The entire property covers an area of 10,000 square meters (approximately one hectare). The main house sits at the top of the estate with the terraces, brimming with over one hundred mature olive trees, stretching out below. At the bottom of the terraces is a large fenced and alarmed heated swimming pool.
On the ground floor are two separate sitting rooms. The main sitting room is off the dining area and has large designer sofas and a large fire place. It also has a 42” plasma television satellite TV, DVD and Stereo. The second sitting room has oversized arm chairs and a 36” plasma television with DVD and a Sony Playstation. Also on this floor there is an office area with a desk and fax machine. Finally on the ground floor is a new fully fitted open plan kitchen connected to the dining room and directly above the main terrace and exterior dining area. The Kitchen has been designed with large windows to make the most of the magnificent garden and has a feel of space, and workability. It is equipped with all modern appliances, including two dishwashers, a large ‘American’ fridge, with ice and drinks dispenser, a professional Italian gas range with two electric ovens and a microwave / convection oven
In the main house there are 5 bedrooms. Each room has been designed to offer a place of privacy away from the rest of the property. All the bedrooms have a seating area, a dreser table and wardrobe. There is an extra day toilet and shower located on the ground floor.
Outside and adjacent to the main Kitchen is a lovely paved dining area with bar and fridge and a professional quality gas barbecue. The Large Teak table can accommodate 14 guests and has Parasols shading it for day time usage. Next to the terrace is an exterior seating area with comfortable sofas., perfect for pre dinner cocktails or a digestive after dinner.
The pool area has plentiful teak sun lounger's as well as parasols and tables. There is a pool house with a kitchen area equipped with a refrigerator and microwave. The pool house also has a changing room and outside heated shower. Completing this area there is another barbeque and dining area. And just of to the side a relaxation area with benches.

The Provence Alpes Cote d'Azur / Alpes-Maritimes region
The area is in easy reach of the hustle and bustle of the Cote d’Azur and its many hot spots, but is set back in the hinterland where everything moves at a more leisurely pace. the climate is similar to that of the coast except at night it is slightly less humid and cooler making it easier to sleep. Grasse is only a 5 minute drive away with its famous perfumeries and fine reatuarants and the surrounding area has many authentic villages, but is only a 20-25 minutes drive to the seaside.
Grasse / Cabris area
The local Medievil village of Cabris is only a 10 minute walk ofr 2 minute drive away and is set 500 meters above the Coat d'Azur, with breathtaking views from St tropez to Monaco. the village is well known for its fine restaurants and is often decribed as the Jewel in Grasse's crown. Throughout the summer there are numerous festivals held in the surround area.

Conditions
Pets allowed with a 500 euro non refundable damages deposit
Refundable breakages deposit of 700 Euro required with final payment, to be refunded within two weeks of your departure (subject to satisfactory property inspection). 25% of rental fee due to secure booking. Remainder of rental fee must be paid no latter than 8 weeks before the start of your rental dates.
Booking in high season are from Saturday 3PM for 1 week until the following saturday 11AM. Multiples of weeks can be booked and discounts will be considered for bookings over 2 weeks. Rentals starting and ending outside these dates will incure a price for the preceding days to the saturday.
Rental periods
Low season - May, june & september High Season - July & August.
Cancelation policy
If a cancellation is requested more than eight weeks in advance of the letting the balance of any monies paid, less the rental deposit, will be returned to the tenant. If the cancellation is requested within the eight weeks prior to the letting the owner will retain the 25% rental deposit and also reserves the right to retain the balance of the rental (should it not be possible to re-let the property for this period).
