On The approach to Mutton Barn, you leave the public highway a category D road over a cattle grid and climb gently up a farm track (The Heart Of England Way) follow the track firstly through the new plantation the track then hugs the edge of the ancient Alne Woods as you turn the corner at the top of Alne Hills you will be greeted by Mutton Barn and the magnificent views before you.
The area is a walkers and cyclers paradise with The Heart Of England Way and the Arden Way at the garden gate, it is your gateway to over 125 miles of footpaths and bridle ways.
The barn stands on its own and is surrounded on all sides by beautiful countryside. Deemed as an area of outstanding natural beauty Alne Hills benefits from an abundance of native wildlife,
Watch Barn Owl Tv ! Owl cam installed 9/2/12 so you can now watch a marriage made in Heaven from the Mutton Barn lounge.
Buzzards fly high above often accompanied by other birds of prey, The resident Barn Owls hunt daily and we hope for a parliament of owletts again in 2011,
Watch as Deer wandering from the wood to feed in early morning and at dusk these include Red, Roe, Fallow and Muntjac.
Awaken to the sound of curlew as they warble over the hills.

The Warwickshire region
Stratford upon Avon is 7 miles away Set in on the banks of the River Avon, the town of Stratford-Upon-Avon is steeped in history and culture. As the birthplace William Shakespeare, this is a popular tourist destination and is home to the world famous Royal Shakespeare company and its theatres.
The town boasts a variety of shopping and leisure facilities and has many quality restaurants and brasseries.
Within a short drive are the beautiful Cotswold villages of Chipping Campden and Broadway internationally renowned Hidcote Manor Garden, Moreton-in-Marsh with its famous Tuesday outdoor market, beautiful Batsford Arboretum; and not forgetting Warwick famous for its antique shops, tea rooms and magnificent medieval castle.

"Top-notch accomodation, perfect for a family gathering!"
I booked this cottage for my family (6 adults and 3 children) and I have been very impressed with the accomodation to the point that I wish I could live there! Everything we could have hoped for was there: excellent quality bedding, spacious open-plan kitchen diner, big lounge with log fire and amazing views. The champagne, as well as the fresh bread and strawberries that Paul provided were much appreciated by all. There was a good selection of boardgames for all ages and, for those who like to go places, the barn is close to the motorway with great day trip options to Warwick, Oxford, Stratford, etc. We hope to return in the future.

"A great place to stay"
I came here with my family for a week at Christmas.
First the barn itself which has absolutely everything you need. The Christmas tree and Christmas decorations were really just right for the occasion and the two bunches of flowers were a homely addition. The log burner was very cheery on a winter evening and heated the lower floor very well;
secondly the location, rather isolated as you'd expect with stunning views all round but not too remote as there were people passing by walking, sometimes with dogs or on horseback;
thirdly the owner Paul who could not have been more helpful or more welcoming. We particularly appreciated all the Christmas goodies he left for us including a large turkey, Christmas cake, champagne, chocolates etc
I would fully recommend this property to anyone looking for a restful and refreshing break.

"Fantastic place to go"
We stayed at this property for a week at the end of October2014. The property is fantastic with absolutely everything you could need. When we arrived everything was ready for us with fresh flowers in the kitchen and a bottle of champagne. There were 10 of us staying at the property with age ranges from 9 years, teens and up to 80 years and everyone agreed what a great place to stay it was. Paul the owner is very friendly and offered good advice on places to visit. He also visited the property just after we arrived to show us how everything worked and told us that if we had any problems we could give him a ring. I would have no hesitation in recommending this property to anyone, it is a fantastic 'get away from everything place' with no other houses near by, just fields and open countryside. The log burner was a great asset to the property in the evening and the children loved the 'snug room' to go and chill in. Thanks once again for a fantastic time and we look forward to booking again in the future.

"Luxury in a stunning location with great walks"
The attention to detail in this modern conversion and plenty of space gave us the perfect last weekend of half term break . There was every type of indoor entertainment and WiFi for news and information but then we were so lucky with the weather that we were able to enjoy the walks and views all around us .

"Had a fantastic holiday staying at Mutton Barn. Wonderful accomodation"
Mutton Barn is a beautiful place to stay. The location is fantastic with spectacular views out of every window. The Barn is equipped to a very high standard with everything you need for a comfortable and enjoyable stay. 10 of us stayed and the accommodation was spacious and comfortable. Paul was really helpful and we would definitely hope to return in the future.

"Excellent accommodation surrounded by beautiful countryside"
My husband and I stayed at Mutton Barn for three nights in September. The quality of accommodation was excellent; a large secure garden in which our dog could happily run around, a delightful master suite and all the mod-cons you would wish for.
The local area is fantastic for walking, each day we planned a circa 4 hour walk which took us across beautiful countryside (we were fortunate with great weather) finishing off with a pub dinner then back to the barn to put our feet up in front of the fire.
A big thank you to Paul for being so welcoming and for providing such wonderful accommodation.
I would highly recommend Mutton Barn and I am hopeful that we will make a return visit again.

"Mutton Barn is the bomb!"
What a gorgeous house on a wonderful piece of property. Once you find it and pull up to the house, you will find a beautiful traditional looking "barn" made out of red brick. So beautiful. The landscape is well taken care of and just adorable.
Once you get into the house, it is absolutely modern and very spacious. I had the opportunity to enjoy the Master bedroom which was very large and the bathroom was very modern and spacious as well.
The kitchen was well equipped with silverware, utensils, pots, etc. Everything you need to make a good dinner. We took advantage of that and it worked out great.
It was a mystery on how to set the temperature in the house so definitely ask Paul when you check in how to do that.
Whatever you need, just ask the owner Paul. He is extremely friendly and forthcoming and he was very responsive to any of our requests. He also helped us arranged some activities we wanted to do including horse back riding and clay shooting.
Overall, this setting is absolutely perfect if you like to relax and enjoy quality time with your loved ones. Stratford on Avon (where Shakespeare was born) is only about 10 miles away. Grocery store was about 3 miles away.
Great property to talk nice long walks!

"Idyllic, relaxing and comfy country retreat"
Our family recently spend a week at Mutton Barn and had a wonderful time! 6 adults had plenty of space to rest in comfort, cook great meals, and explore the surrounding countryside. Paul (and dog Molly) were gracious hosts :) He was extremely helpful in arranging some outdoor activities (horseback riding, clay shooting) and also checked up on us on a regular basis to make sure everything was ok. The house itself is very clean and well organized. All amenities one would require for a comfortable stay is available. The immediate surrounding area is perfect for exploration on foot. Right on the Heart of England path, it is lush English countryside. The blackberries this year were incredible! All in all, Mutton Barn was a perfect home-away-from-home. Thank you Paul D!

"Mutton Barn - Excellent"
This was our second stay at this amazing holiday cottage and it was just as we remembered; full of light with fantastic views from every room, exceptionally comfortable and exceptionally clean .... just perfect. On arrival we were delighted by the wonderful goodies that the generous owner had left for us in the fridge and store cupboard. We enjoyed many of the marvellous walks starting from the gate of the property and hope to return again as soon as possible.
