Situated on the hills of Cannes and the Golfe Juan in the area known as Super Cannes, this 220m2 property was built in 1997, has very modern architecture, a main feature of which is the large floor-to-ceiling glass windows overlooking the Mediterranean, with exceptional panoramic sea views from Cap dAntibes to Cap Ferrat.

It sleeps a total of 14 guests, in 5 bedrooms and an integral, but separate apartment (sleeping 4) and has a total of 6 bath/shower rooms with wcs and one independent wc. It offers amazing value for money for a property of this size on the Cote dAzur and is only 10 minutes by car to the wonderful town and beaches of Cannes.

Accomodation Details

This stunning modern property is built over three levels, with a total surface area of 250m2.

It is contemporary in style, light and airy, using marble floors and fresh beautifully coloured plasterwork throughout.

Air conditioning in all the bedrooms.

It has 5 bedrooms in the main house, (2 with four poster beds and 3 with doubleable twins) and each has a bathroom (one with bath, the others with showers) with wc.

In addition, the house has an integral, but separate apartment on the garden level, sleeping 4 in two doubleable twin bedrooms, with one bathroom and wc plus patio doors leading to the exterior.

Pool level

This is the main living area, which is open-plan and extremely light and airy with its huge panoramic windows all around.

It comprises the main lounge with lovely comfy white sofas and a very unusual stove-style fireplace.

This opens on one side into a cosy and quirky TV room (with TPS) and to the other side the blue wrought iron and glass dining area.

The American kitchen is quite basic in style, but is fully equipped and includes: American fridge with ice-maker, freezer, electric/Gas oven/hob, microwave, electric kettle, robot chef, dishwasher, washing machine, tumble dryer, iron, hairdryer.

Also on this level is one of the five bedrooms a twin bedroom opening via large sliding doors onto a terrace, with shower room and wc and separate toilet giving easy access to the exterior.

Garden Level

The integral apartment with 2 bedrooms one bathroom and wc, ideal for teenagers or guests wanting a little independence!

First floor

This is the main sleeping area, with 4 twin bedrooms and 4 bath/shower rooms with wcs.

Two of the rooms have stunning floor-to-ceiling glass picture windows with amazing views of the Antibes coastline.

Outdoor Details

The property has an English style garden with palms and lawn surrounding the mosaic pool, (possibility to heat the pool at an extra charge) which is 10m x 6m and has steps in one corner for easy access with graduated depth.

There are large terraces on the pool level, all with incredible views of the Mediterranean coastline from Antibes to Cap Ferrat.

There are 10 sunbeds available, two round tables with 10 chairs and two parasols available.

A ping-pong table is in the garden for your enjoyment.

There is garage parking for one car, interior parking for 2 cars on the driveway, and exterior parking for two cars.

The villa is secure with an alarm system in the garden.

4kms to Golfe Juan and 6km to central Cannes with: Bakers Cafe/Bar Grocers Super-markets Pharmacies Great choice of cafe-bars and restaurants

4kms to Golf Juan. 6 km to La Croisette with its designer shops, yachts, restaurants and the beach, (6 kms/9 minutes drive). 6km to Port and Quai St. Pierre

Excellent water sports, tennis and golf facilities only minutes away.

Horseriding in St Laurent du Var 20 minutes / 23km. 8km to the lovely harbour and yachts of Antibes 25km to the hillside town of Grasse, famous for its perfumeries. 20km to Nice 30km/30 minutes drive to St Raphael

Arrival & Departure- Changeover day is Saturdays. Arrival at 4pm. Depart at 10am. Late arrival (until 7pm) possible only by prior arrangement. Arrival later than 7pm is not guaranteed and there is an extra charge, please allow as much notice as possible so that the owners can try to accommodate you. Please ensure that when you buy your aeroplane ticket, the flight time will allow for arrival before 9pm at the very latest.

Breakage Deposit: 5000 Euros by cash, transfer or credit card, returned less deductions for any breakages on departure. A taxe de sejour (visitors tax) of currently Euros 1,20 euro per person per night is applicable, to be paid in cash on arrival.

Telephone Line- Telephone is available on demand, but is restricted to incoming and local calls only. Internet access via ADSL and Wi-Fi. Deposit of Euros 100 per week in cash on arrival, to be returned less deduction of phone consumption.

Electricity: Euros 500 per week deposit is required in advance, throughout the year, for utilities. Consumption charged according to meter readings taken at commencement and end of rental. The balance will be returned to the client on departure.

Non-electric Heating: Euros 500 deposit per week is required in advance, throughout the year, for gas. Consumption charged according to meter readings taken at commencement and end of rental. The balance will be returned to the client on departure.

Bedlinen & towels: Bedsheets and towels available to hire at 30 Euros per person per week. Please advise at least a week in advance if required. Please bring your own towels for the beach.

Cleaning: End-of-Stay cleaning charge: Euros 400 cash, payable on arrival. You are requested to leave the house tidy, empty the fridge/freezer and all bins (internal and external) and strip the beds. If the house is left in an unacceptable state, further monies may be retained from the breakages deposit. Maid service during your stay available - please contact us for hourly rates.

Pets- Pets are not allowed.

Max party size- 14/14

The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 14. The rent is for up to 14 People.

Fire: This is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Only light BBQs in the area designated for this purpose.

Swimming pool Safety: The owner is not responsible for any bodily injury next to or in the swimming pool. Children must be surveyed at all times. There is the possibility to heat the pool for a supplementary charge (subject to outside air temperatures) on prior request.
