NEW for 2014

This delightful detached 17th century grade II listed thatched cottage is located in a village setting on the edge of the Waveney forest on the southern Norfolk Broads and just a few minutes drive from the beaches at Gorleston on Sea and Great Yarmouth. Quirky and well-furnished, the property is ideally positioned for exploring the area. Walk along the riverbank to the 4th Century Roman Fort at Burgh Castle to take in one of the best views in East Anglia; the view over the Berney Arms Windmill and reed fen (RSPB bird reserve). Take a wander through to Redwings Horse Sanctuary, have a game of golf at nearby Caldecott Hall. Not far away is Fritton Lake Country Park, suitable for a peaceful day with the family and boasting one of the most beautiful lakes in East Anglia. For a more traditional day at the seaside Gorleston-on-Sea, Great Yarmouth or Lowestoft can be visited; with the award-winning beaches, harbour, piers and theatres, there is something for everyone. The Suffolk Heritage Coast is also within easy reach and for castles, history and shopping the cathedral city of Norwich lends itself to a great day out and is within half an hour's drive. There are many local attractions for children and adults in the area, a great location for all year round holidays.

THE COTTAGE

Ground Floor: Comfortably furnished living room with TV (Freeview), DVD, Radio/CD/iPod dock, exposed beams and inglenook fireplace. A selection of books, games and DVD's are provided. Kitchen/Dining Room with range style cooker with 8 burner hob, fridge/freezer, dining table and chairs to seat 6. Utility Room with dishwasher, washing machine, tumble dryer. WC.

First Floor: Due to the age of the cottage some of the upstairs floors are quirky and uneven and all of upstairs rooms have both vertical and horizontal beams and sloping ceilings. Bedroom 1 - Double Bedroom with traditional heavy iron double bedstead. Bedroom 2 - King size double or twin beds with traditional heavy iron bedsteads. Bedroom 3 - Single bed with traditional heavy iron bedstead. Bathroom - with bath, separate shower with twin head system, washbasin and wc.

Garden: The cottage has a walled garden to the rear and this is fully enclosed and private. There is a furnished flagstone patio surrounded by pots and plants, including a selection of herbs, and this area is perfect for lazy breakfasts in your pyjamas and alfresco dining experiences. A picket fence separates the main lawn, which is surrounded by mature flower beds, from the patio and the whole is fully enclosed and secluded. On sunny days the patio is a natural sun trap whilst the garden area benefits at different times of the day from the natural shade afforded from the centuries old woodland of the rectory gardens behind our walls.

Exploring our Area

The Thatched Cottage Norfolk is in an ideal location from which to explore and enjoy the Norfolk Broads and Coast and the many activities it has to offer. Enjoy a variety of country walks, boating, cycling, fishing and bird watching. The fabulous beach at Gorleston-on-Sea is only five minutes away by car, Great Yarmouth beach is about 10 minutes and the Suffolk Heritage coast is also within an easy drive.

Beccles – History, shopping, other activities & events: A lovely small country town on the River with an attractive river frontage, church and tower. Great for strolling, pottering and a meal or a drink.

Berney Arms Windmill and Marshes – Birds and Nature: The tallest windmill in Broadland. Originally built in the late nineteenth century as a drainage mill, but it also ground clinker for Burgh Castle and Berney Arms cement works (long since demolished). Accessible by water or by walking over the marshes from Berney Arms Station on the Norwich-Great Yarmouth railway line. At RSPB Berney Marshes and Breydon Water you can experience the wide open spaces of grazing marshes and mudflats. Watch out for owls and birds of prey such as hen harrier quartering the land for mice and shrews and watch the spectacular displays of wintering waders and wildfowl. Huge flocks of golden plover, lapwing and wigeon can be seen both on the water and across the marshes.

Dunwich Heath and Minsmere Beach – Birds and Nature: Stunning conservation area, rich in wildlife, good walks and spectacular views. Converted coastguards cottages offer information on the heath and the history of the lost town of Dunwich.

Fairhaven Woodland and Water Gardens – Gardens and Houses: 131 acres of natural woodland, water gardens and private inner broad, set in the countryside. Enjoy exploring the house and gardens or take a boat trip down the river to the historic ruins of St. Benet's Abbey.

Horsey Mill - Castles & history: National Trust owned striking windpump provides stunning views over the coast and broadland landscape. It is an an internationally important site for wildlife and offers a great spot for birdwatching and wintering wildfowl.

Norwich – Castles, history, shopping, other activities & events: A beautiful city, with museums, cathedral, castle and other ancient buildings, very large open-air market, pedestrianised shopping and every kind of entertainment and eating out. Use Park and Ride from the bypass or take the train from Great Yarmouth Vauxhall Station.

Roman Fort (English Heritage) – History and Nature: This mainly 4th Century AD Saxon shore fort is one of the largest standing Roman ruins in Britain, consisting of thick, high walls on three sides of an area the size of a football ground. It is always accessible from Church Lane, Burgh Castle or by the riverside path (Angles' Way) which runs past the nearby Fisherman's Inn. Spectacular ruins with glorious views of Broadland and Breydon Water.
