Spacious seaside apartment set over 2 floors in a lovely old building overlooking the sea and a beautiful garden square on the seafront in St Leonards, East Sussex, designed by the famous Decimus Burton.

Bumptious Mansions was reputedly once owned by Benjamin Disraeli, Queen Victoria's favourite Prime Minister, who she called Bumptious as a nickname, meaning uppity!

It is situated in the heart of St Leonards, fast becoming known as 'Portobello on Sea' for it's trendy atmosphere. The streets are full of antique shops, art galleries plus little cafes and restaurants. Yet you are still a short walk away - along a wide seafront promenade with great views - from central Hastings with its shopping centre and Hastings Old Town with its quaint medieval half timbered buildings, the largest working fishing fleet in Britain and the Jerwood Gallery.

The apartment is the perfect seaside bolthole for a holiday or a weekend - will suit couples looking for a romantic getaway or a family wishing to get get some seaside air as well. Flexible accomodation with prices for groups from 2 to 6 people. No need to use a car since there is a train station a short walk away as well as plenty of trendy restaurants and shops nearby to relax in - the perfect antidote to stress. If you do wish to bring a car there is some stunning countryside plus lovely country pubs a short drive away. The flat is an ideal base for also exploring further afield from Brighton to hopping on the ferry at Folkestone or Dover to go to France.

Most of the apartment benefits from exceptionally high celiings which makes for light, airy and spacious accommodation. The entrance is on the ground floor of the building - off the hallway are 2 double bedrooms, one with a double bed and the other with 2 singles that can be used together as one double. The sitting room is vast with contemporary furnishings and a double bed that sleeps 2 further people if you wish to book for a group of 6. There are views from this room over the garden square and of the sea. A spiral staircase in the sitting room takes you down to another lobby. Off this are the bathroom plus a spacious kitchen/diner with a table and seating for 6 people.

Nb. There is no outside space in this property but the garden square and the beach are right outside. The flat is very large for a 2 bedroom flat meaning it will easily accomodate 6 via the sofa bed if that's required - but otherwise will be a luxurious experience for 2 or for 4 people.

We can provide a travel cot (please bring your own bed linen though for the travel cot) and a high chair if you need.

25% of the rental is required on booking - the balance is payable in full 8 weeks before the start of the rental period.

A £150 refundable security deposit also required with the balance. Minimum of 2 nights booking in any period. The property does not have weekend tariffs. Prices and minimum night stays may be subject to change at the advertiser's discretion. Free bottle of wine and a pint of milk on arrival to get you started, along with basic tea and coffee supplies.

The coastal areas of E. Sussex are renowned for having the most sunshine in Britain and a mild temperate climate and Hastings and St Leonards are officially some of the sunniest places in Britain.

Hastings, Sussex

St Leonards was originally a separate 'new town' to Hastings, designed and built by famous architects James and Decimus Burton in the mid 19th Century and intended as a pleasure filled elegant seaside resort for fashionable Victorians. Wealthy Victorians would promenade along the seafront or have their bathing wheels on huts wheeled into the sea to take the waters. Today the 2 towns of Hastings and St Leonards have merged into one.

St Leonards is right in the heart of 1066 country, Nearby are lots of historic towns. Battle with its ancient Abbey and the site of the battle of Hastings where King Harold fell in 1066. The ancient Cinque Port town of Rye with the world famous Mermaid Inn on one of the best preserved cobbled streets in Britain. Then there's the quaint fishing town of Hastings with its blackened fishing net huts and half timbered houses and now the interntionally renowned Jerwood Art Gallery.

Both Rye and Hastings still have active fishing fleets and local produce, from fresh fish to locally caught wild duck and pheasant or the famous salt marsh rye lamb is a delight to buy. Both towns have many festivals and pageants each year which feature either local produce or ancient customs. From Scallop Week to the Green Man Festival there is plenty for the visitor to get involved with.

The area is also full of wildlife and places of natural interest to visit as well. From the Rye Nature Reserve to the Hastings Country Park with its amazing views from the Firehills over the sea there is no shortage of outdoor pursuits to be enjoyed, and the area is particularly good for walking and fishing.

A short drive away are also other notable places of interest like Sissinghurst, Great Dixter and Bodiam Castle.

"Lovely, spacious flat"

We had a great weekend in Bumptious Mansions visiting St Leonards and Hastings. There was plenty of room for us (5 adults), comfortable furniture and beds, plenty of plates, cutlery etc, fabulous high ceilings and huge windows. We sat watching an incredible thunder and lightning storm over the sea from the lounge windows. We had fun playing table football. Gail was especially helpful and we enjoyed our complimentary bottle of wine.
We will stay again and highly recommend this property.

"Modern seaside apartment- great name!"

Perfectly located overlooking Warrior Square Gardens and a stone's throw to the beach. Fantastic modern furnishings,great space and well equipped.Our initially sceptical teenagers about going away with parents were won over by the modern decor and tabletop football/table tennis/pool table.
Excellent restaurant nearby-Pier Nine highly recommended. The nearby rail station and excellent transport links means a car is not necessary. We visited Rye, Bexhill, Camber and Brighton.
Our trip coincided with the old town carnival and we had fantastic alfresco meals there throughout the week. The Jerwood Gallery is a great addition to Hastings. Lots of antique/vintage/independent shops. Equally Hastings has still retained its roots as a fishing/seaside town- good arcades and mini golf.

So glad you enjoyed yourselves! The table tennis/football table was a last minute addition to the apartment which we weren't quite sure about but the sitting room is so large we thought we'd try it out. So it's brilliant to hear that guests are finding it useful and that it's being used. Fantastic! Welcome anytime, please visit again.
