Imagine arriving hot and tired to find this stunning, huge villa and gorgeous inviting pool. With Walmart on your doorstep within moment the kids can be in the pool and you can be sitting sipping a beer or a Margarita - delighted with your choice of holiday!

Palm Villa is furnished with your complete comfort and enjoyment in mind and includes many extra features and facilities to give your group the best ever holiday - FREE Wireless Internet, bikes, golf clubs, BBQ, Sat Nav and Games Room with quality pool table, ping-pong table, movies, Xbox and darts to keep the youngsters happy while you relax by the pool. These extras you normally have to rent from the agent at an extra cost.

Our home is completely Family Friendly and includes all these features to make sure EVERYONE in your group has a fabulous time - because we know if the kids are happy then the adults get to relax too:

* heated pool, underlit at night with lots of comfortable seating to lay and read, sleep, eat
together, with lighting for evenings or just laze the day away, inflatable toys provided
* separate Games Room with pool table, safety darts game, TV and DVDs
* Xbox with stock of games
* and ping-pong table - we hear of fabulous family tournaments that have run all week long!
* two bikes for pedalling around our peaceful community, will suits ages 8 - 16
* 42" flat screen TV with DVD and surround sound sytem with stock of DVDs for family movie fun
* collection of board games such as Ker Plunk, Mastermind etc
* crib with bedding, highchair & two strollers plus stack of plastic plates, drink cups, spoons
* Community playground and tennis courts for free use by our guests
* first aid kit for family mishaps
* safety alarms on all pool doors plus extra lock high-up to thwart little fingers on main door
* 4 single beds in two rooms with nightlights and extra pillows, covers if needed

We have also resurfaced our 26 foot pool, improved the lighting for those evenings you will enjoy in the warm air and replaced the furniture with quality loungers and chairs and lots of cushions for your comfort. Our pool enjoys sun all day long (unlike many others) and is perfect for watching those beautiful Floridian sunrises.

We have TWO master suites and the bedding is all updated, with towels provided PLUS a stack of beach towels to save you packing those heavy items. The kitchen is well stocked (my husband is an ex-chef!) with a great coffee machine, dishwasher, ice machine and all the usual stuff. Plus there's lots of big dishes for serving big groups, plus plastic tableware for dining al fresco, kids dishes, plates, cutlery. Our agent said "you have really thought of everything!" Well, we really tried to.....we just want you to be totally impressed and come back!!!

We've added technology to keep everyone happy such as flat screen TVs, DVDs, Xbox, iPod docking station but left TVs out of the twin rooms so that you can choose when your kids go to sleep! Oh and Sat Nav to help you find your way around all the wonderful attractions and back home easily - just hit "home" - its programmed in!.

We've added thoughtful touches throughout, imagining what WE would expect from a top-end villa and so far our guests have been delighted and that is our aim - we just want you to have the best holiday ever.

Palm Villa is a peaceful haven of tranquillity to come home to after a busy, fun-packed day in Orlando. You will also be centrally placed to visit the delights of the Space Coast or the lovely beaches of Clearwater and St Petes. Golfers will be in heaven on our award-winning course, simply pay and play - electric buggies included, and our golf clubs provided for your use. You'll find a link on our website to the course.

The community is gated, peaceful and immaculately kept with 3 big swimming pools, tennis courts, playgrounds, gym and clubhouse serving lunch and dinner.

The Florida / Orlando Disney Area

Orlando is still the No 1 destination in the world and its easy to see why people come back year after year. Walt Disney chose this spot because of the lovely climate, we enjoy warm sun all year round. There's more than you could manage to fit into two weeks with Disney World, Sea World, Universal Studios plus Gatorland and all the other parks springing up all the time.

Palm Villa sits within the orange groves which make the famous Florida orange juice and is centrally located for trips to either the Space Coast with Kennedy Space Centre and world-famous Daytona Beach; or for the Gulf Coast with the delights of Clearwater, St Petes and Sarasota.

Wealthy Naples and Venice are slightly further south - about 2.5 hours drive and the fabulous Florida Keys are well worth a visit too.

Haines City / Southern Dunes area

Palm Villa is located within Southern Dunes Golf and Country Club, south of Orlando but within close proximity to Disney. Its also great to be out of the madness of Orlando and come home to somewhere peaceful and pretty.

Its an easy route for either Orlando airport and we'll send you simple directions with your Welcome Letter. We also provide Sat Nav for your use throughout your stay - just another thoughtful touch to make sure you have a fantastic time.

There's a huge Walmart just by the entrance to Dunes for all your family's needs, plus local shops and a medical centre 2 mins from our villa should you need some help. Local dining is easy with all the major chains close at hand plus our best find yet - Manny's Chop House. Opens 4pm daily for FANTASTIC food, packed with local people for a real flavour of the USA. Great value, Happy Hour from 4 to 7pm and wonderful service. 5 mins drive south on US27, look out on your right and think of us while you're enjoying the food!

