The enchanting Tamar Orchard Barn is a newly converted, exclusive, luxuriously appointed self-catering studio for couples or singles set in the peaceful grounds of the unique and elegant 17C Grade II listed Sandhill House, Gunnislake, the perfect gateway from which to explore both Cornwall and Devon. Breakfast can also be taken in the main house which offers luxury B&B accommodation.

Set in an Area of Outstanding Natural Beauty, the Barn is perfect for romance or retreat, walking, cycling, golf, short breaks and exploring National Trust properties, such as Cotehele House and the Royal Horticultural Society's Rosemoor Gardens, or for work if you prefer to avoid the big hotel chains and come back to the relaxing atmosphere of the Barn and the stunning views of the Tamar Valley. Also, some of the most stunning beaches in South East Cornwall are just 30 minutes away by car, with the spectacular North Coast being about 40 minutes by car.

The Barn welcomes dogs and is within walking distance of a dog friendly pub which also serves excellent home cooked lunches. Other local hostelries offer great evening meals and even better beers.

French doors in the Barn overlook it's totally private, secluded rose garden and south facing terrace, as well as a mature apple orchard and the more formal and horticultural gardens of Sandhill House. Facilities include a sumptuous shower room with underfloor heating, and well-appointed kitchen area, king-size bed, free wifi, Freeview TV with integrated DVD.

Sandhill House is set in 2 glorious acres, with spectacular views of the Tamar Valley. The first record of habitation on the site is in 1296.

Gunnislake, on the border of Cornwall and Devon, is situated between the ancient stannary town of Tavistock in Devon, with its 900 year old Pannier market everyday, and historic Liskeard in Cornwall, with Plymouth just 18 miles south. The property is within a dedicated area of Outstanding Natural Beauty and Cornwall and West Devon's Mining World Heritage Site, recording the region's industrial archaeology. With Gunnislake Station only a short walk up the carriage drive makes the Tamar Orchard Barn the ideal starting point for the world famous railway journey, the Tamar Valley line to Plymouth, passing over Calstock Viaduct.

The Barn's open plan living area is designed in a contemporary style but retains and echoes the character of the old apple store Barn. The oak effect floor is warm and welcoming and solid ash furniture includes a king size bed. There is an LED TV with numerous Freeview channels and integrated DVD player.

The kitchen has a natural limestone floor and a combination microwave with oven and grill, and fridge. All cutlery, crockery and utensils are provided. The bathroom, also has a natural limestone floor and underfloor heating, a 'walk in' shower tiled with a unique slate, solid oak washstand and carved, grey slate basin. Hand soap and shampoo/shower gel are included.

The garden furniture, on the south facing lime stone terrace allows you to fully relax and enjoy the scented flowers around the French windows. There is also a barbeque, and utensils, for those special evenings when you dine 'alfresco'.

You can also enjoy a relaxing stroll around Sandhill's horticultural 'treasure trove' gardens or just relax in the formal gardens.

All bedding is included along with bath towels. Please note that beach towels are not included but can be provided.

The nearest general store, which can provide all every day needs, and petrol station is less than half a mile away.

A welcome gift including tea, ground coffee, West Country milk and a very special home-made, Cornish Cream tea are included. In addition, shower/shampoo is provided. Gifts for special occasions can be arranged upon request, such as champagne, flowers and or chocolates at an additional charge.

Continental breakfast can be delivered each morning for an additional charge.

A free chauffeur service can be provided to facilitate excursions to local restaurants for special occasions.

A laundry service, including ironing can be provided for an additional charge.

Free parking is a short step through the gardens, to the Barn. Although the Barn is listed as a non smoking property you are welcome to smoke outdoors in the gardens; ashtrays are provided in the porch. Due to our extensive ponds the Barn is not suitable for children.

Conditions

Please note there is a 50% deposit at the time of booking and the remaining balance must be paid in full a minimum 8 weeks prior to your arrival. If arrival is within 8 weeks of booking the Barn then the full rental charge must be paid at the time of booking. A £50.00 Security Deposit will be fully refunded provided that the Barn is left clean and tidy as it is upon your arrival and there are no breakages. Electric power is supplied, however, please note there is a £25 per week charge for heating from the beginning of October through to the end of March.

