Home description

Holly Tree Farm is situated in an idyllic rural spot just outside the village of Cratfield in Suffolk. Up a long drive the Farm House has 6 bedrooms, 4 bathrooms and 3 spacious reception rooms. There is a large private garden and plenty of seating outside. The hand made kitchen has solid oak and granite work surfaces, a large american style fridge with ice maker and a smeg oven with induction hob. The sitting area next to the kitchen has a 42" plasma tv, a wood burner, underfloor heating and french doors that open out on to the garden. The old part of the house is heavily beamed with lovely wide oak floor boards in the bedrooms. There is a bar billiards table in the sitting room.

The village pub is an easy walk away and we are always happy to recommend other local pubs and restaurants which serve excellent food. Groceries and baby sitting can all be arranged on request.

Cratfield is situated in the heart of rural suffolk. We are in easy reach of the Coast and offer unrivalled tranquility on the edge of the village.

This is an agricultural and unspoilt landscape. Quiet country lanes are perfect for exploring by car or bicycle.

Near by places of interest include the Castle at Framlingham, the Otter Trust near Bungay, The Wildlife Park at Kessingland and The Farm Park at Easton.


Halesworth area

The Heritage Coast and unspoiled delights of rural Suffolk are nearby. We are in easy reach of Southwold and Walberswick. Dunwich and Minsmere are also close by and ideal for bird watching and walking. Snape Maltings is renowned for its famous arts program. We have maps of local walks and can provide cycle routes to help you explore the quiet country lanes in the beautiful Saints Country. This part of Suffolk is also famous for its Flyers (World War 2 air fields and museums) and Friars (monasteries and abbeys).

There is a swimming pool 5 miles away, several local golf courses (for which we can arrange special rates) as well as fishing and riding facilities in the neighbouring villages.

The accommodation benefits from numerous period features, the original part of the house under a thatched roof being built in the 16th Century, with later additions in recent years. The original part of the property displays characterful exposed timbers in the ceiling beams, studwork, newel staircase and mostly original oak latch doors and cupboards. The drawing room and dining room have impressive inglenook fireplaces, the latter with modern oak floor boards and an attractive exposed red brick wall.

The heart of the house is the wonderful open plan area comprising of the reception hall, kitchen, breakfast and sitting area. This area has under floor heating and enjoys plentiful daylight, with two sets of east facing French doors off the breakfast and sitting area. There is a 42” plasma tv mounted on the wall (with free view channels). The kitchen is equipped with an induction hob and smeg oven, as well as an american style fridge freezer with ice making. The kitchen units are hand made and painted with solid oak and granite work surfaces. There is also an oil fired rayburn (only on during the winter).

The flexible bedroom accommodation includes four bedrooms on the first floor serviced by two well appointed modern bathrooms. Three of the bedrooms lie in the original part of the house with exposed timbers and stunning examples of original wide oak floorboards, bedroom four has a mullion bay window. The attic rooms have delightful panoramic views over the south facing garden, pond and undulating countryside beyond, one serving as an impressive bedroom with pressurised shower en-suite.

There is lovely mature garden with a large lawn enclosed by hedges. There are several willow trees in the garden providing shade and privacy. An outside dining table and chairs are also available.

There is plenty of room for parking (6-8 cars).
