The Milking Parlour is a non-smoking pet free cottage. All rooms are well above average in size, including in fact the shower cubicle itself. The second bedroom was large enough to put in a double bed but the owners put in a single. The shower room has underfloor heating (well received by our guests) and there is a great atmosphere in the open plan living room/kitchen. As in all cottages at Cotterill Farm, the kitchen is extraordinarily well equipped, with guests on several occasions in one or other cottages having joked that despite their best efforts they have struggled to find anything that they considered was actually missing in that department .
The cottage was given maximum points within a 15 point band for four star, so one point short of five star and in the process also received from the country's official grading organisation the Gold Award for 'excellence in all areas, but in particular with regard to quality and service' Also in the grading process, the property received an almost unheard of 100% for the owners' quality of housekeeping.
In the cottage there are 10 highly organised personalised information folders, much praised by guests and Tourist Board inspectors alike, - almost certainly amongst the best in the business - ensuring guests are never short of ideas as to what to do in the area and most comment that one week's stay only scratches the surface. Events lists are supplied in advance of guests' arrivals. Numerous other services are offered by the owners who strive to go the extra mile to ensure that guests thoroughly enjoy their stay at Cotterill farmCycles can be hired from Cotterill farm about about a half of the rate charged by commercial operators and one electric bike (worth £1600) is also available for hire. Ready meals cooked by a local lady can be purchased at Cotterill farm.
The Milking Parlour is one of 4 cottages at Cotterill Farm, which is located in a superb position on land surrounded by a nature reserve leading to the River Dove. It is not remote being only 350 yards from the end of the drive to the nearest village and 380 yards to the local pub. The views (primarily from outside the property) are superb. Footpaths in all directions surround this 12 acre non-working farm, and there are 3 cycle trails of average 15 miles length within 3 miles. Sustrans route 54 passes within 80 yards of this non-working farm of just 12 acres
In addition to the tv in the cottage, there is a sky sports room (shared with two other cottages but little used) just yards from thjis property.
The cottage is located just one easy mile long drive off the main Buxton to Ashbourne artery road, making it extremely well located, being very easy to access within 30 minutes drive most of the extraordinary number of attractions within the Peak District. It is also an absolutely superb base for walking being so close to the favoured walking areas of the district.
Pricing: Please note that in addition to the headline ultra low nightly rate (for low season short rates), there is also an 'initial rental' of £80 for all bookings, which does not show up until starting to proceed through the booking process (the computer pricing system does not let us show it earlier) The reason for this initial rental charge is to accommodate different lengths of short breaks For example a four night mid week short break is not double a two night stay but the system does not allow us to put in a different nightly rate for a four night stay from a two night stay, so to overcome this we have introduced this charge and lowered the nightly rental. Rest assured the eventual figure produced by adding in this 'initial rental' is no more than it was before the fixed fee was introduced and if staying mid week for three or four nights is actually lower. The weekly rentals were lowered by the sum of £80 to produce an identical total rental as before. One problem however is that rentals for anything more than 7 night bookings are understated, so if wishing to stay longer than 7 days, please send an enquiry form for me to quote.

Extraordinarily well equipped kitchen; comfortable living area with log effect stove as a focal feature (not really needed for heating as the very well insulated property can be heated up by the central heating from cool to very hot within minutes. Underfloor heating in spacious shower room, which is en-suite to both bedrooms (i.e. two doors into the shower room - with two locks! - commonly called 'Jack and Jill shower room'). the shower cubicle itself is also large Stone effect sinks with stone work-tops and hardwood kitchen unit. Dishwasher.

In the grading process standards of housekeeping were recognised with am almost unheard of 100% in this regard and overall the property achieved maximum points within a 15 point band of four star, i.e. one point short of five star.

To one side of the Milking Parlour is a large grassed area shared with four other cottages, with very high quality outdoor seating arrangements and with genuinely superb views over our dry stone walls to the dales and rolling hills beyond.
Cycles can be hired from Cotterill farm about about a half of the rate charged by commercial operators and one electric bike (worth £1600) is also available for hire. Ready meals cooked by a local lady can be purchased at Cotterill farm.
Wifi service is available as are numerous other services offered by the owners who strive to go the extra mile to ensure that guests thoroughly enjoy their stay at Cotterill farm.
About this location
The Peak District National Park region
The varied landscape of the Peak District makes it ideal for the walker, the cyclist or for those seeking more adventurous pursuits. There are opportunities for climbing, caving, watersports, hangliding, mountain biking etc.
Numerous footpaths and bridle ways are on our doorstep and offer unrivalled walking in the best part of the White Peak.
The highly popular Tissington Trail, which runs for 17 miles, is used by walkers, cyclists and horse riders, and is less than 1 mile from us.
Two further trails, the High Peak Trail and the Manifold Valley Trail (both of similar distance), are within 3 miles. These three tracks are ideal for family cycling as is the network of quiet minor roads leading off at various places from the trails. Indeed Sustrans Route 54 passes within 50 yards of the end of our drive along bridleways linking all three trails.
We are within easy reach of many splendid historic houses. Chatsworth House is the spectacular home of the Duke and Duchess of Devonshire set in a magnificent deer park and boasting activities for all the family. Haddon Hall is a Jacobean mansion that has been scarcely altered since its building.
You may also choose to visit Hardwick Hall, Lyme Hall, Sudbury or Kedleston - all within easy reach.
We are centrally located to visit the market towns of Ashbourne, Leek, Buxton, Ashbourne, Bakewell and Matlock - each having something special to offer. Ashbourne is a lovely market town with a good range of shops, art shops, antique shops etc. Buxton has fine Victorian and Edwardian buildings, a fine park and a range of collectors fairs in the Pavilion Gardens or entertainment in the newly restored Opera House. Bakewell is, of course, home of the Bakewell Pudding and well worth exploring.
The former spa town of Matlock has a lot to offer and the spectacular location of Matlock Bath is the setting for a mining museum, cablecar rides, showcaves etc.
Nestling in the hollows of the Peak Park are numerous villages well worth a visit and offering something special to the visitor.
Family attractions that you might consider are the theme parks of Alton Towers or the American Adventure. There is the National Tramway Museum at Crich, The National Stone Museum and Arkwright Mill at Cromford - so many things to list that you will appreciate the range of information we provide in our cottages to help you make the most of your visit to this wonderful area!
There are in fact almost certainly more to do within 30 minutes drive of here than anywhere else in the UK
