About the home

"The Palm" offers the perfect mix of privacy, luxury and location. It is the largest 4 bedroom villa rental at Southern Dunes Golf & Country Club, with 2500 sq feet of living space all on one level. (Most other 4 bedroom villas are only 1700 - 1900 sq feet). It was originally built as a private home, so it has custom finishes and numerous upgrades not normally found in vacation villas. The villa is located right on the 16th Fairway of the golf course - so you can watch golfers and wildlife.

"The Palm" is unique in having a wonderful, 100% private swimming pool, spa and deck located within an attractive planted courtyard area. Just imagine not being able to see (or hear!) your neighbouring vacationers when you are swimming, sunbathing or just relaxing.

"The Palm" is a highly upgraded villa, with many extras included for your holiday enjoyment. As English owners, we visit at least 3 times a year to ensure that our very high standards are being maintained, and we continually invest to ensure that our guests receive the best possible vacation experience.

Southern Dunes Golf & Country Club is beautifully maintained, and is arguably the most attractive of all the numerous villa communities near the Disney attractions. There is no new building work going on, the overall impression entering through the security gates is one of lush green fairways, mature palm and oak trees and beautifully manicured lawns and gardens.

A fantastic facility for our guests is the superb Southern Dunes Club House with its excellent and inexpensive Restaurant, just a few minutes stroll from the villa if you prefer to leave the car at home for a change. It serves breakfast and lunch 6 days a week, with an extravagant brunch on Sundays, and is normally open for dinner 3 nights a week. (Check with the Club House when you arrive for current information)

Originally built as a private home, "The Palm" features high-quality fixtures and fittings, and custom finishes unusual for a vacation home. It was beautifully and expensively recently furnished from scratch.

The Living Room, which overlooks the golf course and the pool area, has three extremely comfortable Italian leather sofas, a fire place and a professional Slate Bed Billiard Table.

The separate Formal Dining Room seats six at a large marble-topped table.

Master Bedroom #1 has gorgeous mahogany antique-style furniture, including a King size bed, large 'armoire' housing the TV and DVD player, and en-suite bathroom facilities including a vanity unit, Roman bathtub, huge walk-in shower and separate w.c. with bidet.

Totally self-contained Master Bedroom #2 across the courtyard has a romantic Queen size cast-iron poster bed, and en-suite bathroom with vanity basin, w.c. and bathtub with shower over. This bathroom may also be accessed from the pool area. From both Master Bedrooms you can step directly out to the pool deck - fantastic for an early morning swim!

The two twin bedrooms share a Family Bathroom, which has vanity basin, w.c. and bathtub with shower over. One of the twin bedrooms may, by prior arrangement, be made up as a third King-sized bedroom, which is ideal if three couples are sharing the villa.

The Family Room has a comfortable cane sofa, love seat & rocking chair, with a large flat screen cable TV, DVD/CD player, and an iPod dock for your entertainment. This is open plan to the Breakfast Area which overlooks the pool through a huge wall of sliding glass doors.

The Kitchen has black granite worktops, ceramic hob, dishwasher, large built in electric stove and microwave oven, and a large fridge/freezer that dispenses chilled water, crushed ice and ice cubes.

Finally there is the Laundry Room which houses a large washer and dryer, ironing board & iron.

The villa has free wireless internet access, so you can use your laptop anywhere, even out on the pool deck. There is a Sony PS2 in one of the twin rooms. All bedrooms have their own TV & DVD player. A safe is provided for your small valuables, and the home is protected by a monitored security system.

We could go on and on about the superior quality and sheer spaciousness of this home, many guests have commented that the photos do not to it justice and their expectations have been far exceeded.

Further details outdoors:
If you enjoy your privacy, you will so appreciate the unique sheltered, south-facing outdoor living area that really is completely private, so no curious neighbours (or golfers!) can spy on your sun-bathing/swimming activities..... it is located within a huge planted courtyard area, the house forms three sides and a wall forms the fourth side. The pool and spa are maintained regularly by our Management Company, and for the peace of mind for those of you with young children, we have installed a removable child security fence round the pool.

Facilities outside include a built-in electric barbecue/grill, lots of luxury pool loungers and arm chairs, a full size dining table and chairs, adjustable lighting for creating a romantic atmosphere at night, a wall fountain, and two ceiling fans to cool things down when it gets too warm. It really has been designed as an extra living area, to get maximum enjoyment from the legendary outdoor Floridian living.

Smoking is not permitted inside the villa, but you may smoke outside on the pool deck.

Conditions

A deposit of 20% of the rental cost will secure your reservation, which must be paid by Bank Transfer or Paypal (no charge . The balance becomes due 10 weeks before your arrival, or immediately if your arrival is within 10 weeks of booking. A Security Bond of £275 is required with your final payment. This will normally be returned to you in full within four weeks of your departure, providing there has been no damage or loss at the property.

The area enjoys a wonderful sunny climate all year round. Most visitors choose this area for the world-renowned Theme Parks and the numerous Golf Courses, the majority of which are 'Pay & Play'. Then there's the brilliant shopping opportunities, including several designer outlet malls.

The Haines City / Southern Dunes area

Southern Dunes Golf & Country Club is a quiet, upmarket golf resort located just 15 miles South of the Disney Parks. With 24 hr manned security at the entrance, it has excellent amenities including 3 swimming pools, a gym, children's play area, 2 tennis courts, bike paths, an attractive Clubhouse with a bar and restaurant open 7 days a week to visitors for breakfast/lunch, plus dinner on 3 nights a week. There is also a golf pro shop.

It also has the true convenience of a 24/7 Wal-Mart Superstore just outside the community gate, with a gas station, bank, restaurants, & many other shops.

Just 20 minutes easy drive from Disney, the big benefit of Southern Dunes' location is that you reach Disney from a different direction to the 100's of people staying in Kissimmee - they may be stuck in a traffic jam along the HW192 whilst you will drive straight in!

You are also nearer to both the Gulf & Atlantic coasts - the nearest beach is about an hour's drive.

You can shop 'til you drop at the many discount malls, and eat out at very reasonable cost in a huge choice of restaurants - all within an easy drive. All the information you need to make the most of your holiday at 'The Palm' is in a Guest Folder at the villa.

Southern Dunes is an easy 40-45 minutes drive from Orlando International Airport. Other options are Sanford Airport, which is around 70 minutes drive, or Tampa on the west coast (approx. 1 and a half hours drive).

Car Hire is inexpensive, and really necessary wherever you stay in the Orlando/Disney area as public transport is poor. Through our contacts we can provide you with discounted rates with major car rental firms including Budget and Alamo - our website has all the details. These discounts are available to you whether or not you choose to book our villa.