Shorter holiday breaks of 4 days will always be considered between 4 October 2013 to 31 March 2014 and 4 October and 27 March 2015.

Cornwall has been a natural home to inspiration, art and ideas since the early 19th century. So much so that, apart from London, you'll find nowhere in the whole country that's host to more working artists than Cornwall. The county's dramatic landscape has also provided the backdrop for many a film and TV productions.

As a county, Cornwall boasts the longest stretch of coastline in the UK with almost 700 km of stunning coastal scenery including more than 300 beaches. This coastline forms a significant part of the South West Coast Path National Trail which offers visitors to Cornwall a huge choice of walks from gentle one hour strolls to week long hikes.

Cornwall is in the privileged position of having two coastlines: the Atlantic coast famous for its surfing beaches and huge expanses of golden sand, and the English Channel coast, which is more gentle, with hidden coves and tranquil creeks.

Cornwall doesn't only offer visitors an amazing coastline - you can also immerse yourself in some of the most beautiful landscapes in the country. There are 12 separate sections covering the Cornwall Area of Outstanding Natural Beauty. These are precious landscapes whose distinctive character and natural beauty are so outstanding that it is in the nation's interest to protect them. These areas include the Camel Estuary which is famous for its tidal river valley which at low tide provides essential habitats for its wildlife, Bodmin Moor with its wild expanses or rolling moor-land and prominent tors, the Lizard Peninsula which is criss-crossed by a fascinating network of medieval enclosures and Bronze Age settlements, and the Helford River which is technically a drowned valley or "ria" comprising of gently wooded creek-side which are sheltered from the prevailing winds by the Lizard Peninsula.

Gunnislake

The Tamar Barn has the most far reaching views of the Tamar Valley countryside and the Devon Ten Tors. The Tamar Valley visitor centre and archive is located within a short walks distance. Most importantly the pub is within walking distance and is very dog friendly; indeed most pubs around here welcome dogs in the bar.

The world famous Tamar Valley Railway from Gunnislake Station to Plymouth is at the end of the carriage drive and passes over Calstock Viaduct. You can also enjoy a fabulous journey back from Plymouth to Calstock Quay, a perfectly charming riverside community, by taking the river boat from Plymouth.

The International St. Mellion golf course is only 15 mins drive from the Barn. The Dartmoor National Park is just on the door step with Bodmin Moor being just a few miles away. There is easy access to many national Trust historic houses, including Cotehele (1.5 miles), Llanhydrock, Saltram House and Antony House. In Calstock, just 2 miles away, you can get a riverside ferry to the Historic Plymouth Barbican where the Pilgrim Fathers set sail for America. The National Marine Aquarium is also in Plymouth. The Eden Project and the Lost Garden's of Heligan are only about 40 minutes away by car. The renowned Royal Horticultural Society garden Rosemoor is only an hour away in Devon.

One of the best European mountain biking trails passes the house and tree surfing is available locally. For more local activies the Donkey park in St. Ann's Chapel is 5 minutes away, Morwellham Quay which is a historic mining village and is just 10 mins away and there is trout fishing near Tavistock.

Honicombe Park just a mile away offers leisure and fitness facilities including large indoor swimming pool. There are also tennis courts at Tavistock, along with a Morrisons Supermarket with a petrol station. There is also a Tesco's supermarket with a petrol station just 15 minutes in the opposite direction in Callington. The nearest shop, which would supply all your daily needs, and petrol station is just 2 minutes away by car or a 5 minute walk along the carriage drive and past the railway station.

The Barn is located well for the Cornish beaches with the lovely Looe beach and fishing harbour with it's cobble streets and little seaside shops being only 25 minutes away. The twin villages of Kingsands and Cawsands are two little sheltered beaches and home to a number of pubs, cafes, restaurants and shops, popular with visitors and only approx 25 minutes away by car. The North coast is ideal for those of you wishing to explore North Devon with its Newquay beach being ideal for surfing and is only approx 30 mins in the other direction.
