Mangia Sassi has been wonderfully restored by its artist owner the villa was built about 200 years ago using local limestone and sandstone. It has terracotta floors throughout and timbered ceilings. The property features 5 spacious en suite bedrooms, private gardens and terrace, and a lovely private swimming pool. The owner is an art teacher in Florence and this reflects in the decor and restoration

Gualdo (1.5km) has stunning views over the countryside and offers lots of amenities shops bar bank etc. A short drive away is Sarnano, where there are a number of larger shops and restaurants to cater for your needs. Within a short drive from the villa it is possible to find about 20 different local places to dine. There are numerous medieval villages in the area to explore; their streets and piazza's seemingly untouched by modern times. The natural splendor of the Sibillini National Park are a 30 minute drive away, where you can marvel at the unspoilt landscape and mountain lakes, or for the more active, indulge in some walking or mountain biking.

The Marche/Abruzzo region

Le-Marche is one of Italy’s most attractive and least spoilt regions located between the Southern Apennines and the Adriatic coast. It is a scenic region with mountains and valleys, hills, olive groves, terraced vineyards and flat low lands along its 170 km Adriatic coast. Although each year sees an increase in its popularity with tourists, it is as yet not swamped.

Villa Mangia Sassi lies in the heart of an area now being called “Gods Green Triangle”, Sarnano, Penna San Giovanni, and Monte San Martino. Rocky peaks, mountain streams and steep gorges provide spectacular scenery, in contrast to the long stretches of sand and picturesque seaside towns.

There is the local ski resort of Bolongnola, complete with lifts etc, approximately 8 miles away. Other places to visit in the region are: Ancona (70miles), Pescara (90 miles), Bolonga Forli (150 miles) and Rome 140 miles.

The region has relatively cold winters, with snow falling towards the end of October. The spring weather can be a little unpredictable, however boasts many days of warm sunshine. The Summer is hot and dry, with very little rain. Average temperatures in the Summer are around the mid-twenties.


Gualdo (1.5km away) is centred around a small piazza with a very pleasant bar there are about ten small shops, bakery, bank, post office and a small street market on Tuesdays. There are also two restaurants a play area for children and teenagers in a small park tends to be the focal point with organised games of soccer for local and visitors in the summer months. Two all weather floodlit tennis courts are a recent addition with coaching and court hire available.

Penna San Giovanni also about 2 miles away it is a walled medieval village with roughly the same shops and facilities as Gualdo; it has a small supermarket. Set 700 metres above sea level, magnificent views can be obtained from the little park perched on top of the village. The village also has a really nice pizzeria and bar [our favourite].

There are dozens of little towns within an easy drive each with its own array of shops bars and usually, a restaurant. Summer through to autumn is an excellent time to visit these small towns, local festivals abound with open air dancing eating and drinking. Larger towns have open-air theatres, concerts and even palios with visitors being made most welcome.

Sarnano about five miles away is a larger more sophisticated town. The old town is medieval and very well preserved set against a mountain backdrop it is stunning. Hotels and a larger variety of shops and supermarkets and many restaurants. The town is also recognised as an important spa, locals can be seen filling there bottles at the fonte, the water being a supposed cure all. The Terme San Giaccomo is a very well equipped spa offering a variety of treatments from preventative to beauty and all very reasonably priced for the ladies.