How to get there

Palm Villa is ideally located, on an award-winning gated golf community, 15 miles from the main gates of Disney and an easy drive (40 mins) from Orlando International Airport. We will send you full directions with your Welcome Letter and we have provided a Tom Tom sat nav for your convenience to use during your stay.

Lots of cheap flights to be found, especially if you book well ahead and car hire couldn't be easier. All the major rental firms have desks just by the baggage hall at the airport and can be booked online in advance.

Palm Villa has a luxurious master suite with Queen bed, wall-mounted flat screen cable TV, en suite and walk in wardrobe. The second master also has TV/DVD combo with 52 digital channels, en suite, double bed and big closet. Two twin bedrooms share a further 3rd bathroom and there is a double sleeper sofa in the lounge for extra flexibility. A hair dryer is supplied (US voltage) in every bathroom.

We have added every comfort and convenience that we would expect from a premium holiday villa including Wireless Broadband Internet, Sat Nav, free local phone calls and 2 new flat screen TVs. We've just refurbished adding all new bedding, stereo with iPod dock and a separate games room with 7ft quality pool table and ping-pong table, sofa to watch movies, electronic safety dart board and Xbox games. We know its important to keep the kids happy so you can chill by the pool after a hard day enjoying yourself at the parks!

The pool is newly resurfaced, with lighting and all new luxury furniture and cushions and you'll get the sun all day long so you can sit and watch the sunrise or BBQ in the warmth of the evening sun. For pool safety there are alarms on all doors to the pool area, high up to thwart those little fingers!.

There's also fresh towels, new kitchen appliances, and beach towels to save you packing. We've provided 2 sets of golf clubs, a baby's cot, highchair, buggys/strollers, BBQ and bikes to save you hire fees and we have an agent on hand 24/7 if you need help or advice.

Our kitchen is fully stocked with lots of dishes so that you have enough for a large group and can entertain in style, there's also plastics for your little ones and for poolside dining. The keys will be waiting for you at the property when you arrive and there's a Holiday Handbook with helpful advice too.

Further details outdoors:
All the facilities of the community are available for the use of guests in our home. So if you fancy swimming serious laps there are 3 community pools or if you need to keep up your training regime you can use the gym in the clubhouse. There are also tennis courts and a lake, and playgrounds for little children. The community is very quiet and peaceful and perfect for cycling around and we have provided two bikes which should suit ages 8 to adult.

For shorter breaks, cleaning costs will be £50 extra.
Pool heat recommended for bookings Nov - March and is $125 per week.

Special rates available for longer bookings. Snowbirds very welcome.

Conditions

£100 deposit required with initial booking which is non-refundable but can be transferred to other dates. Full amount will be due 8 weeks before departure plus a security deposit either by separate cheque dated one week before your departure or if you prefer you may pay this via Paypal (3% charge). Security deposit will be returned immediately after departure inspection reports no major loss or damage to our property, guaranteed.

We have just arrived home from a wonderful holiday in Florida ! The Villa was fantastic and catered for our every need. The rooms are very spacious and it was lovely to have towels and beach towels on hand!

We all had a great time in Walt Disney World and Seaworld and found some excellent places to eat, and have left brochures/menus for the next people to stay as the food was so good! The pool was great and our daughter learned to swim which was fantastic. We had such a wonderful time and can’t wait to return soon. The men played golf at Southern Dunes and thought the course was amazing.

We liked it so much we are looking into purchasing our own holiday home at Southern Dunes.

Your Villa is a lovely property set in a very restful location. I was impressed with all the child accessories you had there (having a small child myself) the high chair and equipment like that are a real boon when renting property.

The internet is a real gem and one of the features I was looking for when booking as it allowed me to keep in contact with work. However even with teenagers and their laptops, it will allow them to keep in contact with their friends, should they have any downtime.

I look forward to a successful inspection and would have no hesitation recommending your property.

Just wanted to say how fantastic we thought the villa was. Southern Dunes
was nice and peaceful and a welcome retreat from Disney. The villa itself
was perfect for us, and the little touches really made a difference. The Sat
Nav system was excellent, and it certainly saved a few arguments (pity we
didn't have it trying to get out of the car rental lot in Miami. We got a
bit lost and ended up in a rather dodgy looking part of town...I was
convinced we were going to get shot!!!) The wi-fi really helped, especially
with the poor weather, it meant we could plan in advance and make the most
out of our day. We even used it to Skype the grandparents. I, like you love
my coffee, so the coffee machine really got a big thumbs up, nothing better
than having it ready freshly brewed for our 6am wake up call from the kids.


The villa was spotless when we arrived, and really felt homely, the modern
presentation was spot on for us...We're not big fans of the 80's Chintz that
seems to run wild in some of the other villas we looked at!!! The kids loved
the pool and the games room, although I am a bit disappointed, at 5 and 3
the girls didn't really turn into the pool demons I thought they would.

So all in all a wonderful holiday, spent in top quality accommodation, we
would certainly recommend Palm Villa to friends and family, and when I can
save the £15,000 for 4 upper class return tickets, we will go back, and
would have no hesitation in staying in the same place again.
