About the home

The Barn is a beautifully renovated period timber framed barn , it's light and airy and set in 44 acres of private land. An idyllic and secluded location for a rural retreat.. Whether you walk, ride or cycle its a nature lovers haven, yet London is also easily reached in just over an hour with a 35 minute train journey from Guildford.

Set in the beautiful Surrey Hills the barn offers all modern creature comforts including WiFi and under floor heating with over 130sm floor area in total. A large main living area of 7m x11m with vaulted oak ceiling has 3m wide French patio doors onto a sunny patio with wonderful views across the fields with horses grazing.

The kitchen with Oak breakfast bar and bar stools is part of the stunning open plan living space and includes black granite tops, flush induction hob, oven, fridge, freezer and dishwasher. There is also a large oak dining table and seating for 8 people, perfect for entertaining, together with a lounge area with a large Wood burning stove, 50' flat screen TV with Sky HD,, a large DVD library and very comfortable sofas.

There are three generous and light bedrooms that include 2 doubles with double glazed doors and beautiful views and a very large twin. The bathroom/wet room also with vaulted ceiling and a wonderfully powerful shower.

The barn has a generous sunny terrace and is equipped with teak table and chairs and barbecue as well as a hammock . There is large lawn area for your use with a table tennis table and large trampoline and you also have use of a very private and secluded walled garden and a totally private lake situated across the fields where you can fish or just day dream.

Holmbury St Mary is a very pretty little village located in the beautiful Surrey Hills. Shere is close by and perfect for an afternoon sight seeing, tea or shopping for curios or even feeding the ducks as is Peaslake and Abinger. Gomshall the perfect spot for a picnic by the stream, and a watching a cricket match. The Hurtwood Park Polo and Country Club offers fine dining and there are several excellent local restaurants.
Guildford and Dorking both within easy reach.

“The cottage was well located and most comfortable.” Our family recently stayed two weeks at The Barn at Holmbury St Mary. We had a wonderful time. The cottage is tastfully decorated and has every conveniencence. It is within easy driving distance for shopping and places to visit. We would definitely do it again.

“Very pretty converted set in rolling Surrey countryside ideal for walkers and those wishing to enjoy peace and quiet.” Great place lots if room for parking etc. general standard of the property is good. Bedrooms are comfortable as is the sitting room and kitchen area. The place could do with a good clean and dust round as beams and higher places were covered in cobwebs and dust. The shower thermostat was obviously faulty as it had only one setting over very hot. Overall a good place to stay but perhaps on the slightly expensive side for what it is. Response: Thermostat:Plumbers best efforts could not, on a Saturday, aquire parts. So sorry but was not possible to replace the same day. New thermostatic shower fitted immediately after.

“Beautiful barn surrounded by lovely village” Had a girls weekend away here recently and we absolutely loved it. The barn is beautiful, very homely with large wooden beams - with lovely linen as well. Nice to get out of London but not too far away to get to on a Friday after work as well. Lots of nice woodlands to enjoy some nice walks as well and a proper warm fire to come back to. Would highly recommend this!

“Well appointed, comfortable barn conversion.” We just completed a short stay at The Barn at Hopedene Farm as a stop gap between house moves. We were looking for somewhere quiet in the Surrey Hills to relax after a couple of very busy weeks, and The Barn was exactly what we were looking for. The Barn is just outside the village and surrounded by fields, which usually have a number of polo ponies in them. Comfortable, quality accommodation with a large HD TV and Sky HD as a bonus.
