L'Atelier, recently restored to a high standard, is close to all that the Charente-Maritime has to offer- the vast beaches north of Royan and the coastal resort of La Palmyre are just 30 minutes away. More close to home there are superb restaurants a short drive away or you can walk or cycle just two miles to the nearby village where you will find a very good restaurant, a boulangerie and a general stores. The nearby town of Gemozac has all amenities including a good supermarket, the Lion D'Or restaurant and an outdoor swimming pool, and a 20 minute drive will take you to Jonzac where you will find the luxurious Antilles de Jonzac, a tropical lagoon complex for both indoor and outdoor family fun - www.lesantillesdejonzac.com.
Golf - The south Charente-Maritime is ideal for golfers-there are three excellent 18 hole golf courses and one 9 hole within 20 to 30 minutes of Gémozac connected by the N141/N150 roads. To the west on the coast at Royan is Golf de Royan, www.golf-de-royan.com at 7 Avenue Palmyre, 17420 St. Palais sur Mer, 0033.(0)5.46.23.16.24. To the east there is Golf de Saintes Rouyer Guillet, La Grange, 43 Route Golf, 17100 Fontcouverte, 0033.(0)5.46.74.27.61, and then further east near Cognac there is Golf du Cognac at 2 Rue Maurie, St. Brice, 0033(0)5.45.32.18.17. At Montendre is the nine hole course, Golf Club de Montendre, Route d' Honda, 17130 Montendre, 0033(0)5.46.49.40.31
The cottage has a light and airy feel to it and features an original working fireplace , staircase and beams. The views from upstairs look out over gardens, fields and ancient village rooftops. The cottage is ideal for both families or couples wishing for relaxation yet with plenty in the surrounding area to see and do during your stay.

The ground floor of the property is tiled throughout and comprises a fully equipped kitchen/dining room with original features, a lounge with the addition of new comfortable seating and a new 32" screen tv for 2012. there is a small utility cupboard with washing machine and new larger ironing facilities for 2012. There is a downstairs WC and a lobby area for coats and shoes. The house is heated in winter by very efficient electric storage heaters and a magnificent log fire in the kitchen/diner. Upstairs has original wooden floorboards throughout the landing and the two bedrooms, one of which has a double bed, the other, a sunny double aspect room, has a double and a single with another pull-out single underneath. The bedrooms both have large walk-in wardrobes with ample room for storage. The bathroom comprises a corner bath with shower, a twin-basin vanity unit and heated towel rail. A stairgate is also provided at the top of the winding wooden staircase.

The property has a lovely symmetrical frontage with wooden shutters to all windows. The private walled garden comprises two small lawned areas with shrubs and climbers, a new patio area for 2012 for al-fresco dining and a newly planted arbour with shaded seating. There is a gated drive-way for off -street parking. The small garden shed with its original red roof tiles contains a table and chairs, deckchairs, a barbecue and two bicycles for visitors use.
Conditions
. Refundable security deposit to cover breakages/excessive cleaning costs of £150.00 to be included with 50% of rental fee due six weeks before your stay to secure booking. Bookings made within six weeks of rental date to be paid in full, together with refundable security deposit. Security deposit returned within two weeks of your departure (subject to satisfactory property inspection).
The original staircase is short but fairly steep and winding and quite narrow and therefore may not be suitable for the very infirm or children under 5.

The Charente-Maritime is situated on the south-west coast of France and enjoys the long hot summers and very mild winters so necessary for the production of the fine grapes used to make the wonderful wines of the Bordeaux region and the Cognac and Pineau, local specialities. In fact the area has the second highest number of hours of sunshine in France, second only to the area on the Mediterranean. (It is known locally as the "Western Mediterranean"!)
There are many places of historic interest in the area including the principal town Saintes, which dates back to Roman times and boasts a fine amphitheatre and the Arc de Germanicus dating from 18AD. Probably the most important feature of Saintes is the Charente River which flows through the town on its 360km journey from its source, passing through the towns of Angouleme, Cognac, Saintes, Rochefort and finally to the Atlantic. Cognac is about 30 minutes from the cottage where you can explore the Hennessey factory and amble along the pretty cobbled streets, or you can spend the day at St Emilion, sampling the famous fine wines of the locality. Both the thriving cities of La Rochelle and Bordeaux are an hour away on the A10.
The Gemozac area
The cottage lies on the edge of a small hamlet, 15 minutes rom the Gironde Estuary with beautiful sandy beaches at Meschers and St Georges de Didonne. It is within easy reach of over 300 miles of coastline, spectacular sandy beaches backed by pine forests and lively resorts. La Rochelle, Royan and the islands of Oleron, Aix and Re provide year round interest and both Oleron and the beaches north of Royan have superb surfing beaches. A must-see is the pretty village of Talmont which lies on the Estuary, where cars are banned and the cobbled streets are lined with artisan shops and hollyhocks! A little closer to home you can walk or cycle the quiet lanes through the vineyards and fields of sunflowers. There are many activities available locally including golf (there are many golf courses in the area including the excellent 18 holf courses at Fontcouverte), watersports and horse-riding and during the spring and summer the area hosts many fetes and festivals. There are 4 tennis courts and an open-air swimming pool at Gemozac and 20 minutes away at Jonzac you will find Les Antilles de Jonzac (www.lesantillesdejonzac.com), a fabuous tropical lagoon (both indoor and outdoor) for family fun.
There is a wide choice of restaurants and bars within easy reach, the estuary fishing villages at Mortagne and Port Maubert both have excellent seafood restaurants, or for fine dining in superb surroundings try the Moulin de la Valle de Seune at Mosnac or La Roze on the Gemozac road to Pons. Or for cooking up something special on a summer's evening why not try the local markets, particularly at Cozes which is held in the ancient marketplace. Here you will find fresh fruit and vegetables, cheeses, meat and plenty of the local seafood. Saintes also has street markets twice a week and on the first Monday of each month the entire boulevard section of the town is closed for a large street market. 10 minutes from the cottage, Gemozac has an excellent supermarket (with a very good fish stall), boulangeries, charcuteries, a post office, 2 petrol stations and all the usual amenities, including good restaurants and a take-away pizzeria.

St Germain du Seudre is easily accessed in a hour from either La Rochelle or Bordeaux airports (served by Ryanair, Easyjet, Flybe etc) or Poitiers and Bergerac airports are about two hours away - you can hire a car at the airport or book online in advance on one of the many cheap car hire websites.
By car it is an easy journey from the main ferry ports, (about five hours from St Malo or Caen, served by Brittany Ferries), along the autoroutes, getting off at Junction 36 of the A10. Driving from Calais or Boulogne takes about 8 hours and we would recommend an overnight stay as you leisurely make your way down to the sun, but it is possible to do it in a day!

Just to say thank you for our stay in your lovely house. We had a really relaxing week meandering around the countryside and had some lovely walks along the cote sauvage and in some of the local towns. Your house is lovely and so well equipped - it was our first holiday with our five month old and the house was perfect for us. Each evening we cooked at home and were a bit adventurous with cooking seafood (mussels, scallops etc)! The countryside was looking really beautiful and we both enjoyed the peacefulness.
