the famous South Cafe, with its locally sourced menu and a post office/general store. Tennis courts are also available. Manaccan is an ideal holiday base for visiting the numerous beaches, coves and tiny villages and hamlets of this tranquil Cornish peninsula.
There are pretty creekside beaches within walking distance at St Anthony, Gillan and Flushing. With excellent access to the Lizard's breathtaking coastline, there are plenty of stunning beaches less than 25 mins away (eg Porthleven, Gunwalloe, Kynance Cove, Kennack Sands) and invigorating coastal walks to enjoy. Nestling in between are pretty coves and hamlets such as Mullion, Cadgwith and Coverack.
Close to the Helford River and the famous Daphne du Mauriers Frenchman’s Creek, it offers an excellent base for walkers as it is very close to the South West coastal path and visitors can enjoy breathtaking scenery and stunning sea views. There is also excellent cycling down the numerous quiet country lanes.
The sailing waters of the Helford River with it's waterside pubs and tree lined creeks offer some of the best day sailing in the country, and are easily accessible from St Anthony and Helford - both less than 1 mile away. Boats can be hired from St. Anthony where moorings, launching of boats and trailer storage can be arranged.
Pretty Helford village with its chocolate box thatched cottages and the creekside Shipwrights Inn is just 1 mile away. There is a passenger ferry from Helford village across the Helford River to the Ferry Boat Inn and Oyster Restaurant, from where visitors can walk to Trebah Gardens and Glendurgan Gardens, which are ablaze with colour in the spring and summer months. The quaint village of Durgan is a step back in time.
There are numerous places to visit nearby such as Flambards, the National Seal Sanctuary and Roskilly's ice cream factory. Trelowarren county estate is 15 mins away. There are local events such as the famous Helston Flora in May, the Culdrose Air Day in July and the Newlyn Fish Festival in August. The popular towns of St Ives, Penzance and Falmouth are within easy reach

We spent a wonderful week at Little Roscaddon Cottage in Manaccan. The cottage is really well equipped with a great living room and breakfast area which feels really homely. Both kitchens are very well equipped and the bedrooms were very roomy and comfortable. There is a lovely garden area to sit out in and its location and setting make this a peaceful and private setting where you can really get away from it all. We loved the walks along the country lanes and along the creek and would recommend the cottage as a base for any family or group that wants to do a bit of exploring of the Cornish countryside. It is a short journey down to the Lizard peninsula, a hidden gem with glorious cliff side views. The Lizard peninsula itself feels like an unspoilt untouched part of Cornwall but it is easy to travel to other more well-known sites such as St. Ives, Penzance and Falmouth. This is a great base from which to explore Cornwall; particularly some of the great gardens, such as Trebah, Glendurgan and Trevarno. Would definitely recommend Little Roscaddon, this is our second time there and we plan to be back again in 2013. |
