This Mansion, really and truly a beauty spot, is located directly above Grasse with impressive panoramic views to the front. Grasse lies approx 15 km from the coastline and is protected by the foothills of the Alps behind it. The excellent climate has attracted the European Aristocracy for over a 100 years, Queen Victoria spent her holidays here. Numerous buildings - like this villa - were built to house them. The villa is within walking distance of all shops and amenities.

The villa sits in a Mediterranean garden, with a pool and a large south-facing terrace. There is parking for 3 cars and the driveway is gated. There are two/three bedrooms, one of them with en suite facilities and balconies. There are two stylish bathrooms and a shower room. There is a large living area, one further living-area with television - dvd - hifi - , a fully equipped kitchen as well as a billard table, bar and large terraces. The estate is lined with hedges and is very private.

As it is the regular residence of the owner throughout the year, you will find all equipments on a very high standard.

*There are several sunny terraces as well as numerous balconies. You have got direct access from the kitchen to a large terrace (over 60 square meters) with a mosaic table. A BBQ is available.

*There is a private Mediterranean garden with palm-trees, orange-, pomegranate- and lemon-trees, olive-trees etc …

You might help yourself with the herbs planted in the garden ( rosemary, thyme, basil, parsley, chives etc … )

*The dimension of the outdoor pool is approx 8 x 4 meters and it is between 1.60 meters and 2.50 meters deep. The temperature is comfortable between May and October.

*Alarm-system.

*A car is not necessary, but recommended. All day to day shopping needs can be met within walking distance of 5 to 7 minutes.

*Automatic gate-opening from the access-road to the secured private parking space for up to three cars.

The Provence Alpes Cote d'Azur region

*Golf

The French Riviera is the ideal destination for golfing ethusiasts who like a Mediterranean backdrop to their swing. There are 19 courses near the Villa, including:

10 minutes drive: Saint Donat Country Club: 18 hole (6031m par 71 and its 9-hole course are set in a typically natural decor combining trees, fragrances and flower beds. A fine American-style course, beautiful sculpted, it easily accommodates all levels of play. It owns all the triumphs of a big golf centre. Clauxamic Golf Course - 18hole course (6021m par 72 lies on a superb hillside estate above Grasse. The quiet and serene atmosphere, encourages relaxation and concentration. A fine day's golf under the shadow of an oak forest and the smell of Grasse's perfumes.

* Sailing

In the Côte d'Azur is ideal for sailing. Cruises along the coast or further out to sea are easy, with about 30 harbours along the coast. There are opportunities for complete beginners, both adults and children as well as experts.

*Maritime Museums

Monaco Oceanographic Museum, a remarkable collection of marine fauna. Marineland is great for children, with a brand new pool for orcas, the dolphin and sea-lion shows, the shark tunnel aquarium, the 'hands-on', rayfish pool, the Jellyfish Odyssey, the Tropical reefs and aquariums.

* Interesting Towns and Villages.

Le Suquet (Cannes), Biot, Mougins, Haut de Cagnes, St Paul de Vence, Eze Village, La Turbie, Beausoleil, Roquebrune. For interesting and historical walls and old military buildings- Ramparts of Antibes and the Fort Carré, Fort du Mont Alban in Nice, Citadel at Villefrance, Château de la Napoule, Château de Roquebrune, Bastion in Menton's Old Port.

Grasse

Grasse is a medieval town set in the foothills of the Alps overlooking the Cote d'Azur. Being set back slightly from the coast, it overlooks the mediterranean sea from Nice to the gulf of Mandelieu and into the mountains of Esterel with a wonderful panorama.

Grasse is well-known as the world's capital for perfume and houses the 3 large perfumeries: Fragonard, Galimard and Molinard, all of which can be visited and all offer visitors the chance to create their own perfume.

There are numerous activities available in the area:

* Cycling, diving, fishing, golf, horse riding, hiking, mountain biking, mountaineering, paragliding, canyoning, rafting, canoeing, roller blading, sailing, ski, surfing, swimming, tennis, walking, water skiing, wind-surfing

* Festivals in Grasse include the "Fete des Jasmins" in August and the "Expo Rose" in May. There are even further special events, for example the Trufflefestival in November or the Olivefestival in June.

* Ideal location für the International Film-Festival in Cannes an a good trip to the Formula 1 Grand Prix race of Monaco.

"Stay away - the owner is unprofessional"

It is hard to put into words how insulted we were by the German owner of this villa, Andreas. When we arrived, he was incredibly stressed out as he had obviously spent the last few hours cleaning the villa and the washing machine was broken (we have 3 small children). He still took EUR500 cash in deposit (not giving us any receipt - we paid for that later, see below) despite taking over a week to fix the washing machine, not offering any alternatives but the launderette and asking my husband to help him carry it down into the basement. It gets worse - as Andreas lives in the villa when it is not being rented, it is full of his clutter - half used soaps, very old towels and bedsheets, musty smelling cellar, half full packets of food in the cupboards. It gets even worse again - the electric gate broke during the week - he got it fixed but accused us of jumping into the pool with it in our pockets - not true, but even if it had been, not exactly great customer service. It gets worse again - when we left, he accused us of breaking a piece of plastic covering the pool cover. This, he contended, meant that we were not entitled to get ANY of our EUR500 deposit back. We did not break it (again, even if we had, how old was it? how often do they need to be replaced? how much does a piece of plastic cost?). When my husband contested this, he also said we had left the place dirty (despite paying EUR100 for the privilege of him cleaning it). My husband tried to do a last check around the villa but Andreas assaulted him and pushed him to the ground - in front of our three small children. We were terrified. Needless to say we have never seen ANY of our deposit back. When I emailed Andreas to ask for it back on our return, he denied having received it (no receipt you see...). Can't help but think that this must be a standard ruse that he pulls on holiday makers. Stay away holidaymakers - you are treated like naughty houseguests rather than paying clients. Truly unprofessional.

What reslly happened is, that this family - by throwing everything into the pool - managed to break and block the evacuation system of the pool (it needed a complete renovation in winter), they destroyed the remote control of the gate and did not return one complete key set when they finally left more than one hour later as contracted.
