LOCATION . The villa is ideally situated to the south east of the medieval city of Grasse . With villages of Mougins , Valbonne , Biot , St. Paul de Vence , Cabris etc. , great restaurants , shops and galleries are only a short drive away . Sandy beaches of Cannes or a restaurant table in Antibes are less than a 25 minute drive . Beautiful medieval Grasse is a 5 minute drive or approx 20 minute walk .Nice airport approx. 25 minutes drive . With 8 local GOLF Courses , most of which are championship standard , within a 15 minute radius of the house .The golf courses at Opio and Le Grand Bastide are about 5 minutes away .
THE GARDEN . Approached from a private roadway , just off a quiet road the Villa stands on over an acre of gardens with large private pool ( 15 dia . ) , set in an old Olive grove, with lemon and orange trees, vines , Bourganvilla ,& Cyprus trees .
With beautiful views of the countryside & of the villages of Chateauneuf-de-Grasse and Magagnosc across the valley .With plenty of sunny & shaded areas for sunbathing & outdoor dining , attractive pool side terraced area with lawn & comfortable garden furniture , large parasols & a gas bbq are supplied.
THE VILLA . The cottage is tastefully decorated with white or cream walls , tiled floors & comfortable furniture .
LIVING ROOM with tiled floors , cream walls & curtains , furnished with 2 pale yellow sofas[ one double sofa bed ] , large mirror and cream table lamps , Wood burning stove for cosy spring & Autumn evenings , TV , DVD & English Sky TV . Patio doors lead to front terrace & garden with pretty views . KITCHEN / DINING ROOM with , cooker , microwave , fridge/freezer , dishwasher , washing machine , ceiling fan and plenty of pots , crockery , glasses , cutlery , electric kettle & toaster . Table and chairs to seat four . Patio doors to rear terrace with lovely views & a shady courtyard garden . MASTER BEDROOM with tiled floors , Comfortable double bed , chest of drawers & ceiling fan , door to : EN-SUITE BATHROOM with blue tiled floors & walls , bath , shower , handbasin & separate wc . The villa is nestled in an old Olive grove , on a hillside behind Cannes and Antibes , with stunning views & large mature grounds with Lemon , Orange & Cherry trees . A real haven of tranquiity ! .

Conditions
A booking deposit of 50% of rental cost is required to confirn booking , the balance is due 8 weeks prior to rental start date , along with separate security deposit of £600 /Euro 900.
Rental rate is based on 2 sharing , an additional 2 guests are most welcome ( at an extra charge of £50 / gerson / week .
Linen / cleaning charge : Euro 65 / week ( based on 2 sharing ) . Additional cleaning available , linen also available to hire for additional guests if required .
